Norwalk CT Single Family and Condominium Sale Details for July 2012

There were 63 single family home sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of July, 2012.


The average sales price was $584,635 and the average market time was 97 days.
Total closed Sales Volume for the month of July 2012 was $36,832,040


There were 24 condominium sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of July, 2012.


The average sales price was $2148,291 and the average market time was 131 days.
Total closed Condominium  Sales Volume for the month of July 2012 was $5,959,001.

Norwalk CT Real Estate Market Report Week of August 7, 2012

NORWALK CT HOMES: There are now 435 homes that are actively on the market. The currently available homes have been on the market an average of 121 days and are listed at an average price of $771,230, and the median list price in Norwalk is now $428,450

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $135,000.

Twenty new listings came on the market this week, and two homes came back on the market after being under deposit. There were 15 properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $468,020.

TOWNWIDE PENDINGS: There are 78 properties scheduled to close, and their average price is $430,826.

CLOSINGS:  Seventeen single family homes were reported as sold in the last seven days. These homes had an average list price of $482,424 and were on the market an average of 121 days. There were 101 status changes in the last week.

NORWALK CT CONDOS: The 207 condominiums that are available in Norwalk are listed at an average price of $306,711 and have been on the market an average of 136 days. The median price of a condo in Norwalk is $219,700. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

There were 14 new listings this week, and no homes came back on the market after being under deposit. There were two properties that had a price change. In the last week, four properties went into CTS status, and six properties went into pending status. Their average list price was $188,517.

TOWNWIDE PENDINGS: There are 36 properties scheduled to close, and their average price is $226,519.

CLOSINGS: There were nine condominiums that were reported as closed in the last week, and they were listed on average at $257,211.  Average market time was 171 days. There were 52 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 157 homes or apartments available. The median monthly price is $1,687 and the average price is $2,320 per month. These year round rental opportunities have been on the market an average of 39 days.

There are just two seasonal rentals available at this time, and are listed on average at $6,750. The median price is $6,750, and  average market  time is 57 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Real Estate Market Report Week of July 31, 2012

NORWALK CT HOMES: There are now 436 homes that are actively on the market. The currently available homes have been on the market an average of 121 days and are listed at an average price of $769,211, and the median list price in Norwalk is now $429,000

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $145,000.

Eighteen new listings came on the market this week, and three homes came back on the market after being under deposit. There were 14 properties that had a price change. Fifteen properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $386,580.

TOWNWIDE PENDINGS: There are 83 properties scheduled to close, and their average price is $434,913.

CLOSINGS:  Twenty-six single family homes were reported as sold in the last seven days. These homes had an average list price of $579,242 and were on the market an average of 89 days. There were 98 status changes in the last week.

NORWALK CT CONDOS: The 211 condominiums that are available in Norwalk are listed at an average price of $309,161 and have been on the market an average of 141 days. The median price of a condo in Norwalk is $217,500. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

There were ten new listings this week, and one home came back on the market after being under deposit. There were seven properties that had a price change. In the last week, seven properties went into CTS status, and six properties went into pending status. Their average list price was $224,333.

TOWNWIDE PENDINGS: There are 38 properties scheduled to close, and their average price is $250,667.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $285,667.  Average market time was 153 days. There were 49 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 134 homes or apartments available. The median monthly price is $1,950 and the average price is $2,343 per month. These year round rental opportunities have been on the market an average of 50 days.

There are five seasonal rentals available at this time, and are listed on average at $11,100. The median price is $8,000, and  average market  time is 49 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Real Estate Market Report Week of July 24, 2012

 NORWALK CT HOMES: There are now 431 homes that are actively on the market. The currently available homes have been on the market an average of 121 days and are listed at an average price of $784,268, and the median list price in Norwalk is now $437,000

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $114,500.

Seven new listings came on the market this week, and four homes came back on the market after being under deposit. There were 20 properties that had a price change. Twenty properties have gone under the initial deposit stage, which we call CTS, and 16 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $433,272.

TOWNWIDE PENDINGS: There are 98 properties scheduled to close, and their average price is $476,886.

CLOSINGS:  Nineteen single family homes were reported as sold in the last seven days. These homes had an average list price of $565,417 and were on the market an average of 74 days. There were 97 status changes in the last week.

NORWALK CT CONDOS: The 212 condominiums that are available in Norwalk are listed at an average price of $307,233 and have been on the market an average of 143 days. The median price of a condo in Norwalk is $222,000. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

 NORWALK CT HOMES: There are now 438 homes that are actively on the market. The currently available homes have been on the market an average of 116 days and are listed at an average price of $774,253, and the median list price in Norwalk has edged up slightly again to $442,000.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Seventeen new listings came on the market this week, and two homes came back on the market after being under deposit. There were 20 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $423,364.

TOWNWIDE PENDINGS: There are 108 properties scheduled to close, and their average price is $488,745.

CLOSINGS:  Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $638,075 and were on the market an average of 121 days. There were 101 status changes in the last week.

NORWALK CT CONDOS: The 215 condominiums that are available in Norwalk are listed at an average price of $305,883 and have been on the market an average of 140 days. The median price of a condo in Norwalk is $217,500. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.
