Norwalk CT Real Estate Market Report Week of July 10, 2012

 NORWALK CT HOMES: There are now 438 homes that are actively on the market. The currently available homes have been on the market an average of 116 days and are listed at an average price of $774,253, and the median list price in Norwalk has edged up slightly again to $442,000.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Seventeen new listings came on the market this week, and two homes came back on the market after being under deposit. There were 20 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $423,364.

TOWNWIDE PENDINGS: There are 108 properties scheduled to close, and their average price is $488,745.

CLOSINGS:  Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $638,075 and were on the market an average of 121 days. There were 101 status changes in the last week.

NORWALK CT CONDOS: The 215 condominiums that are available in Norwalk are listed at an average price of $305,883 and have been on the market an average of 140 days. The median price of a condo in Norwalk is $217,500. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

There were six new listings this week, and three homes came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, two properties went into CTS status, and nine properties went into pending status. Their average list price was $296,089.

TOWNWIDE PENDINGS: There are 41 properties scheduled to close, and their average price is $250,387.

CLOSINGS: There were four condominiums that were reported as closed in the last week, and they were listed on average at $281,950.  Average market time was 161 days. There were 41 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 151 homes or apartments available. The median monthly price is $1,710 and the average price is $2,277 per month. These year round rental opportunities have been on the market an average of 39 days.

There are six seasonal rentals available at this time, and are listed on average at $11,416. The median price is $8,250, and  average market  time is 32 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.
