Norwalk CT Real Estate Report Week of September 17, 2012

NORWALK CT HOMES: The market is improving  here in Norwalk! There are now just 361 homes that are  on the market. The currently available homes have been on the market an average of 124 days and a *cumulative market time of 203 days, and are listed at an average price of $793,643, and the median list price in Norwalk is now $519,900

The highest priced home for sale in the city is listed at $7,800,000 and the lowest priced home available is $119,900.

Twenty-nine new listings came on the market this week, and five homes came back on the market after being under deposit. There were 27 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $405,309.

TOWNWIDE PENDINGS: There are 53 homes under the initial stage of deposit (which we call CTS), and another 82 properties that are scheduled to close, with an  average price of $426,583.

CLOSINGS:  Five single family homes were reported as sold in the last seven days. These homes had an average list price of $392,560 and were on the market an average of 60 days. There were 109 status changes in the last week.

NORWALK CT CONDOS: The 182 condominiums that are available in Norwalk are listed at an average price of $312,509 and have been on the market an average of 130 days, with a *cumulative market time of 299 days. The median price of a condo in Norwalk is $242,450. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $64,000.

There were ten new listings this week, and three homes came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, four properties went into CTS status, and six properties went into pending status. Their average list price was $272,833.

TOWNWIDE PENDINGS: There are 15 properties in CTS status, and 38 pended properties scheduled to close. Their average price is $267,792.

CLOSINGS: There were two condominiums that were reported as closed in the last week, and they were listed on average at $174,450.  Average market time was 82 days. There were 42 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 160 homes or apartments available. The median monthly price is $1,800 and the average price is $2,261 per month. These year round rental opportunities have been on the market an average of 40 days.

There are four seasonal rentals available at this time, and are listed on average at $7,563. The median price is $8,000, and  average market  time is 47 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Single Family and Condominium Sale Details for August 2012

There were 49 single family home sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of August, 2012. The smallest home that sold was 824 square feet, and the largest was 3,428 square feet.  



The average sales price was $457,456 and the average market time was 112 days.
Total closed Sales Volume for the month of August 2012 was $22,415,350


There were 19 condominium sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of August, 2012. The smallest home that sold was 630 square feet, and the largest was 1,960 square feet.  



The average sales price was $246,021 and the average market time was 145 days.
Total closed Condominium  Sales Volume for the month of July 2012 was $4,674,400.

Norwalk CT Real Estate Market Report Week of August 28, 2012

NORWALK CT HOMES: The market is improving  here in Norwalk! There are now just 372 homes that are  on the market. The currently available homes have been on the market an average of 127 days and a *cumulative market time of 202 days, and are listed at an average price of $801,719, and the median list price in Norwalk is now $529,000

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $135,000.

Thirteen new listings came on the market this week, and five homes came back on the market after being under deposit. There were 27 properties that had a price change. Eighteen properties have gone under the initial deposit stage, which we call CTS, and 20 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $525,915.

TOWNWIDE PENDINGS: There are 43 homes under the initial stage of deposit (which we call CTS), and another 90 properties that are scheduled to close, with an  average price of $447,757.

CLOSINGS:  Ten single family homes were reported as sold in the last seven days. These homes had an average list price of $667,490 and were on the market an average of 155 days. There were 100 status changes in the last week.

NORWALK CT CONDOS: The 184 condominiums that are available in Norwalk are listed at an average price of $299,691 and have been on the market an average of 137 days, with a *cumulative market time of 301 days. The median price of a condo in Norwalk is $244,950. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $64,000.

NORWALK CT HOMES: The market is improving  here in Norwalk! There are now 423 homes that are  on the market, and 49 of those homes are under the initial stage of deposit. The currently available homes have been on the market an average of 122 days and are listed at an average price of $802,364, and the median list price in Norwalk is now $529,000

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $135,000.

Fourteen new listings came on the market this week, and eight homes came back on the market after being under deposit. There were 20 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 21 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $493,352.

TOWNWIDE PENDINGS: There are 49 homes under the initial stage of deposit (which we call CTS), and another 86 properties that are scheduled to close, with an  average price of $493,352.

CLOSINGS:  Seven single family homes were reported as sold in the last seven days. These homes had an average list price of $401,814 and were on the market an average of 123 days. There were 101 status changes in the last week.

NORWALK CT CONDOS: The 210 condominiums that are available in Norwalk are listed at an average price of $304,350 and have been on the market an average of 132 days. The median price of a condo in Norwalk is $249,900. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

There were 11 new listings this week, and no homes came back on the market after being under deposit. There were nine properties that had a price change. In the last week, six properties went into CTS status, and five properties went into pending status. Their average list price was $282,500.

TOWNWIDE PENDINGS: There are 20 properties in CTS status, and 35 pended properties scheduled to close. Their average price is $228,300.

CLOSINGS: There were four condominiums that were reported as closed in the last week, and they were listed on average at $218,250.  Average market time was 183 days. There were 40 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 130 homes or apartments available. The median monthly price is $1,925 and the average price is $2,319 per month. These year round rental opportunities have been on the market an average of 41 days.

NORWALK CT HOMES: There are now 430 homes that are  on the market, and 50 of those homes are under the initial stage of deposit. The currently available homes have been on the market an average of 115 days and are listed at an average price of $777,952, and the median list price in Norwalk is now $531,950

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $135,000.

Twenty new listings came on the market this week, and four homes came back on the market after being under deposit. There were 18 properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $440,421.

TOWNWIDE PENDINGS: There are 84 properties scheduled to close, and their average price is $423,482.

CLOSINGS:  Fourteen single family homes were reported as sold in the last seven days. These homes had an average list price of $430,764 and were on the market an average of 90 days. There were 78  status changes in the last week.
