Norwalk Single Family and Condominium Sale Details for June 2012

There were 61 single family home sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of June, 2012.


The average sales price was $514,386 and the average market time was 113 days.
Total closed Sales Volume for the month of June 2012 was $31,377,550


There were 21 condominium sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of June, 2012.


The average sales price was $219,828 and the average market time was 176 days.
Total closed Condominium  Sales Volume for the month of June 2012 was $4,616,400.

Norwalk CT Real Estate Market Report Week of July 3, 2012

NORWALK CT HOMES:  There continues to be a slight improvement in the market over the last few weeks. There are now 453 homes that are actively on the market. The currently available homes have been on the market an average of 108 days and are listed at an average price of $753,648, and the median list price in Norwalk has edged up slightly to $437,500.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Twenty-four new listings came on the market this week, and five homes came back on the market after being under deposit. There were 14 properties that had a price change. Twenty properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $443,003.

TOWNWIDE PENDINGS: There are 92 properties scheduled to close, and their average price is $529,423.

CLOSINGS:  Twenty-four single family homes were reported as sold in the last seven days. These homes had an average list price of $574,258 and were on the market an average of 110 days. There were 129 status changes in the last week.

NORWALK CT CONDOS: The 217 condominiums that are available in Norwalk are listed at an average price of $314,895 and have been on the market an average of 134 days. The median price of a condo in Norwalk is $224,250. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

There were six new listings this week, and one home came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, ten properties went into CTS status, and seven properties went into pending status. Their average list price was $259,000.

TOWNWIDE PENDINGS: There are 38 properties scheduled to close, and their average price is $227,092.

CLOSINGS: There were five condominiums that were reported as closed in the last week, and they were listed on average at $244,760.  Average market time was 144 days. There were 53 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 143 homes or apartments available. The median monthly price is $1,675 and the average price is $2,393 per month. These year round rental opportunities have been on the market an average of 37 days.

There are six seasonal rentals available at this time, and are listed on average at $13,083. The median price is $8,250, and  average market  time is 18 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Real Estate Market Update Week of June 26, 2012

 NORWALK CT HOMES:  There has been a slight improvement in the market over the last few weeks. Let's hope it continues. There are now 455 homes that are actively on the market. The currently available homes have been on the market an average of 110 days and are listed at an average price of $757,011, and the median list price in Norwalk remains at $429,450.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Nineteen new listings came on the market this week, and one home came back on the market after being under deposit. There were 23 properties that had a price change. Fifteen properties have gone under the initial deposit stage, which we call CTS, and 16 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $524,238.

TOWNWIDE PENDINGS: There are 103 properties scheduled to close, and their average price is $550,650.

CLOSINGS:  Sixteen single family homes were reported as sold in the last seven days. These homes had an average list price of $468,125 and were on the market an average of 121 days. There were 101 status changes in the last week.

NORWALK CT CONDOS: The 222 condominiums that are available in Norwalk are listed at an average price of $316,312 and have been on the market an average of 132 days. The median price of a condo in Norwalk is $230,000. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $53,000.

TOWNWIDE PENDINGS: There are 38 properties scheduled to close, and their average price is $217,531.

CLOSINGS: There were four condominiums that were reported as closed in the last week, and they were listed on average at $222,750.  Average market time was 166 days. There were 53 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 149 homes or apartments available. The median monthly price is $1,650 and the average price is $2,266 per month. These year round rental opportunities have been on the market an average of 39 days.

There are two seasonal rentals available at this time, and are listed on average at $7,500. The median price is $7,500, and  average market  time is 34 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

The currently available homes have been on the market an average of 110 days and are listed at an average price of $750,648, and the median list price in Norwalk is $429,450.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Sixteen new listings came on the market this week, and one home came back on the market after being under deposit. There were 21 properties that had a price change. Twenty-nine properties have gone under the initial deposit stage, which we call CTS, and 21 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $597,629.

TOWNWIDE PENDINGS: There are 105 properties scheduled to close, and their average price is $536,620.

CLOSINGS: Twenty-one single family homes were reported as sold in the last seven days. These homes had an average list price of $584,081 and were on the market an average of 94 days. There were 121 status changes in the last week.

NORWALK CT CONDOS: The 225 condominiums that are available in Norwalk are listed at an average price of $316,312 and have been on the market an average of 130 days. The median price of a condo in Norwalk is $230,000. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $44,000.

There were nine new listings this week, and one home came back on the market after being under deposit. There were 14 properties that had a price change. In the last week, seven properties went into CTS status, and six properties went into pending status. Their average list price was $197,217.

TOWNWIDE PENDINGS: There are 36 properties scheduled to close, and their average price is $216,163.

CLOSINGS: There were five condominiums that were reported as closed in the last week, and they were listed on average at $218,700.  Average market time was 173 days. There were 50 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 142 homes or apartments available. The median monthly price is $1,647 and the average price is $2,246 per month. These year round rental opportunities have been on the market an average of 39 days.

Twenty-two properties have gone under the initial deposit stage, which we call CTS, and 28 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $533,918.

TOWNWIDE PENDINGS: There are 106 properties scheduled to close, and their average price is $519,865.

CLOSINGS: Ten single family homes were reported as sold in the last seven days. These homes had an average list price of $712,620 and were on the market an average of 119 days. There were 120 status changes in the last week.

NORWALK CT CONDOS: The 224 condominiums that are available in Norwalk are listed at an average price of $310,208 and have been on the market an average of 131 days. The median price of a condo in Norwalk is $229,450. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $35,000.

There were nine new listings this week, and no homes came back on the market after being under deposit. There were six properties that had a price change. In the last week, ten properties went into CTS status, and four properties went into pending status. Their average list price was $239,750.

TOWNWIDE PENDINGS: There are 37 properties scheduled to close, and their average price is $222,662.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $227,300.  Average market time was 265 days. There were 44 status changes for the week.
