Norwalk CT Real Estate Market Update Week of June 5, 2012

NORWALK CT HOMES:   There are now 462 homes that are actively on the market. The currently available homes have been on the market an average of 105 days and are listed at an average price of $735,080, and the median list price in Norwalk is $428,950.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $104,900.

Twenty-five new listings came on the market this week, and four homes came back on the market after being under deposit. There were 20 properties that had a price change. Twenty-four properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $520,840.

TOWNWIDE PENDINGS: There are 93 properties scheduled to close, and their average price is $529,994.

CLOSINGS: Fourteen single family homes were reported as sold in the last seven days. These homes had an average list price of $469,414 and were on the market an average of 111 days. There were 122 status changes in the last week.

NORWALK CT CONDOS: The 222 condominiums that are available in Norwalk are listed at an average price of $309,310 and have been on the market an average of 133 days. The median price of a condo in Norwalk is $230,200. The highest priced condominium for sale in the city is listed at $2,595,000 and the lowest priced condo available is $35,500.

There were nine new listings this week, and one home came back on the market after being under deposit. There were nine properties that had a price change. In the last week, seven properties went into CTS status, and eight properties went into pending status. Their average list price was $193,225.

TOWNWIDE PENDINGS: There are 40 properties scheduled to close, and their average price is $221,084.

CLOSINGS: There were eight condominiums that were reported as closed in the last week, and they were listed on average at $301,538.  Average market time was 182 days. There were 52 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 133 homes or apartments available. The median monthly price is $1,647 and the average price is $2,174 per month. These year round rental opportunities have been on the market an average of 30 days.

There are four seasonal rentals available at this time, and are listed on average at $8,175. The median price is $5,600, and  average market  time is 24 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures

Norwalk CT Real Estate Market Update Week of May 28, 2012

NORWALK CT HOMES:   There are now 463 homes that are actively on the market. The currently available homes have been on the market an average of 106 days and are listed at an average price of $741,077, and the median list price in Norwalk is $429,500.

The highest priced home for sale in the city is listed at $5,750,000 and the lowest priced home available is $108,900.

Thirteen new listings came on the market this week, and four homes came back on the market after being under deposit. There were nine properties that had a price change. Seventeen  properties have gone under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $451,717.

TOWNWIDE PENDINGS: There are 91 properties scheduled to close, and their average price is $519,054.

CLOSINGS: Nine single family homes were reported as sold in the last seven days. These homes had an average list price of $434,600 and were on the market an average of 72 days. There were 71 status changes in the last week.

NORWALK CT CONDOS: The 222 condominiums that are available in Norwalk are listed at an average price of $295,582 and have been on the market an average of 135 days. The median price of a condo in Norwalk is $227,450. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

There were five new listings this week, and one home came back on the market after being under deposit. There were four properties that had a price change. In the last week, seven properties went into CTS status, and five properties went into pending status. Their average list price was $236,540.

TOWNWIDE PENDINGS: There are 40 properties scheduled to close, and their average price is $236,347.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $273,900.  Average market time was 129 days. There were 33  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 142 homes or apartments available. The median monthly price is $1,625 and the average price is $2,091 per month. These year round rental opportunities have been on the market an average of 37 days.

There are five seasonal rentals available at this time, and are listed on average at $9,080. The median price is $5,700, and  average market  time is 27 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures

Norwalk CT Real Estate Market Report Week of May 22, 2012

NORWALK CT HOMES:  The Norwalk market remains uncertain, even in the traditional spring market. The concern is the amount of home sales that continue to fall through.  There are now 458 homes that are actively on the market. The currently available homes have been on the market an average of 106 days and are listed at an average price of $729,058, and the median list price in Norwalk is $429,450.

The highest priced home for sale in the city is listed at $5,395,000 and the lowest priced home available is $108,900.

Sixteen new listings came on the market this week, and five homes came back on the market after being under deposit. There were 18 properties that had a price change. Twenty-one  properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $394,000.

TOWNWIDE PENDINGS: There are 92 properties scheduled to close, and their average price is $514,182.

CLOSINGS: Ten single family homes were reported as sold in the last seven days. These homes had an average list price of $1,245,890 and were on the market an average of 61 days. There were 102 status changes in the last week.

NORWALK CT CONDOS: The 225 condominiums that are available in Norwalk are listed at an average price of $296,231 and have been on the market an average of 132 days. The median price of a condo in Norwalk is $224,950. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

There were 12 new listings this week, and no homes came back on the market after being under deposit. There were nine properties that had a price change. In the last week, 13 properties went into CTS status, and nine properties went into pending status. Their average list price was $216,200.

TOWNWIDE PENDINGS: There are 39 properties scheduled to close, and their average price is $238,874.

CLOSINGS: There were three condominiums that were reported as closed in the last week, and they were listed on average at $292,500.  Average market time was 127 days. There were 53  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 148 homes or apartments available. The median monthly price is $1,675 and the average price is $2,149 per month. These year round rental opportunities have been on the market an average of 37 days.

The currently available homes have been on the market an average of 106 days and are listed at an average price of $722,732, and the median list price in Norwalk is $426,938.

The highest priced home for sale in the city is listed at $5,395,000 and the lowest priced home available is $108,900.

Twenty-nine new listings came on the market this week, and three homes came back on the market after being under deposit. There were 14 properties that had a price change. Twenty-seven  properties have gone under the initial deposit stage, which we call CTS, and  15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $606,247.

TOWNWIDE PENDINGS: There are 83 properties scheduled to close, and their average price is $630,586.

CLOSINGS: Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $868,050 and were on the market an average of 109 days. There were 116 status changes in the last week.

NORWALK CT CONDOS: The 220 condominiums that are available in Norwalk are listed at an average price of $288,852 and have been on the market an average of 136 days. The median price of a condo in Norwalk is $217,499. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

The currently available homes have been on the market an average of 107 days and are listed at an average price of $701,475, and the median list price in Norwalk is $428,938.

The highest priced home for sale in the city is listed at $4,650,000 and the lowest priced home available is $108,900.

Eighteen new listings came on the market this week, and four homes came back on the market after being under deposit. There were twenty-three properties that had a price change. Twenty-eight  properties have gone under the initial deposit stage, which we call CTS, and  22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $533,432.

TOWNWIDE PENDINGS: There are 84 properties scheduled to close, and their average price is $654,934.

CLOSINGS: Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $696,175 and were on the market an average of 137 days. There were 119 status changes in the last week.

NORWALK CT CONDOS: The 223 condominiums that are available in Norwalk are listed at an average price of $288,367 and have been on the market an average of 132 days. The median price of a condo in Norwalk is $217,400. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

There were 11 new listings this week, and one home came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, nine properties went into CTS status, and seven properties went into pending status. Their average list price was $266,486.

TOWNWIDE PENDINGS: There are 31 properties scheduled to close, and their average price is $245,254.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $307,933.  Average market time was 109 days. There were 56  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 145 homes or apartments available. The median monthly price is $1,625 and the average price is $2,218 per month. These year round rental opportunities have been on the market an average of 43 days.
