Southport CT Housing and Real Estate Market Report Week of 12/24/13

The median list price is fairly steady at $1,275,000. As of this morning, there are 39 homes are now actively been on the market,  for an average of 164 days, and an average *cumulative market time of 333 days, and they are listed at an average price of $1,813,992.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $395,000.

Three new listings came on the market this week, and one home came back on the market after being under deposit. There were no properties that had a price change, and no home has gone under the initial deposit stage, which we call CTS. No property went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are three homes currently under the beginning stage of deposit ( CTS status) , and  four homes  scheduled to close, that have an average list price of $598,250.

CLOSINGS: There was one closing reported in the past week, and the home was listed  at $3,750,000.  There were seven status changes in the last seven days.

Fairfield CT Housing and Real Estate Market Report Week of 12/17/13

There was another  drop in inventoyr from last week, and there are currently 314 homes that are actively on the market, and the median list price in Fairfield is now $764,000. These homes have been available an average of 140 days, with  an *average cumulative market time of 218 days, and are listed at an average price of $1,547,012. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Fourteen new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were nine properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and  nine  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $742,856.


TOWNWIDE DEPOSITS:  There are 41 homes currently in CTS status, and an additional 67 properties that are scheduled to close with an average price of $780,370.

CLOSINGS: Twenty-one properties were reported as sold this past week, and they had an average list price of $864,717 with an average market time of 76 days. There were  just 96 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 35 condos that are available is $459,000.  These properties have been listed an average of 104 days, with a cumulative market time of 182 days, and have an average price of $509,366. The highest list price for a condo in town is $1,395,000 and the lowest priced condominium available is $229,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. Two properties had a price change. In the last week, four properties went into CTS status, and two properties  went into pending status. Their average listing price was $722,450.

TOWNWIDE DEPOSITS: There are eight properties in the  initial stage of deposit, and an additional six properties scheduled to close, and their average price is $538,950.

CLOSINGS: Two properties were reported as closed in the last week, and were isted on average at $392,450. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 85  homes or apartments available. The median monthly price is $2,450 and the average price is $3,218 per month. These year round rental opportunities have been on the market an average of 66 days.

There are 13 seasonal  rentals available throughout Fairfield that have been on the market an average of 80 days, and at an average price of $6,254.  The median price of both furnished and unfurnished seasonal rentals is $5,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $395,000.

Fairfield CT Housing and Real Estate Market Report Week of 12/10/13

There was a 6.5 percent drop in inventor from last week, and there are currently 325 homes that are actively on the market, and the median list price in Fairfield is now $779,999. These homes have been available an average of 137 days, with  an *average cumulative market time of 208 days, and are listed at an average price of $1,554,623. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $229,500.

Seven new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were  17 properties that had a price change. Sixteen properties have gone under the initial deposit stage, which we call CTS, and  14  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $615,479.


TOWNWIDE DEPOSITS:  There are 46 homes currently in CTS status, and an additional 75 properties that are scheduled to close with an average price of $1,344,566.

CLOSINGS: Seventeen properties were reported as sold this past week, and they had an average list price of $609,694 with an average market time of 109 days. There were  just 100 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $474,500.  These properties have been listed an average of 105 days, with a cumulative market time of 182 days, and have an average price of $512,765. The highest list price for a condo in town is $1,395,000 and the lowest priced condominium available is $229,000.

Four new listings came on the market this week, and two homes came back on the market after being under deposit. Four properties had a price change. In the last week, three properties went into CTS status, and two properties  went into pending status. Their average listing price was $272,400.

TOWNWIDE DEPOSITS: There are eight properties in the  initial stage of deposit, and an additional six properties scheduled to close, and their average price is $425,400.

CLOSINGS: Three properties were reported as closed in the last week, adn were isted on average at $505,633. There were 18 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 87  homes or apartments available. The median monthly price is $2,450 and the average price is $3,245 per month. These year round rental opportunities have been on the market an average of 64 days.

There are 13 seasonal  rentals available throughout Fairfield that have been on the market an average of 73 days, and at an average price of $6,254.  The median price of both furnished and unfurnished seasonal rentals is $5,500. The median list price remains at $1,287,500. As of this morning, there is an another small drop in inventory, and 36 homes are now actively been on the market,  for an average of 169 days, and an average *cumulative market time of 310 days, and they are listed at an average price of $1,879,883.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $395,000.
