Southport CT Housing and Real Estate Market Report 11/19/13

SOUTHPORT CT HOMES:  Southport's median list price is now at at $1,275,000. As of this morning, there are 43 homes that have actively been on the market for an average of 141 days, and an average *cumulative market time of 316 days, which are listed at an average price of $1,775,616.

 



The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $425,000.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. No properties went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are six homes currently under the beginning stage of deposit ( CTS status) , and 10 homes  scheduled to close, that have an average list price of $1,646,600.

CLOSINGS: There were three closings reported in the past week, and were listed on average at $1,732,300. There were 10 status changes in the last seven days.

Fairfield CT Housing and Real Estate Market Report 11/13/13

FAIRFIELD CT HOMES: There are currently 384 homes that are actively on the market, and the median list price in Fairfield is now $772,000. These homes have been available an average of 12 days, with  an *average cumulative market time of 195 days, and are listed at an average price of $1,464.994. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Twenty new listings came on the market in the past seven days, and three  homes came back on the market after being under deposit. There were 20 properties that had a price change. twelve properties have gone under the initial deposit stage, which we call CTS, and 20 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $810,950.


TOWNWIDE DEPOSITS:  There are 47 homes currently in CTS status, and an additional 90 properties that are scheduled to close with an average price of $1,282,874.

CLOSINGS: Fifteen properties were reported as sold this past week, and they had an average list price of $882,760 with an average market time of 99 days. There were 108 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 38 condos that are available is $447,450.  These properties have been listed an average of 106 days, with a cumulative market time of 184 days, and have an average price of $493,353. The highest list price for a condo in town is $1,395,000 and the lowest priced condominium available is $159,000.


Two  new listings came on the market this week, and no homes came back on the market after being under deposit. Six properties had a price change. In the last week, two properties went into CTS status, and three properties  went into pending status.

TOWNWIDE DEPOSITS: There are  six properties in the  initial stage of deposit, and an additional four properties scheduled to close, and their average price is $430,975.

CLOSINGS: One property was reported as closed in the last week, and was listed  at $317,900. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 98  homes or apartments available. The median monthly price is $2,350 and the average price is $3,134 per month. These year round rental opportunities have been on the market an average of 50 days.

There are 13 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 63 days, and at an average price of $5,562.  The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Housing and Real Estate Market Report Week of  10/7/13

FAIRFIELD CT HOMES: There are currently 411 homes that are actively on the market, and the median list price in Fairfield is now $770,000. These homes have been available an average of 112 days, with  an *average cumulative market time of 176 days, and are listed at an average price of $1,44,983. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $249,000.

Thirty-two  new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 31 properties that had a price change. Eighteen properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $605,443.


TOWNWIDE DEPOSITS:  There are 63 homes currently in CTS status, and an additional 71 properties that are scheduled to close with an average price of $1,283,443.

CLOSINGS: Twenty properties were reported as sold this past week, and they had an average list price of $1,330,815 with an average market time of 83 days. There were 145 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 35 condos that are available is $389,000.  These properties have been listed an average of 119 days, with a cumulative market time of 188 days, and have an average price of $452,706. The highest list price for a condo in town is $1,460,000 and the lowest priced condominium available is $159,000.

Southport CT Weekly Housing and Real Estate Market Report 8/21/13

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,299,000. As of this morning, there are 50 homes that have actively been on the market for an average of 153 days, and an average *cumulative market time of 295 days, which are listed at an average price of $2,056,134.

 



The highest priced home for sale in the Southport area of town is listed at $11,900,000 and the lowest priced available single family home is $579,000.

No new listings came on the market this week, and no home came back on the market after being under deposit. There were four properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied. and were listed on average at $2,048,950.
