Fairfield CT Housing and Real Estate Market Report Week of 4/28/14

Fairfield has officially hit the BUYER/SELLER ACTION ALERT status! Deposit ratios have been movng steadily upwards.

There are currently 421 homes that are actively on the market, and the median list price in Fairfieldhas inched upwards to  $854,900. These homes have been available an average of 108 days, with  an *average cumulative market time of 175 days, and are listed at an average price of $1,462,659. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $195,900.

Forty-three new listings came on the market in the past seven days, and seven homes came back on the market after being under deposit. There were 34 properties that had a price change. Twenty-eight properties have gone under the initial deposit stage, which we call CTS, and 23 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $726,370.


TOWNWIDE DEPOSITS:  There are 81 homes currently in CTS status, and an additional 101 properties that are scheduled to close with an average price of $788,782.

CLOSINGS: Sixteen properties were reported as sold this past week, and they had an average list price of $779,100 with an average market time of 124 days. There were 158 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 48 condos that are available is $534,250.  These properties have been listed an average of 88 days, with a cumulative market time of 106 days, and have an average price of $571,115.

Just two new listings came on the market this week, and two homes came back on the market after being under deposit. Six properties had a price change. In the last week, five properties went into CTS status, and three properties went into pending status.

TOWNWIDE DEPOSITS: There are 11 properties in the  initial stage of deposit, and an additional nine  properties scheduled to close, and their average price is $528,814.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $554,000. There were 19 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 60  homes or apartments available. The median monthly price is $2,625 and the average price is $3,534 per month. These year round rental opportunities have been on the market an average of 61 days.

There are 23 seasonal  rentals available throughout Fairfield that have been on the market an average of 104 days, and at an average price of $5,748.  The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Housing and Real Estate Market Report Week of 3/3/14

Fairfield has officially hit the BUYER/SELLER ACTION ALERT status! Deposit ratios have been movng steadily upwards.

There are currently 333 homes that are actively on the market, and the median list price in Fairfield is fairly steady at $825,000. These homes have been available an average of 131 days, with  an *average cumulative market time of 213 days, and are listed at an average price of $1,550,818. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Thirty-six new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were 25 properties that had a price change. Nineteen properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $1,074591.


TOWNWIDE DEPOSITS:  There are 63 homes currently in CTS status, and an additional 71 properties that are scheduled to close with an average price of $800,839.

CLOSINGS: Nineteen properties were reported as sold this past week, and they had an average list price of $815,005 with an average market time of 134 days. There were 133 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 35 condos that are available is $485,000.  These properties have been listed an average of 103 days, with a cumulative market time of 164 days, and have an average price of $528,794.

Just one new listing came on the market this week, and one home came back on the market after being under deposit. Two properties had a price change. In the last week, two properties went into CTS status, and one property  went into pending status.

TOWNWIDE DEPOSITS: There are seven properties in the  initial stage of deposit, and an additional nine  properties scheduled to close, and their average price is $457,844.

CLOSINGS: No properties were reported as closed in the last week. There were 10 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 78  homes or apartments available. The median monthly price is $2,375 and the average price is $3,059 per month. These year round rental opportunities have been on the market an average of 69 days.

There are 16 seasonal  rentals available throughout Fairfield that have been on the market an average of 44 days, and at an average price of $7,522.  The median price of both furnished and unfurnished seasonal rentals is $5,250. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Housing and Real Estate Market Report Week of 2/19/14

The median list price ihas risen slightly to $1,385,000. As of this morning, there are 32 homes are now actively been on the market,  for an average of 201 days, and an average *cumulative market time of 391 days, and they are listed at an average price of $1,829,528.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $395,000.

No new listings came on the market this week, and no home came back on the market after being under deposit. There were  two properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are 10 homes currently under the beginning stage of deposit ( CTS status), and five homes  scheduled to close, that have an average list price of $1,024,800.

CLOSINGS: There was  one closing reported in the past week, and was listed at $819,000.  There were nine status changes in the last seven days.

Southport CT Housing and Real Estate Market Report Week of 2/11/14

The median list price is now $1,337,500. As of this morning, there are 34 homes are now actively been on the market,  for an average of 186 days, and an average *cumulative market time of 338 days, and they are listed at an average price of $1,742,879.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home s $395,000.

Two new listings came on the market this week, and one home came back on the market after being under deposit. There was one property that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. One property went into Pending status, which means that the conditions have been satisfied.

Fairfield CT Housing and Real Estate Market Report Week of 2/11/14

There are currently 322 homes that are actively on the market, and the median list price in Fairfield is fairly steady at $827,000. These homes have been available an average of 134 days, with  an *average cumulative market time of 209 days, and are listed at an average price of $1,576,726. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $229,900.


Twenty-nine new listings came on the market in the past seven days, and five homes came back on the market after being under deposit. There were 26 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $1,027,073.


TOWNWIDE DEPOSITS:  There are 52 homes currently in CTS status, and an additional 59 properties that are scheduled to close with an average price of $800,839.

CLOSINGS: Eleven properties were reported as sold this past week, and they had an average list price of $737,945 with an average market time of 104 days. There were 104 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $496,950.  These properties have been listed an average of 103 days, with a cumulative market time of 152 days, and have an average price of $513,513.

Five new listings came on the market this week, and no homes came back on the market after being under deposit. One property had a price change. In the last week, two properties went into CTS status, and no properties  went into pending status.
