Southport CT Housing and Real Estate Market Report Week of 2/3/14

The median list price is up slightly  to $1,347,500. As of this morning, there are 34 homes are now actively been on the market,  for an average of 189 days, and an average *cumulative market time of 346 days, and they are listed at an average price of $1,775,059.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home s $395,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit. There were two properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. One property went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are seven homes currently under the beginning stage of deposit ( CTS status) , and  six homes  scheduled to close, that have an average list price of $629,833.

CLOSINGS: There were no closings reported in the past week.  There were nine status changes in the last seven days.

Fairfield CT Housing and Real Estate Market Report 2/3/14

There are currently 315 homes that are actively on the market, and the median list price in Fairfield is up to $829,000. These homes have been available an average of 136 days, with  an *average cumulative market time of 211 days, and are listed at an average price of $1,600,442. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $229,900.


Twenty-three new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were 16 properties that had a price change. Twenty-eight properties have gone under the initial deposit stage, which we call CTS, and eight properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $698,738.


TOWNWIDE DEPOSITS:  There are 52 homes currently in CTS status, and an additional 57 properties that are scheduled to close with an average price of $747,546.

CLOSINGS: Six properties were reported as sold this past week, and they had an average list price of $672,067 with an average market time of 178 days. There were  93 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $496,950.  These properties have been listed an average of 105 days, with a cumulative market time of 171 days, and have an average price of $504,913.

Four new listings came on the market this week, and one home came back on the market after being under deposit. One property had a price change. In the last week, three properties went into CTS status, and two properties  went into pending status. Their average listing price was $236,000.

TOWNWIDE DEPOSITS: There are five properties in the  initial stage of deposit, and an additional seven properties scheduled to close, and their average price is $404,400.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $397,000. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 78  homes or apartments available. The median monthly price is $2,200 and the average price is $3,062 per month. These year round rental opportunities have been on the market an average of 66 days.

There are 16 seasonal  rentals available throughout Fairfield that have been on the market an average of 93 days, and at an average price of $7,034.  The median price of both furnished and unfurnished seasonal rentals is $5,250. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Housing and Real Estate Market Report 1/21/14

Inventory is up signifcantly and there are currently 320 homes that are actively on the market, and the median list price in Fairfield is remaining fairly steady at $749,750. These homes have been available an average of 135 days, with  an *average cumulative market time of 213 days, and are listed at an average price of $1,556,817. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $229,900.


Thirty-seven new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 15 properties that had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and 12   properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $869,258.


TOWNWIDE DEPOSITS:  There are 33 homes currently in CTS status, and an additional 55 properties that are scheduled to close with an average price of $742,913.

CLOSINGS: Six properties were reported as sold this past week, and they had an average list price of $809,483 with an average market time of 124 days. There were  95 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 39 condos that are available is $470,000.  These properties have been listed an average of 102 days, with a cumulative market time of 179 days, and have an average price of $486,031. The highest list price for a condo in town is $895,000 and the lowest priced condominium available is $183,000.

Five new listings came on the market this week, and no homes came back on the market after being under deposit. Two properties had a price change. In the last week, two properties went into CTS status, and two properties  went into pending status. Their average listing price was $370,000.

TOWNWIDE DEPOSITS: There are five properties in the  initial stage of deposit, and an additional seven properties scheduled to close, and their average price is $485,543.

CLOSINGS: Two properties were reported as closed in the last week, and were isted on average at $489,450. There were 15 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 85  homes or apartments available. The median monthly price is $2,400 and the average price is $3,176 per month. These year round rental opportunities have been on the market an average of 66 days.

There are 14 seasonal  rentals available throughout Fairfield that have been on the market an average of 98 days, and at an average price of $7,682.  The median price of both furnished and unfurnished seasonal rentals is $5,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

The median list price is fairly steady at $1,299,999. As of this morning, there are 37 homes are now actively been on the market,  for an average of 179 days, and an average *cumulative market time of 359 days, and they are listed at an average price of $1,845,643.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $275,000.

Four new listings came on the market this week, and no homes came back on the market after being under deposit. There was another  drop in inventory from last week, and there are currently 282 homes that are actively on the market, and the median list price in Fairfield is remaining at $764,000. These homes have been available an average of 149 days, with  an *average cumulative market time of 224 days, and are listed at an average price of $1,591,750. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $161,900.

Fourteen new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were six properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and  five  properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $582,180.


TOWNWIDE DEPOSITS:  There are 37 homes currently in CTS status, and an additional 51 properties that are scheduled to close with an average price of $718,545.

CLOSINGS: Fifteen properties were reported as sold this past week, and they had an average list price of $790,440 with an average market time of 63 days. There were  96 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 32 condos that are available is $454,450.  These properties have been listed an average of 120 days, with a cumulative market time of 195 days, and have an average price of $488,244. The highest list price for a condo in town is $895,000 and the lowest priced condominium available is $229,000.
