Fairfield CT Housing and Real Estate Market Report Week of 12/3/13

There are currently 348 homes that are actively on the market, and the median list price in Fairfield is now $779,500. These homes have been available an average of 134 days, with  an *average cumulative market time of 206 days, and are listed at an average price of $1,521,523. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Ten new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were  four properties that had a price change. Six properties have gone under the initial deposit stage, which we call CTS, and  eight properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $548,850.


TOWNWIDE DEPOSITS:  There are 47 homes currently in CTS status, and an additional 77 properties that are scheduled to close with an average price of $802,534.

CLOSINGS: Six properties were reported as sold this past week, and they had an average list price of $694,667 with an average market time of 259 days. There were  just 57 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 37 condos that are available is $459,000.  These properties have been listed an average of 108 days, with a cumulative market time of 188 days, and have an average price of $507,974. The highest list price for a condo in town is $1,395,000 and the lowest priced condominium available is $229,000.

Two new listings came on the market this week, and two homes came back on the market after being under deposit. three properties had a price change. In the last week, one property went into CTS status, and no properties  went into pending status.

TOWNWIDE DEPOSITS: There are nine properties in the  initial stage of deposit, and an additional six properties scheduled to close, and their average price is $527,633.

CLOSINGS: No properties were reported as closed in the last week. There were seven status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 90  homes or apartments available. The median monthly price is $2,350 and the average price is $3,212 per month. These year round rental opportunities have been on the market an average of 60 days.

There are 15 seasonal  rentals available throughout Fairfield that have been on the market an average of 67 days, and at an average price of $6,587.  The median price of both furnished and unfurnished seasonal rentals is $5,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Housing and Real Estate Market Report Week of 12/4/13

Southport's median list price is now at at $1,287,500. As of this morning, there is an approximate drop in inventory of 10 percent from last week, and 38 homesare now actively been on the market,  for an average of 161 days, and an average *cumulative market time of 319 days, and they are listed at an average price of $1,864,995.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $425,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and one home has gone under the initial deposit stage, which we call CTS. One property went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are four homes currently under the beginning stage of deposit ( CTS status) , and 11 homes  scheduled to close, that have an average list price of $1,368,636.

CLOSINGS: There were no closings reported in the past week.  There were six status changes in the last seven days.

Fairfield CT Housing and Real Estate Market Report 11/28/13

There are currently 353 homes that are actively on the market, and the median list price in Fairfield is now $785,000. These homes have been available an average of 130 days, with  an *average cumulative market time of 206 days, and are listed at an average price of $1,531,852. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Twelve new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were 26 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $695,262.


TOWNWIDE DEPOSITS:  There are 50 homes currently in CTS status, and an additional 77 properties that are scheduled to close with an average price of $812,075.

CLOSINGS:Twenty-two  properties were reported as sold this past week, and they had an average list price of $881,041 with an average market time of 121 days. There were 115 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 33 condos that are available is $459,000.  These properties have been listed an average of 109 days, with a cumulative market time of 199 days, and have an average price of $505,564. The highest list price for a condo in town is $1,359,000 and the lowest priced condominium available is $229,000.

No new listings came on the market this week, and two homes came back on the market after being under deposit. One property had a price change. In the last week, two properties went into CTS status, and two properties  went into pending status.

TOWNWIDE DEPOSITS: There are nine properties in the  initial stage of deposit, and an additional seven properties scheduled to close, and their average price is $513,671.

CLOSINGS: Three properties were reported as closed in the last week, and were listed on average at $311,000. There were 12 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 96  homes or apartments available. The median monthly price is $3,425 and the average price is $3,245 per month. These year round rental opportunities have been on the market an average of 56 days.

There are 14 seasonal  rentals available throughout Fairfield that have been on the market an average of 68 days, and at an average price of $5,629.  The median price of both furnished and unfurnished seasonal rentals is $5,250. Southport CT Housing and Real Estate Market Report 11/27/13

Southport's median list price is now at at $1,299.999. As of this morning, there are 41 homes that have actively been on the market for an average of 151 days, and an average *cumulative market time of 334 days, which are listed at an average price of $1,836.944.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $425,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. There was one property that had a price change, and no homes have gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied.

FAIRFIELD CT HOMES: There are currently 366 homes that are actively on the market, and the median list price in Fairfield is now $798,750. These homes have been available an average of 127 days, with  an *average cumulative market time of 202 days, and are listed at an average price of $1,507,516. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $235,000.

Fourteen new listings came on the market in the past seven days, and two  homes came back on the market after being under deposit. There were 16 properties that had a price change. Nineteen properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $604,391.


TOWNWIDE DEPOSITS:  There are 53 homes currently in CTS status, and an additional 83 properties that are scheduled to close with an average price of $1,301,146.

CLOSINGS: Eighteen properties were reported as sold this past week, and they had an average list price of $927,396 with an average market time of 107 days. There were 105 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 35 condos that are available is $459,000.  These properties have been listed an average of 111 days, with a cumulative market time of 196 days, and have an average price of $505,100. The highest list price for a condo in town is $1,395,000 and the lowest priced condominium available is $229,000.
