Southport CT Housing and Real Estate Market Report 11/19/13

SOUTHPORT CT HOMES:  Southport's median list price is now at at $1,275,000. As of this morning, there are 43 homes that have actively been on the market for an average of 141 days, and an average *cumulative market time of 316 days, which are listed at an average price of $1,775,616.

 



The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $425,000.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. No properties went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are six homes currently under the beginning stage of deposit ( CTS status) , and 10 homes  scheduled to close, that have an average list price of $1,646,600.

CLOSINGS: There were three closings reported in the past week, and were listed on average at $1,732,300. There were 10 status changes in the last seven days.

Fairfield Single Family and Condominium Sale Details for June 2012

There were 77 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of June, 2012.


The average sales price was $669,061 and the average market time was 102 days.
Total closed Sales Volume for the month of April 2012 was $51,517,700

There were 12  condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of  June, 2012.


The average sales price was $328,225 and the average market time was 90 days.
Total closed Condominium  Sales Volume for the month of June 2012 was $3,938,700

Southport CT - Weekly Real Estate Market Statistics Report - October 4, 2011

SOUTHPORT CT HOMES: A lull in activity for Southport continues. The median list price in Southport dropped slightly a few weeks ago to $984,500 and is holding.  As of this morning, there are 62 homes that have actively been on the market for  132 days and are listed at an average price of $2,352,545.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $349,900.  

No new listings came on the market this week, and no homes came back on the market after being under deposit.  There were two properties that had a price change. No property has gone under the initial deposit stage, which we call CTS, and no properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: One single family home sale was reported  sold this past  week, and was listed at $1,229,000. It was on the market for 125 days before it sold. There were three status changes in the last seven days.

Fairfield CT Real Estate Weekly Market report 4/26/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $567,000.  As of this morning, there are 460 homes actively on the market for  108 days and are listed at an average of $1,117,995.  20 new listings came on the market this week, including 4 homes that came back on the market after being under deposit.  There were  8 properties that had a price change. 26 properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- right on par with last week's activity. CLOSINGS: 9 properties sold this past  week, and they had an average price of $496,300, and  were on the market an average of 121 days. There were 97 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $390,400. The  83 condominiums that are available  have been  listed an average of 100 days, and have an average price of $496,396.  7 new listings came on the market this week,  and 1 came back on the market. 1 Property had a price change. In the last week,  2 properties went into CTS status,  and 5 properties went into pending status. No properties closed in the last week. There were 20 status changes for the week.

If you are looking to rent year round, either furnished or unfurnished, there are 105 homes or apartments available. The median monthly price is $1950 and the average price is $3,188 per month. These year round rental opportunities have been on the market an average of 46 days.

Not too many seasonal rentals left around this time of year- there are just 20  available throughout Fairfield that have been on the market an average of 48 days, and at an average price of $10,950 The median  price of both furnished and unfurnished seasonal rentals is $6,900.

Fairfield CT Real Estate Weekly Market report 4/19/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $567,000.  As of this morning, there are 461 homes actively on the market for  106 days and are listed at an average of $1,121,628, and that average is nearly 10% less than last week.  14 new listings came on the market this week, including 2 homes that came back on the market after being under deposit.  There were  25 properties that had a price change. 23 properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- right on par with last week's activity. CLOSINGS: 14 properties sold this past  week, and they had an average price of $750,843, and  were on the market an average of 119 days. There were 109 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $352,400. The  85 condominiums that are available  have been  listed an average of 116 days, and have an average price of $472,754.  6 new listings came on the market this week,  and 1 came back on the market. 1 Property had a price change. In the last week,  3 properties went into CTS status,  and 4 properties went into pending status. 2 properties closed in the last week that has an average list price of $1,144,244 and were on the market  for an average of 226 days. There were 16 status changes for the week.

If you are looking for a rent in town, there are  128 homes or apartments available, and they are listed at average price of $5,656 per month, and have been on the market approximately 42 days.
