Southport CT Real Estate Market Weekly Statistics Report - July 5, 2011

SOUTHPORT CT HOMES: You may notice that we decided to give Southport it's own separate "post" from the Fairfield Market Statistics.  You can find all Southport statistics under the Fairfield Blog, but we will put a Southport Logo at the top of each article for easy reference for the future, and to differentiate the two.

The median list price in Southport is $1,122,000.  As of this morning, there are 65 homes actively on the market for  82 days and are listed at an average price of $2,335,524.

The highest priced home for sale in the Southport area of town is listed at $12,500,000 and the lowest priced available single family home is $379,000.   The most active "price pocket" in Southport is between one  and one-and-one-half million dollars, which represents twenty percent of all of the available homes for sale

Two  new  listings came on the market this week, and no homes came back on the market after being under deposit.  There was one property that had a price change. No properties have gone under the initial deposit stage, which we call CTS, and two properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: Two single family homes sold this past  week and were listed at an average price of $725,000,  and the average market time for these homes was  60 days before it sold. There were ten  status changes in the last seven days.

Fairfield CT Real Estate Market Weekly Statistics Report - July 5, 2011

FAIRFIELD CT HOMES: The median list price in Fairfield is fairly steady at  $584,500.  As of this morning, there is a three percent drop in inventory from last week, and  494 homes are actively on the market. They have been available an average of  96 days and are listed at an average price of $1,217,228.

The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $160,000.

11 new  listings came on the market this week, and one home came back on the market after being under deposit.  There were 11 properties that had a price change. 9 properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.  The deposits look a bit slower this week, although still very good. CLOSINGS: 28 properties sold this past  week, and they had an average price of $736,939.  and  were on the market an average of 81 days. There were 104 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $341,700, which is a three percent drop from last week. N concerns unless it continues. The  87 condominiums that are available have been  listed an average of 84 days, and have an average price of $469,989. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $189,900.

One new listing came on the market this week,  and one home came back on the market. Three properties had a price change. In the last week,  one property went into CTS status,  and three properties went into pending status. One property closed in the last week and was listed at $356,000. It was on the market for 71 days. There were 15 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 117 homes or apartments available. The median monthly price is $2,337 and the average price is $3,966 per month. These year round rental opportunities have been on the market an average of 52 days.

There are 17 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 79 days, and at an average price of $12,490. The median  price of both furnished and unfurnished seasonal rentals is $5,750.

Fairfield CT Real Estate Market Weekly Statistics Report - June 28, 2011

FAIRFIELD CT HOMES: The median list price in Fairfield is fairly steady at  $584,250.  As of this morning, there are 508 homes actively on the market for  95 days and are listed at an average price of $1,214,025.

The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $169,900.

25 new  listings came on the market this week, and one home came back on the market after being under deposit.  There were 28 properties that had a price change. 17 properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 18 properties sold this past  week, and they had an average price of $680,339.  and  were on the market an average of 90 days. There were 123 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $351,700. The  91 condominiums that are available have been  listed an average of 79 days, and have an average price of $468,679. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $169,900.

One new listing came on the market this week,  iand no homes  came back on the market. Five properties had a price change. In the last week,  one property went into CTS status,  and no property went into pending status. One property closed in the last week and was listed at $799,900. It was on the market for just 23 days. There were 12 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 125 homes or apartments available. The median monthly price is $2,200 and the average price is $3,677 per month. These year round rental opportunities have been on the market an average of 51 days.

There are 19 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 73 days, and at an average price of $11,986. The median  price of both furnished and unfurnished seasonal rentals is $6,000.

SOUTHPORT CT HOMES: The median list price in Southport is $1,035,000.  As of this morning, there are 68 homes actively on the market for  88 days and are listed at an average price of $2,256,177.

The highest priced home for sale in the Southport area of town is listed at $12,500,000 and the lowest priced available single family home is $350,000.   The most active "price pocket" in Southport is between one  and one-and-one-half million dollars.

26 new  listings came on the market this week, and three homes came back on the market after being under deposit.  There were 16 properties that had a price change. 14 properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 22 properties sold this past  week, and they had an average price of $657,350.  and  were on the market an average of 75 days. There were 116 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $350,450. The  92 condominiums that are available  have been  listed an average of 74 days, and have an average price of $466,203. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $169,900.

Six new listings came on the market this week,  including no homes that came back on the market. Five properties had a price change. In the last week,  two properties went into CTS status,  and one property went into pending status. Two properties closed in the last week that were listed at an average  price of $339,900 and were on the market for 132 days. There were 22 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 120 homes or apartments available. The median monthly price is $2,100 and the average price is $3,607 per month. These year round rental opportunities have been on the market an average of 48 days.

There are 20 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 67 days, and at an average price of $11,537. The median  price of both furnished and unfurnished seasonal rentals is $6,000.

SOUTHPORT CT HOMES: The median list price in Southport is $1,122,000.  As of this morning, there are 66 homes actively on the market for  87 days and are listed at an average price of $2,311,509.

The highest priced home for sale in the Southport area of town is listed at $12,500,000 and the lowest priced available single family home is $350,000. There are 28  four bedroom homes available, and their average list price is $1,692,457, and they have been on the market an average of 78 days. If you are looking for five bedrooms or more, there are 23 homes available in Southport, and their average listing price us $4,095,300. They have been on the market an average of 111 days.

Four  new  listings came on the market this week, and no homes came back on the market after being under deposit.  There were four properties that had a price change. One  property has gone under the initial deposit stage, which we call CTS, and one property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

23 new  listings came on the market this week, and two homes came back on the market after being under deposit.  There were 29 properties that had a price change. 26 properties have gone under the initial deposit stage, which we call CTS, and 25 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 16 properties sold this past  week, and they had an average price of $673,625.  and  were on the market an average of 135 days. There were 141 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $351,450. The  90 condominiums that are available  have been  listed an average of 74 days, and have an average price of $465,124. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $169,900.
