Fairfield CT - Weekly Real Estate Market Statistics Report - July 26, 2011

FAIRFIELD CT HOMES: Steady as she goes- Fairfield is one of the more predictable markets lately- it's not quite solid yet, but fairly predictable and a good market to buy or sell.  The median list price in Fairfield remains nearly steady at  $568,944.  As of this morning, there are 500 homes actively on the market. They have been available an average of  102 days and are listed at an average price of $1,222,615. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $160,000. There are 59 homes priced between 500-600k and 162 homes listed for one million dollars and over.

14 new  listings came on the market this week, and two homes came back on the market after being under deposit.  There were 23  properties that had a price change. 15 properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 16 properties sold this past  week, and they had an average price of $752,531  and  were on the market an average of just 66 days. There were 106 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $369,900. The  81 condominiums that are available have been  listed an average of  101 days, and have an average price of $475,813. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $174,800.

Two new listings came on the market this week,  and one home came back on the market. One  property had a price change. In the last week,  two  properties went into CTS status,  and one property went into pending status. One property closed in the last week, and was listed at $325,000. It was on the market for 205 days.  There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 127 homes or apartments available. The median monthly price is $2,150 and the average price is $3,681 per month. These year round rental opportunities have been on the market an average of 52 days.

There are 13 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of  95 days, and at an average price of $13,284. The median  price of both furnished and unfurnished seasonal rentals is $4,750.

Southport CT Real Estate Market Weekly Statistics Report - July 19, 2011

SOUTHPORT CT HOMES: The median list price in Southport is $1,062,000.  As of this morning, there are 63 homes actively on the market for  89 days and are listed at an average price of $2,335,319.

The highest priced home for sale in the Southport area of town is listed at $12,500,000 and the lowest priced available single family home is $379,000.   

SOUTHPORT HOMES: Three new  listings came on the market this week, and no homes came back on the market after being under deposit.  There were no properties that had a price change. No property has gone under the initial deposit stage, which we call CTS, and one property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: No single family homes sold this past  week. There were six status changes in the last seven days.

FAIRFIELD CT HOMES: It's a nice steady pace in Fairfield! The median list price in Fairfield remains nearly steady at  $575,000.  As of this morning, there are 497 homes actively on the market. They have been available an average of  101 days and are listed at an average price of $1,224,477. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $160,000.

18 new  listings came on the market this week, and no homes came back on the market after being under deposit.  There were 15  properties that had a price change. 11 properties have gone under the initial deposit stage, which we call CTS, and 20 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 16 properties sold this past  week, and they had an average price of $509,794  and  were on the market an average of just 74 days. There were 100 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $366,950. The  84 condominiums that are available have been  listed an average of  94 days, and have an average price of $474,196. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $189,900.

Two new listings came on the market this week,  and no homes came back on the market. Two properties had a price change. In the last week,  three  properties went into CTS status,  and four properties went into pending status. One property closed in the last week, and was listed at $696,819. It was on the market for 115 days.  There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 123 homes or apartments available. The median monthly price is $2,150 and the average price is $3,734 per month. These year round rental opportunities have been on the market an average of 51 days.

There are 13 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of  88 days, and at an average price of $13,300. The median  price of both furnished and unfurnished seasonal rentals is $4,750.

Southport CT Real Estate Market Weekly Statistics Report - July 12, 2011

SOUTHPORT CT HOMES: The median list price in Southport is $1,122,000.  As of this morning, there are 65 homes actively on the market for  82 days and are listed at an average price of $2,335,524.


The highest priced home for sale in the Southport area of town is listed at $12,500,000 and the lowest priced available single family home is $379,000.   The most active "price pocket" in Southport is between one  and one-and-one-half million dollars, which represents twenty percent of all of the available homes for sale
SOUTHPORT HOMES: No new  listings came on the market this week, and no homes came back on the market after being under deposit.  There were two properties that had a price change. Fairfield CT Real Estate Market Weekly Statistics Report - July 12, 2011

FAIRFIELD CT HOMES: The median list price in Fairfield remains nearly steady at  $576,950.  As of this morning, there are 503 homes actively on the market. They have been available an average of  101 days and are listed at an average price of $1,226,752.

The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $160,000. Four bedroom homes comprise nearly 39 percent of all the available inventory, and their average price is $1,838,297. The most active "price pocket" in town is betweenn one-and-one-half-million dollars, representing almost thirteen percent of the market.

18 new  listings came on the market this week, and two homes came back on the market after being under deposit.  There were 16  properties that had a price change. 10 properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.  The deposits look good  this week. CLOSINGS: 18 properties sold this past  week, and they had an average price of $823,856  and  were on the market an average of just 66 days. There were 89 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $339,700. The  87 condominiums that are available have been  listed an average of  89 days, and have an average price of $466,805. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $189,900.
