Fairfield CT Real Estate Weekly Market Report  6/07/2011

FAIRFIELD CT HOMES: The median list price in Fairfield is fairly steady at  $569,450.  As of this morning, there are 505 homes actively on the market for  95 days and are listed at an average price of $1,162,969. Seventeen new  listings came on the market this week, and two homes came back on the market after being under deposit.  There were 22 properties that had a price change. 11 properties have gone under the initial deposit stage, which we call CTS, and 19 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 24 properties sold this past  week, and they had an average price of $730,883, and  were on the market an average of 109 days. There were 115 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $331,000. The  93 condominiums that are available  have been  listed an average of 83 days, and have an average price of $461,984.
Six new listings came on the market this week,  including two homes that came back on the market. Five properties had a price change. In the last week,  two properties went into CTS status,  two properties went into pending status. One property closed in the last week that was listed at $269,900 and was on the market for 292 days. There were 24 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 121 homes or apartments available. The median monthly price is $2,087 and the average price is $3,491 per month. These year round rental opportunities have been on the market an average of 48 days.

There are 19 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 60 days, and at an average price of $12,473. The median  price of both furnished and unfurnished seasonal rentals is $6,000.

Fairfield CT Year to Date real estate market information & advice

Fairfield's Year-to-Date numbers at 195 single family home sales are looking good, although not quite as impressive at last year's showing of 212 sales. In the past five years, 2007 brought the most sales for this time period at 300, but the towns figures have not come close to that in other years. It will be important to see what happens for the remainder of this quarter, which usually is the busiest sales quarter of the year. I give Fairfield a solid "B".

The fast stats?    

Year to date 2 bedroom home sales average list price $338,823 and the average sales price is $ 323,953 (13 sales reported)

Year to date 3 bedroom home sales average list price $508,394 and the average sales price is $ 486,562 (13 sales reported)

 Year to date 4 bedroom home sales average list price is $830,274 and the average sales price is $793,443 (80 sales reported)

Year to date 5 bedroom home sales average list price is $1,408,621 and the average sales price is $1,300,946  ( 72 sales reported)

26 Condominiums sold year to date in town, at an average list price of $495,153 and average sales price of $459,819. Total year to date single family home sales are 195 compared to:

Fairfield CT Real Estate Market Statistics Report 5/24/11 

FAIRFIELD CT HOMES:  Available inventory is consistent with last week, although the median price rose ever so slightly. You may notice a slight fluctuation week to week, and normally I have no concerns. I don't here either, but I am leaning towards thinking that sales may be slowing down just a little bit. That does not mean to hurry up and sell, nor does it mean that you should wait to buy. I think we have a slight seasonal adjustment coming. I am watching the market quite closely, and will abslutely keep you up to date. Right now, everything is fine, there are some interesting early indicators that could go either way, and more information is needed t make a proper assessment. As a whole,  Fairfielders have been consistently pricing their homes well, and taking advantage of the market in every way.

The median list price in Fairfield is fairly steady at  $556,950.  As of this morning, there are 499 homes actively on the market for  96 days and are listed at an average price of $1,091,774.  The most active price ranges in town remain at 500-600k, which represents just under 11 percent of the inventory and the 1-1.5 million range which represents almost 12 percent of active listings.

Thirty -eight new listings came on the market this week, and one home came back on the market after being under deposit.  There were 27 properties that had a price change. 24 properties have gone under the initial deposit stage, which we call CTS, and 25 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: Nine properties sold this past  week, and they had an average price of $615,422, and  were on the market an average of 128 days. There were 124 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $331,750. The  89 condominiums that are available  have been  listed an average of 87 days, and have an average price of $461,618. Sixteen percent of available inventory is priced between 250-300k.

Six new listings came on the market this week,  and no homes  came back on the market. Four properties had a price change. In the last week,  no properties went into CTS status,  and five  properties went into pending status. One property closed in the last week that was listed at $525,000 and was on the market for 54 days. There were 17 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 122 homes or apartments available. The median monthly price is $1,925 and the average price is $3,217 per month. These year round rental opportunities have been on the market an average of 49 days.

There are 25 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 48 days, and at an average price of $10,958. The median  price of both furnished and unfurnished seasonal rentals is $4,750.

Fairfield CT Real Estate Market Report  5/17/11

FAIRFIELD CT HOMES: A near flurry of activity, both with active listings and with sales,  Fairfield's real estate market is not out of the woods, but things aren't slow either Even with 38 new listings this week, the net gain to the market is fourteen properties. What I am seeing in Fairfield is sellers are adjusting their pricing expectations accordingly if their homes are not selling, and seem to be among the most willing to do so.

The median list price in Fairfield remains steady at  $549,975.  As of this morning, there are 500 homes actively on the market for  94 days and are listed at an average price of $1,073,889.  The most active price ranges in town are the 500-600k, which represents 11 percent of the inventory and the 1-1.5 million range which represents almost 12 percent of active listings.

In the last week,  no properties went into CTS status,  and five  properties went into pending status. One property closed in the last week that was listed at $525,000 and was on the market for 54 days. There were 22 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 121 homes or apartments available. The median monthly price is $1,850 and the average price is $3,196 per month. These year round rental opportunities have been on the market an average of 46 days.

There are 26 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 44 days, and at an average price of $9,126. The median  price of both furnished and unfurnished seasonal rentals remains at $4,250.

Fairfield CT Real Estate Market Statistics Report  5/10/11

FAIRFIELD CT HOMES: The median list price in Fairfield remains steady at  $549,950.  As of this morning, there are 486 homes actively on the market for  98 days and are listed at an average price of $1,073,441.  Twenty-one  new listings came on the market this week, and four homes came back on the market after being under deposit.  There were 15 properties that had a price change. 26 properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- and the total properties under deposit are right on par with last week's activity. CLOSINGS: 14 properties sold this past  week, and they had an average price of $602,964, and  were on the market an average of 112 days. There were 115 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $360,000, . The  86 condominiums that are available  have been  listed an average of 92 days, and have an average price of $467,902. I am watching the condo market here closely which seems to be just slightly temperamental. Two new listings came on the market this week,  and no homes  came back on the market. Nine properties had a price change. In the last week,  two properties went into CTS status,  and four  properties went into pending status. One property closed in the last week that was listed at $219,900 and was on the market for 244 days. There were 19 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 105 homes or apartments available. The median monthly price is $1,925 and the average price is $3,319 per month. These year round rental opportunities have been on the market an average of 51 days.

Not too many seasonal rentals left around this time of year- there are still 21  available throughout Fairfield that have been on the market an average of 50 days, and at an average price of $9,971. The median  price of both furnished and unfurnished seasonal rentals is  $4,250.
