Fairfield CT Housing and Real Estate Market Report Week of 6/23/14

Fairfield's market has slowed over the last 45 days, but it is still fairly active in varying price pockets.

There are currently 505 homes that are actively on the market, and the median list price in Fairfield has decreased to $799,000. Current inventory has been available an average of 107 days, with  an *average cumulative market time of 170 days. Single family homes are listed at an average price of $1,402,335. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $199,900.

Thirty-seven new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 38 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 26 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $834,262.


TOWNWIDE DEPOSITS:  There are 62 homes currently in CTS status, and an additional 107 properties that are scheduled to close with an average price of $809,951.

CLOSINGS: Twenty-seven properties were reported as sold this past week, and they had an average list price of $759,070 with an average market time of 106 days. There were 163 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 59 condos that are available is $479,000.  These properties have been listed an average of 91 days, with a cumulative market time of 92 days, and have an average price of $518,268.

Six new listings came on the market this week, and two homes came back on the market after being under deposit. Two properties had a price change. In the last week, one property went into CTS status, and two properties went into pending status.

TOWNWIDE DEPOSITS: There are eight properties in the  initial stage of deposit, and an additional 14  properties scheduled to close, and their average price is $465,950.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $584,250. There were 16 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 83 homes or apartments available. The median monthly price is $2,900 and the average price is $3,499 per month. These year round rental opportunities have been on the market an average of 42 days.

There are 18 seasonal  rentals available throughout Fairfield that have been on the market an average of 133 days, and at an average price of $5,389.  The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield Single Family and Condominium Sale Details for June 2012

There were 77 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of June, 2012.


The average sales price was $669,061 and the average market time was 102 days.
Total closed Sales Volume for the month of April 2012 was $51,517,700

There were 12  condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of  June, 2012.


The average sales price was $328,225 and the average market time was 90 days.
Total closed Condominium  Sales Volume for the month of June 2012 was $3,938,700

Real Estate Market Report for Fairfield CT week of 6/14/2011

FAIRFIELD CT HOMES: The median list price in Fairfield is fairly steady at  $569,925.  As of this morning, there are 504 homes actively on the market for  93 days and are listed at an average price of $1,188,678.

The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $169,900.

23 new  listings came on the market this week, and two homes came back on the market after being under deposit.  There were 29 properties that had a price change. 26 properties have gone under the initial deposit stage, which we call CTS, and 25 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 16 properties sold this past  week, and they had an average price of $673,625.  and  were on the market an average of 135 days. There were 141 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $351,450. The  90 condominiums that are available  have been  listed an average of 74 days, and have an average price of $465,124. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $169,900.

Four new listings came on the market this week,  including no homes that came back on the market. Seven properties had a price change. In the last week,  three properties went into CTS status,  four properties went into pending status. Two properties closed in the last week that were listed at an average  price of $419,950 and were on the market for 50 days. There were 28 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 120 homes or apartments available. The median monthly price is $2,100 and the average price is $3,563 per month. These year round rental opportunities have been on the market an average of 50 days.

There are 20 seasonal or summer rentals  available throughout Fairfield that have been on the market an average of 61 days, and at an average price of $11,537. The median  price of both furnished and unfurnished seasonal rentals is $6,000.
