Fairfield CT Real Estate Weekly Market Report 5/3/11

FAIRFIELD CT HOMES: Fairfield is experiencing an interesting real estate market. While the median price has gone down $18,000 in the last week, and the average list price of single family homes has dropped over $40,000, I do not feel that it is cause for concern, and would not take that in any way as a negative indicator. Sales are brisk, and homeowners are becoming more educated on pricing their homes correctly.

The median list price in Fairfield is $549,950.  As of this morning, there are 469 homes actively on the market for  99 days and are listed at an average price of $1,077,083.  Forty new listings came on the market this week (Twice as many as last week!), and that figure includes three homes that came back on the market after being under deposit.  There were 15 properties that had a price change. 17 properties have gone under the initial deposit stage, which we call CTS, and 24 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- and the total properties under deposit are right on par with last week's activity. CLOSINGS: 20 properties sold this past  week, which is more than twice what sold the week before, and they had an average price of $706,505, and  were on the market an average of 122 days. There were 148 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $363,750, and is down about $27,000 from last week. The  86 condominiums that are available  have been  listed an average of 90 days, and have an average price of $479,962, also down about $16,000.  Five new listings came on the market this week,  and no homes  came back on the market. No properties had a price change. In the last week,  two properties went into CTS status,  and two properties went into pending status. One property closed in the last week that was listed at $299,000 and was on the market for 90 days. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 103 homes or apartments available. The median monthly price is $1,925 and the average price is $3,151 per month. These year round rental opportunities have been on the market an average of 48 days.

Not too many seasonal rentals left around this time of year- there are still 20  available throughout Fairfield that have been on the market an average of 51 days, and at an average price of $11,395. The median  price of both furnished and unfurnished seasonal rentals remains at  $6,900.

Fairfield CT April 2011 Monthly Real Estate Sales Report

There were forty-four  single family home sales in Fairfield during the month of April  that were reported to the MLS.  The average List price was $745,695 and the average sale price was $707,188, and market time for these listings to sell was 111 days. On average, the sale price to list price ratio for sold listings was 94.8%, and these sales figures include  three sales of home with 2 bedrooms or less, seventeen sales of 3 bedroom homes, fifteen sales of 4 bedroom homes,  and 9 sales of homes with 5 or more bedrooms.

During this same period in 2010, there were 47 sales, and during this period in 2009, there were 24 sales. So, while outperforming last years market, sales are almost double of what they were in 2009.

Three condominiums were sold in Fairfield that were reported to the MLS.  The average List price was $862,495 and the average sale price was $766,853,  market time for these listings to sell was 181 days, and these figures include two 2 units with 2 bedrooms or less, and one unit with 3 bedrooms. On average, the sale price to list price ratio for sold listings was 88%.NOTE: all information was obtained through the GFC-CMLS, which does not include private sales.

I should also note that the median price of Fairfield condominiums is currently less than $400,000. This months sales figures reflect a much higher price range, as these units happen to be the only sales recorded  through the MLS in April.

Fairfield CT Real Estate Weekly Market report 4/26/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $567,000.  As of this morning, there are 460 homes actively on the market for  108 days and are listed at an average of $1,117,995.  20 new listings came on the market this week, including 4 homes that came back on the market after being under deposit.  There were  8 properties that had a price change. 26 properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- right on par with last week's activity. CLOSINGS: 9 properties sold this past  week, and they had an average price of $496,300, and  were on the market an average of 121 days. There were 97 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $390,400. The  83 condominiums that are available  have been  listed an average of 100 days, and have an average price of $496,396.  7 new listings came on the market this week,  and 1 came back on the market. 1 Property had a price change. In the last week,  2 properties went into CTS status,  and 5 properties went into pending status. No properties closed in the last week. There were 20 status changes for the week.

If you are looking to rent year round, either furnished or unfurnished, there are 105 homes or apartments available. The median monthly price is $1950 and the average price is $3,188 per month. These year round rental opportunities have been on the market an average of 46 days.

Not too many seasonal rentals left around this time of year- there are just 20  available throughout Fairfield that have been on the market an average of 48 days, and at an average price of $10,950 The median  price of both furnished and unfurnished seasonal rentals is $6,900.

Fairfield CT Real Estate Weekly Market report 4/19/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $567,000.  As of this morning, there are 461 homes actively on the market for  106 days and are listed at an average of $1,121,628, and that average is nearly 10% less than last week.  14 new listings came on the market this week, including 2 homes that came back on the market after being under deposit.  There were  25 properties that had a price change. 23 properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close- right on par with last week's activity. CLOSINGS: 14 properties sold this past  week, and they had an average price of $750,843, and  were on the market an average of 119 days. There were 109 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $352,400. The  85 condominiums that are available  have been  listed an average of 116 days, and have an average price of $472,754.  6 new listings came on the market this week,  and 1 came back on the market. 1 Property had a price change. In the last week,  3 properties went into CTS status,  and 4 properties went into pending status. 2 properties closed in the last week that has an average list price of $1,144,244 and were on the market  for an average of 226 days. There were 16 status changes for the week.

If you are looking for a rent in town, there are  128 homes or apartments available, and they are listed at average price of $5,656 per month, and have been on the market approximately 42 days.

FAIRFIELD CT HOMES:  The median list price in Fairfield is $559,000.  As of this morning, there are 451 homes actively on the market for  105 days and are listed at an average of $1,131,112. 22 new listings came on the market this week, including 1 home that came back on the market after being under deposit.  There were  15 properties that had a price change. 22 properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 15 properties sold this past  week, and they had an average price of $725,740, and  were on the market an average of 137 days. There were 108 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $351,950. The  80 condominiums that are available  have been  listed an average of 121 days, and have an average price of $467,214.  6 new listings came on the market this week, 1 came back on the market, and 6 Properties had a price change. In the last week,  2 properties went into CTS status,  and 1 property went into pending status. No properties closed in the last week. There were 54 status changes for the week.
