Fairfield CT April 2011 Monthly Real Estate Sales Report

There were forty-four  single family home sales in Fairfield during the month of April  that were reported to the MLS.  The average List price was $745,695 and the average sale price was $707,188, and market time for these listings to sell was 111 days. On average, the sale price to list price ratio for sold listings was 94.8%, and these sales figures include  three sales of home with 2 bedrooms or less, seventeen sales of 3 bedroom homes, fifteen sales of 4 bedroom homes,  and 9 sales of homes with 5 or more bedrooms.

During this same period in 2010, there were 47 sales, and during this period in 2009, there were 24 sales. So, while outperforming last years market, sales are almost double of what they were in 2009.

Three condominiums were sold in Fairfield that were reported to the MLS.  The average List price was $862,495 and the average sale price was $766,853,  market time for these listings to sell was 181 days, and these figures include two 2 units with 2 bedrooms or less, and one unit with 3 bedrooms. On average, the sale price to list price ratio for sold listings was 88%.NOTE: all information was obtained through the GFC-CMLS, which does not include private sales.

I should also note that the median price of Fairfield condominiums is currently less than $400,000. This months sales figures reflect a much higher price range, as these units happen to be the only sales recorded  through the MLS in April.
