Easton CT Weekly Real Estate Market Report  6/07/2011

EASTON CT HOMES: As of this morning, there are 91 homes actively on the market for 104 days and are listed at an average price of $949,653. The median price in Easton is $739,450. One new listing came on the market  this week, and no homes came back on the market after being under deposit.  Four  properties had a price change, and one property has gone under the initial deposit stage. One home went into  pending status, (which means that the conditions have been satisfied). CLOSINGS: No properties sold in this past week. There were eight status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $4,075 per month. There are only ten homes or apartments available, and they are listed at an average price of $5,585 per month. They have been on the market approximately 65 days.

Easton CT Year to Date real estate market information & advice

Year to Date market reporting  in Easton shows what has been evident on a weekly basis. Sales are   s l o w  . Only 16 sales year to date, and although it's better than Easton's 5 year low in 2009 at ten sales, it's less than half of sales reported by this time in 2007. Unfortunately, if  I had to grade Easton's market right now, it would have to be a "C-"  Even in 2010, the market was showing promise Lets hope for better things for the remainder of the year.  Don't fret too much, this quarter is traditionally the highest sales quarter of the year. Let's look for improvement. Buy if you want to buy, and sell if you want to sell- the market is not making any huge changes here, either positive or negative.

Year to date 3 bedroom home sales average list price $573,720 and the average sales price is $ 540,000 (5 sales reported)

Year to date 4 bedroom home sales average list price  $704,700 and the average sales price is Year to date 4 bedroom home sales average list price is $682,475 (4 sales reported)

Year to date 5 bedroom home sales average list price is $885,685  and the average sales price is $836,110  ( 7 sales reported)

Easton CT Real Estate Market Statistics Report 5/24/11 

EASTON CT HOMES: There is a five percent net gain of  available inventory  in Easton this week, although the real estate market  has not picked up or dramatically decreased substantially for any period of time.  That's just something to note. I do see a slight change in the market across the board in a variety of towns, and will keep a close watch on it. The median list price in Easton is $764,000

As of this morning, there are 88 homes actively on the market for 97 days and are listed at an average price of $975,219. Over 20% of the current inventory is listed between one million and 1.5 million,

Eight  new listings came on the market  this week, and no homes came back on the market after being under deposit.  Three properties had a price change, and one property has gone under the initial deposit stage. Three homes went into  pending status, (which means that the conditions have been satisfied). CLOSINGS: No properties sold in this past week. There were 20 status changes in the last week.

RENTALS: If you are looking for a rent in town, the median price is $3,725 per month. There are only nine homes or apartments available, and they are listed at an average price of $4,766 per month. They have been on the market approximately 66 days.

Easton CT Real Estate Market Report  5/17/11

EASTON CT HOMES: While Easton's real estate market remains much slower than its surrounding towns, more  listings came on the market this week than there has for quite a while. The median list price in Easton is $764,500 and that is yet another jump from the $25,000 increase reported last week.

As of this morning, there are 84 homes actively on the market for 102 days and are listed at an average price of $976,237. Over 20% of the current inventory is listed between one million and 1.5 million,

Seven new listings came on the market  this week, and no homes came back on the market after being under deposit.  Two properties had a price change, and three properties have gone under the initial deposit stage.No homes went into  pending status, (which means that the conditions have been satisfied). CLOSINGS: No properties sold in this past week. There were 14 status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $3,950 per month, and there are  12 homes or apartments available, and they are listed at an average price of $5,466 per month. They have been on the market approximately 82 days.

Easton CT Real Estate Market Statistics Report  5/10/11

EASTON CT HOMES:  The Easton market is traditionally slower than her surrounding towns, but this week shows some promising activity. The median list price in Easton is $749,950, and that jumped $25,000 from last week

As of this morning, there are 78 homes actively on the market for 104 days and are listed at an average price of $950,666. Five new listings came on the market  this week, and no homes came back on the market after being under deposit.  Three properties had a price change, and one property has gone under the initial deposit stage.No homes went into  pending status, (which means that the conditions have been satisfied). CLOSINGS: One property sold in this past week, was listed at $998,000 and was on the market for 65 days. There were 13 status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $3,875 per month, and there are  11 homes or apartments available, and listed at an average price of $5,063 per month. They have been on the market approximately 83.  days.
