Easton CT Real Estate Update - Week of November 22, 2011

EASTON CT HOMES: Inventory is somewhat stable at 90 homes that are actively on the market. They have been available for 138 days and are listed at an average price of $800,322. The median price in Easton is now $634,700. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

No new listings came on the market  this week, and one home came back on the market after being under deposit. Four properties had a price change. No properties have gone under the initial deposit stage, and no homes went into  pending status, (which means that the conditions have been satisfied).

TOWNWIDE PENDINGS: There are five properties scheduled to close, and their average price is $786,750. Their average market time was 84 days.

CLOSINGS: One property was reported as sold this past week, and was listed at $850,000. There were ten status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price of the fourteen homes available is $2,475 per month. They are listed at an average price of $2,962 per month, and have been on the market approximately 64 days.

EASTON CT HOMES: Inventory is somewhat stable at 89 homes that are actively on the market. They have been available for 137 days and are listed at an average price of $814,980. The median price in Easton is now $634,700. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

No new listings came on the market  this week, and no homes came back on the market after being under deposit. Five properties had a price change. Three properties have gone under the initial deposit stage, and no homes went into  pending status, (which means that the conditions have been satisfied).

TOWNWIDE PENDINGS: There are six properties scheduled to close, and their average price is $722,275. Their average markeet time was 83 days.

CLOSINGS: One property was reported as sold this past week, and was listed at $850,000. There were eleven status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price of the fourteen homes available is $2,475 per month. They are listed at an average price of $2,962 per month, and have been on the market approximately 56 days.

The median price in Easton is now $637,400. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption is up slightly from last week at 13.89 months. The goal for a neutral market in Easton is about eight months.

No new listings came on the market  this week, and no homes came back on the market after being under deposit. Three properties had a price change. Two properties have gone under the initial deposit stage, and one home went into  pending status, (which means that the conditions have been satisfied).It was listed at $1,089,000 and was on the market for 65 days

CLOSINGS: No properties were reported as sold this past week. There were nine status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

They have been available for 123 days and are listed at an average price of $821,192. The median price in Easton is now $649,900. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate:exactly the same as last week at 12.82 months. The goal for a neutral market in Easton is about eight months.

One property has gone under the initial deposit stage, and two homes went into  pending status, (which means that the conditions have been satisfied).They were listed on average at $379,950 and were on the market for 46 days

CLOSINGS: One property was reported as sold this past week, and it was listed at  $989,000. It was on the market for 124 days.There were eight status changes in the last week.

EASTON CT HOMES: Inventory has increased by ten percent since last week to  96 homes that are actively on the market. They have been available for 116 days and are listed at an average price of $822,831. The median price in Easton  continues to "see-saw", that is- up one week, down the next. Righ now, we are back where we were about a month ago at $639,450. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate: 12.82 months. The goal for a neutral market in Easton is about eight months.

Seven new listings came on the market  this week, and no homes came back on the market after being under deposit. Six properties had a price change. No properties have gone under the initial deposit stage, and one home went into  pending status, (which means that the conditions have been satisfied).It was listed for $425,000 and wa son the market for 42 days

There are currently a total of six properties pending  townwide, and their average price is $791,458. They were on the market an average of 88 days.

CLOSINGS: One property was reported as sold this past week, and it was listed at  $549,900. It was on the market for 53 days.There were seventeen status changes in the last week.
