Weekly Westport CT Real Estate Market Report 3/15/11

WESTPORT CT HOMES: The median list price in Westport is $937,000. Westport is HOT right now! There are currently 283 homes on the market at an average price of $2,198,300 that have been on the market an average 119  days. There were 8  new listings and no homes came back on the market after being under deposit. 6 Properties had a price change. In the last week, 15 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 15  properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 2 properties that closed in the last week had an average price of $2,564,500 and were on the market for an average of  203 days. There were a total of 57  property status changes in all.

WESTPORT CT CONDOS: There are currently 24 condominiums on the market listed at an average price  of $582,486  that  have been on the market 115 days.  There was 1 new listing . 2  Properties had a price change. In the last week, no property went into CTS status,  and 2 properties went into pending status. No properties  closed in the last week. There were 5  property status changes.

There are currently 103 rental opportunities available  in Westport at an average list price of $8,515 per month, and they  have been on the market an average of 61 days. *Rental pricing does reflect seasonal rentals.

Westport CT Weekly Real Estate Market Report 3/08/11

WESTPORT CT HOMES: Almost 10% NEW inventory! There are currently 277 homes on the market at an average price of $2,211,162 that have been on the market an average 123 days. There were 17  new listings and 1 home came back on the market after being under deposit. 6 Properties had a price change. In the last week,  6 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 8 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The Westport Market is gaining more strength! The 2 properties that closed in the last week had an average price of $1,572,000 and were on the market for an average of  209 days. Thos e hard er to sell properties are moving, now! There were a total of 56  property status changes in all.

WESTPORT CT CONDOS: There are currently 24 condominiums on the market listed at an average price  of $526,694  that  have been on the market 117 days.  There were 2 new listings . No Properties had a price change. In the last week, 1 property went into CTS status,  and 2 properties went into pending status. No properties  closed in the last week. There were 6  property status changes.

There are currently 98 rental opportunities available  in Westport at an average list price of $8032 per month, and have been on the market an average of 64 days. Rental pricing does reflect seasonal rentals.

Westport CT Real Estate Sales Report for February 2011

There were 13 sales in Westport  that were reported to the MLS.  The average List price was $2,303,423 and the average sale price was $2,031,308 and market time for these listings to sell was 116 days. On average, the sale price to list price ratio for sold listings was 88.2%

There were 2 condo sales in February. The average list price was $899,500 and the sale price was $810,750 representing a 90.1% list price to sale price ratio. Average market time for condo sales was 110 days.

Westport CT Weekly Real Estate Market Report 2/28/11

WESTPORT CT HOMES: There are currently 257 homes on the market at an average price of $2,196,592 that have been on the market an average 135 days. There were 6  new listings and 3 homes came back on the market after being under deposit. 3 Properties had a price change. In the last week,  12 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 3 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. That's more buying activity than last week!The 2 properties that closed in the last week had an average price of $1,249,000 and were on the market for an average of  208 days. There were 36  property status changes.

WESTPORT CT CONDOS: There are currently 25 condominiums on the market listed at an average price  of $522,607  that  have been on the market 120 days.  There were no new listings . No Properties had a price change. In the last week, 1 property went into CTS status,  and no property went into pending status. No properties  closed in the last week. There were 2  property status changes.

There are currently 96 rental opportunities available  in Westport at an average list price of $7802 per month, and have been on the markt an average of 65 days. (That's a TEN percent drop in inventory from last week! Activity is good- people are gearing up for those seasonal rentals!)

Westport CT Weekly Real Estate Market Report 2/22/11

WESTPORT CT HOMES: There are currently 252 homes on the market at an average price of $2,211,212 that have been on the market an average 135 days. There were 9 new listings and no homes came back on the market after being under deposit. 4 Properties had a price change. In the last week,  10 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 3 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. That's twice as many as last week!The 2 properties that closed in the last week had an average price of $2,059,750 and were on the market for an average of  143 days. There were 38  property status changes.

WESTPORT CT CONDOS: There are currently 26 condominiums on the market listed at an average price  of $527,275  that  have been on the market 126 days. (That's almost a $30,000 average price drop!) There were 2 new listings . No Property had a price change. In the last week,  2 property went into CTS status,  and 1 propery went into pending status. 1 property  closed in the last week and was listed at $610,000. It took just 37 days to close. There was  7  property status changes.

There are currently 105 rental opportunities available in Westport at an average list price of $7491 per month.
