Westport CT Real Estate Market Report week of 4/12/11

WESTPORT CT HOMES:  The median list price in Westport is $1,267,999. The market here is also performing nicely.  As of this morning, there are 313 homes actively on the market for  106 days and are listed at an average of $2,163,051. 9 new listings came on the market this week, including 3 homes that came back on the market after being under deposit.  There were  6 properties that had a price change. 13 properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 7 properties sold this past  week, and they had an average price of $1,228,857 and  were on the market an average of 150 days.  There were 54 status changes in the last week.

WESTPORT CT CONDOS: The median price of a condo in Westport is $467,000. The 26 condominiums that are available have been  listed an average of 120 days, and have an average price of $580,845.  1 new listing came on the market this week, and no Properties had a price change. In the last week,  2 properties went into CTS status,  and no properties went into pending status. CLOSINGS: 2 properties closed in the last week that were listed at  an average of  $354,750, and were on the market for 85 days. There were 5 status changes for the week.

If you are looking for a rent in town, there are  99 homes or apartments available, and they are listed at average price of $9,998 per month, and have been on the market approximately 52 days.

Westport CT Real Estate Sales "RealTrender" Report 

The Westport RealTrender Report" is a  market snapshot of  real estate sales by price and bedrooms in town over the last 45 days. We also have included townwide condominium sales as well for your review.


There were 18 single family home sales reported in Westport in this Realtrender period, and they are broken down by bedrooms in the graph. There  were  3 condominium sales townwide.

The idea of the 45 day report came from the Federal Reserve Banks, who submit an economic climate report every 45 days, and its commonly referred to as The Beige Book. I've thought that if that particular time period was important enough to be recognized by banks, that I should recognize that as a real estate agent as well. So here are the quick details. Westport CT Real Estate Sales Report for March 2011

There were eighteen single family home sales in Westport that were reported to the MLS.  The average List price was $1,267,822 and the average sale price was $1,187,397, and market time for these listings to sell was 101 days. On average, the sale price to list price ratio for sold listings was 93.66%
Two condominiums were sold in Westport  that were reported to the MLS.  The average List price was $577,000 and the average sale price was $552,000, and market time for these listings to sell was 56 days. On average, the sale price to list price ratio for sold listings was 95.66%

Westport CT Weekly Real Estate Market Report 3/29/11

WESTPORT CT HOMES:  The median list price in Westport is $1,264,949. The market here is also picking up, although sales figures are more optimistic for the lower range in town.  As of this morning, there are 294 homes actively on the market for  110 days and are listed at an average of $2,168,520. 9 new listings came on the market this week, including 2 homes that came back on the market after being under deposit.  There were  6 properties that had a price change. 11 properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 9 properties sold this past  week, and they had an average price of $951,311 and  were on the market an average of 102 days.  There were 67 status changes in the last week.

WESTPORT CT CONDOS: The  23 condominiums that are available have been  listed an average of 121 days, and have an average price of $583,690.  1 new listing came on the market this week, and no Properties had a price change. In the last week,  1 property went into CTS status,  and 2 properties went into pending status. CLOSINGS: 1 property closed in the last week that was listed at  $545,000, and was on the market for 68 days. There were 6 status changes for the week.

If you are looking for a rent in town, there are  93 homes or apartments available, and they are listed at average price of $9,804 per month, and have been on the market approximately 62 days.

As of this morning, there are 296 homes actively on the market for  111 days and are listed at an average of $2,183,722. 18 new listings came on the market this week, including 1 home that came back on the market after being under deposit.  There were  12 properties that had a price change. 14 properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 3 properties sold this past  week, and they had an average price of $1,436,000, and  were on the market an average of 21 days. If they are priced right, they sell VERY QUICKLY! There were 79 status changes in the last week.

WESTPORT CT CONDOS: The  22 condominiums that are available have been  listed an average of 130 days, and have an average price of $594,357.  nonew listings came on the market this week, and no Properties had a price change. In the last week,  1 property went into CTS status,  and 1 property went into pending status. CLOSINGS: 2 properties closed in the last week at an average price of $577,000.Theyy were on the market for 56 days. There were 7 status changes for the week.
