Westport CT Real Estate Weekly Market Update December 13, 2011

There are 276 single family homes that are actively on the market. The average list price of the available homes is $2,149,165, and these properties have been listed for sale an average of 154 days. The median price is now $1,285,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Ten new listings came on the market in the last seven days, and two homes came back on the market after being under deposit. Five properties had a price change.

Four properties have gone under the initial deposit stage, which we call CTS, and three properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these three pending properties was $627,667 and they were on the market an average of 118 days.

Closings: Six homes were reported as sold in the last seven days, and they were listed at an average price of $855,233. There were 45 status changes in the last seven days.


Condos: There are 17 condominiums that are available, and they have been listed an average of 176 days. Their average listing price is $701,811, and the median price is $549,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

It was a brisk week for closings, but another slow week for active listings. No new listings came on the market this week, and no properties came back on the market after being under deposit. One property had a price change, and no properties went into CTS status. One  property went into pending status and was listed at $379,000.

Closings: Four condominiums were reported as closed in the last week, and were listed for 95 days before they sold, with an average list price of $425,475. There were six status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 71 homes or apartments available. The median price is $3,500 per month and the average price is $5,309 per month. These year round rental opportunities have been on the market an average of 94 days.

There are two seasonal rental opportunities available, and they have been on the market an average of 89 days, and at an average price of $34,500.

The median price of both furnished and unfurnished seasonal rentals is $34,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Homes: There are now just 273 single family homes that are actively on the market. The average list price of the available homes is $2,162,653, and these properties have been listed for sale an average of 154 days. The median price is now $1,295,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,900.

Four new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Eight properties had a price change.

Two properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 13 pending properties was $1,331,531 and they were on the market an average of 117 days.

Closings: One home was reported as sold in the last seven days, and it was listed at $265,000. There were 47 status changes in the last seven days.

Condos: There are 18 condominiums that are available, and they have been listed an average of 168 days. Their average listing price is $684,461, and the median price is $549,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $294,500.

It was a very slow week for condo activity. No new listings came on the market this week, and no properties came back on the market after being under deposit. One property had a price change, and one property went into CTS status. No properties went into pending status.

Closings: No condominiums were reported as closed in the last week. There were four status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 74 homes or apartments available. The median price is $3,500 per month and the average price is $5,456 per month. These year round rental opportunities have been on the market an average of 82 days.

Westport CT Real Estate Weekly Update November 29, 2011

Homes: There are currently just 291 single family homes that are actively on the market. The average list price of the available homes is $2,142,254, and these properties have been listed for sale an average of 149 days. The median price is now $1,297,499.

Five bedroom homes comprise just over 49 percent of the available inventory and are listed on average at $2,901,786. Twenty-eight percent of all single family homes for sale have four bedrooms, and their average list price is $1,748,890.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $329,900.

Three new listings came on the market in the last seven days,  and two homes came back on the market after being under deposit. Two properties had a price change. Six properties have gone under the initial deposit stage, which we call CTS, and seven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average price of these seven pending properties was $1,150,857 and they were on the market an average of 151 days.

Closings:  Two homes were reported as  sold in the last seven days. Their average list price was  $2,344,500 and  these homes were on the market an average of 164 days. There were 39 status changes in the last seven days.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Three new listings came on the market in the last seven days,  and two homes came back on the market after being under deposit. One property had a price change. Eleven properties have gone under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average price of these four pending properties was $885,725 and they were on the market an average of 201 days.

Closings:  Seven homes were reported as  sold in the last seven days. Their average list price was  $1,205,928 and  these homes were on the market an average of 112 days. There were 45 status changes in the last seven days.
 
Condos: There are 20 condominiums that are available, and they have been  listed an average of 148 days. Their average listing price is $675,810. The median price of a condo is $539,950. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $294,500.

As of this morning, there are four seasonal rental opportunities available and they have been on the market an average of  97 days, and at an average price of $22,875. The median  price of both furnished and unfurnished seasonal rentals is $16,250.

Homes:  Inventory continues its seasonal drop. There are currently 309 single family homes that are actively on the market, and to put that into perspective, that's nearly a ten percent decline from just 45 days ago. The average list price for available homes is $2,118,131, and these properties have been listed for sale an average of 145 days. The median price is now $1,345,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Five new listings came on the market in the last seven days,  and no homes came back on the market after being under deposit. Nine properties had a price change. Eleven properties have gone under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average price of these four pending properties was $710,950 and they were on the market an average of 149 days.

Closings:  Six homes were reported as  sold in the last seven days. Their average list price was  $2,253,150 and  these homes were on the market an average of 96 days. There were 51 status changes in the last seven days.
 
Condos: There are 21 condominiums that are available, and they have been  listed an average of 136 days. Their average listing price is $667,676. The median price of a condo is $539,450. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $294,500.

Two new listings came on the market this week, and no properties came back on the market after being under deposit. No properties had a price change. No properties went into CTS  status, and three properties went into Pending status.

Closings: No condominiums were reported as closed in the last week. There were five status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished,  there are 88 homes or apartments available. The median price is $3,550 per month and the average price is $5,360 per month. These year round rental opportunities have been on the market an average of 72 days.
