Westport CT Weekly Real Estate Market Update and Report- Nov. 8, 2011

Homes:  There are currently 324 single family homes that are actively on the market. Their average list price is $2,085,645, and these homes have been listed for sale an average of 142 days. The median price is now $1,299,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,900.

Ten new listings came on the market in the last seven days,  and one home came back on the market after being under deposit. Nine properties had a price change. Five properties have gone under the initial deposit stage, which we call CTS, and one  property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Closings:  Seven homes were reported as  sold in the last seven days. Their average list price was  $1,174,986 and  these homes were on the market an average of 115 days. There were 59 status changes in the last seven days.
 
Condos: There are 22 condominiums that are available, and they have been  listed an average of 140 days. Their average listing price is $659,759. The median price of a condo is $539,450. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $279,000.

No new listings came on the market this week, and no properties came back on the market after being under deposit. One property had a price change. One property went into CTS  status, and one property went into Pending status.

Closings: No condominiums were reported as closed in the last week. There were four status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished,  there are 83 homes or apartments available. The median price is $3,650 per month and the average price is $5,670 per month. These year round rental opportunities have been on the market an average of 73 days.

As of this morning, there are four seasonal rental opportunities available and they have been on the market an average of  82 days, and at an average price of $22,875. The median  price of both furnished and unfurnished seasonal rentals is $16,250.

Homes:  There are 331 single family homes that are actively on the market. Their average list price is $2,139,901, and these homes have been listed for sale an average of 144 days. The median price is holding fairly constant at $1,347,499.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $380,000.

Single Family Home Inventory based upon current absorption rate: 10.65 months, and is up slightly since last week. We look to about a six month figure  for a neutral market.

Seven new listings came on the market in the last seven days,  and one home came back on the market after being under deposit. Six properties had a price change. Two properties have gone under the initial deposit stage, which we call CTS, and three properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average listing price for these Pending properties was $796,633 and their average market time was 121 days.

Closings:  Four homes were reported as  sold in the last seven days,  their average list price was  $1,183,750 and  these homes were on the market an average of 179 days. There were 34 status changes in the last seven days.
 
Condos: There are 22 condominiums that are available, and they have been  listed an average of 137 days. Their average listing price is $644,304. The median price of a condo is $514,450. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $279,000.

Condominium  Inventory based upon current absorption rate: 6.27 months.

No new listings came on the market this week, and no properties came back on the market after being under deposit. No properties had a price change. Two properties went into CTS  status, and no properties  went into Pending status.

Closings: One condominium was reported as closed in the last week, and it was listed at  $550,000.It was on the market for 83 days before it sold. There were four status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished,  there are 76 homes or apartments available. The median price is $3,925 per month and the average price is $5,751 per month. These year round rental opportunities have been on the market an average of 73 days.

As of this morning, there are four seasonal rental opportunities available and they have been on the market an average of  75 days, and at an average price of $22,875. The median  price of both furnished and unfurnished seasonal rentals is $16,250.

The median price has risen slightly to $1,346,500. Nearly 38 percent of the  homes available for sale in town have are listed between one and two million dollars..

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $380,000.

Single Family Home Inventory based upon current absorption rate: 10.65 months, and is up slightly since last week. We look to about a six month figure  for a neutral market.

Six new listings came on the market in the last seven days,  and no homes came back on the market after being under deposit. Thirteen properties had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average listing price for these Pending properties was $1,613,833 and their average market time was 57 days.

Closings:  Three homes were reported as  sold in the last seven days,  their average list price was  $842,833 and  these homes were on the market an average of 197 days. There were 44 status changes in the last seven days.
 
Condos: There are 23 condominiums that are available, and they have been  listed an average of 131 days. Their average listing price is $648,856. The median price of a condo has risen to $514,450. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $279,000.

Condominium  Inventory based upon current absorption rate: 6.27 months.

Westport CT - Weekly Real Estate Market Statistics October 18, 2011

Homes:  The inventory in town remains exactly as it was the past few weeks with  335 single family homes that are actively on the market. Their average list price is $2,121,039, and these homes have been listed for sale an average of 134 days. The median pricehas dropped slightly to $1,329,500.

Over 48 percent of the  homes available for sale in town have at least five bedrooms.  Those 162 homes have an average list price of $1,458,595, and have been on the market an average of 118 days..

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $380,000.

Single Family Home Inventory based upon current absorption rate: 9.79 months, adn is relatively unchanged since last week. We look to about a six month figure  for a neutral market.

Nine new listings came on the market in the last seven days,  and no homes came back on the market after being under deposit. Fourteen properties had a price change. Five properties have gone under the initial deposit stage, which we call CTS, and five properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average listing price for these Pending properties was $1,658,400 and their average market time was 73 days.

Closings:  Eight homes were reported as  sold in the last seven days,  their average list price was  $1,319,175 and  these homes were on the market an average of 94 days. There were 54 status changes in the last seven days.
 
Condos: There are 25 condominiums that are available, and they have been  listed an average of 129 days. Their average listing price is $630,904. The median price of a condo remains at  $484,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $279,000.

Condominium  Inventory based upon current absorption rate: 11.14 months.

.No new listings came on the market this week, and one property came back on the market after being under deposit. Two properties had a price change. One property went into CTS  status, and no properties  went into Pending status.

Closings: Two condominiums were reported as closed in the last week, and their average list price was $572,450. These homes were on the market an average of 73 days. There were seven status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished,  there are 81 homes or apartments available. The median price is $3,650 per month and the average price is $5,727 per month. These year round rental opportunities have been on the market an average of 69 days.

As of this morning, there are just three seasonal rental opportunities available and they have been on the market an average of  81 days, and at an average price of $15,833. The median  price of both furnished and unfurnished seasonal rentals is $11,250.

Homes:  The inventory in town remains exactly as it was last week with  335 single family homes that are actively on the market. Their average list price is $2,136,776, and these homes have been listed for sale an average of 133 days. The median price remains fairly constant at $1,339,500.

The biggest price pocket are listed  between $1 -1.5 million dollars, and the next biggest price pocket in town is between $1.5 - 2 million dollars and  these homes comprise over 38 percent of the available inventory.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $380,000. 

Single Family Home Inventory based upon current absorption rate: 9.79 months, adn is relatively unchanged since last week. We look to about a six month figure  for a neutral market.

Six new listings came on the market in the last seven days,  and no homes came back on the market after being under deposit. Eleven properties had a price change. One property has gone under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. The average listing price for these Pending properties was $1,625,833 and their average market time was 108 days.

Closings:  Eight homes were reported as  sold in the last seven days,  their average list price was  $1,881,812 and  these homes were on the market an average of 112 days. There were 36 status changes in the last seven days.
 
Condos: There are 26 condominiums that are available, and they have been  listed an average of 119 days. Their average price is $624,903. The median price of a condo is $484,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $279,000.

Condominium  Inventory based upon current absorption rate: 11.14 months.

It still remains somewhat quiet for condo activity. No new listings came on the market this week, and no properties had a price change. One property went into CTS  status, and no properties  went into Pending status.
