Westport CT Real Estate Market Report - Week of January 31, 2012

There are now 266 homes that are actively on the market. The average list price of the available homes is $2,207,609, and these properties have been listed for sale an average of 137 days. The median price has been creeping up slowly over the last few weeks and is now $1,398,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $214,900.

Eleven new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Four properties had a price change.

Four properties have gone under the initial deposit stage, which we call CTS, and eight properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these three pending properties was $1535,125 and they were on the market an average of 141 days.

Closings: Nine homes were reported as sold in the last week, and they were listed at an average price of $1,395,100, and were on the market an average of124 days before they sold. There were 81 status changes in the last seven days.

Condos: There are fourteen condominiums that are available, and they have been listed an average of 155 days. Their average listing price is $667,342, and the median price is $537,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

There was one no activity at all this past week for condominiums. No new listings,  no price changes, no deposits and no closings. There were three status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 61 homes or apartments available. The median price is $3,525 per month and the average price is $5,278 per month. These year round rental opportunities have been on the market an average of 102 days.

There are eight seasonal rental opportunities available, and they have been on the market an average of 41 days, with an average price of $24,968. The median price is $17,875. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Single Family Home Sales January 2012

There were 23 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of January, 2012.

The average sales price was $1,243,556 and the average market time was 124 days. Total closed Sales Volume for the month of January 2012 was $26,882,795

The one Condominium that sold in January in Westport closed at $870,000 and was on the market for 16 days.

Westport CT Real Estate Market Report Week of January 24, 2012

There are now 259 homes that are actively on the market. The average list price of the available homes is $2,199,747, and these properties have been listed for sale an average of 138 days. The median price is now $1,372,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Thirteen new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Seven properties had a price change.

Six  properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these three pending properties was $1,483,817 and they were on the market an average of 167 days.

Closings: Three homes were reported as sold in the last week, and they were listed at an average price of $1,416,333, and were on the market an average of 91 days before they sold. There were 44 status changes in the last seven days.

Condos: There are fifteen condominiums that are available, and they have been listed an average of 150 days. Their average listing price is $669,250, and the median price is $537,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

There was one home that came on the market this week, and no price changes for existing properties.Two properties went into pending status, and were listed  on average at $874,000.No homes were reported as closed. There were four status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 60 homes or apartments available. The median price is $3,500 per month and the average price is $5,276 per month. These year round rental opportunities have been on the market an average of 98 days.

There are five seasonal rental opportunities available, and they have been on the market an average of 60 days, with an average price of $22,950. The median price is $17,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Seventeen new listings came on the market in the last seven days, and one home came back on the market after being under deposit. One property had a price change.

Six  properties have gone under the initial deposit stage, which we call CTS, and three properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these three pending properties was $1,198,000 and they were on the market an average of 225 days.

Closings: Eight homes were reported as sold in the last week, and they were listed at an average price of $970,375, and were on the market an average of 127 days before they sold. There were 47 status changes in the last seven days.

Condos: There are fifteen condominiums that are available, and they have been listed an average of 169 days. Their average listing price is $674,520, and the median price is $549,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

There were no homes that came on the market this, and no price changes for existing properties. One property which was listed at $699,000  went into pending status, and one home was reported as closed. The property was listed at $899,900 and was on the market 16 days before it sold. There were two status changes in the last seven days.

Westport CT Real Estate Weekly Market Update January 10, 2012

It's the beginning of the year, and inventory is already on the upswing. There are now 242 homes that are actively on the market. The average list price of the available homes is $2,228,535, and these properties have been listed for sale an average of 147 days. The median price is $1,322,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $399,000.

Sixteen new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Nine properties had a price change.

Three properties have gone under the initial deposit stage, which we call CTS, and four properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these two pending properties was $999,250 and they were on the market an average of just 34 days.

Closings: Three homes were reported as sold in the last week, and they were listed at an average price of $1,334,633. There were 53 status changes in the last seven days.

Condos: There are fifteen condominiums that are available, and they have been listed an average of 170 days. Their average listing price is $699,453, and the median price is $562,000. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $284,900.

Activity is still somewhat low, but is starting to pick up. One new listing came on the market, and no homes came bakcon the market after being under deposit. There were no price changes. Two properties went into CTS status, and no properties went into Pending status.

Two properties were reported as sold in the last week, and their average list price was $639,450. They were on the market an average of 87 days before they sold. There were five status changes in the last seven days.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 63 homes or apartments available. The median price is $3,508 per month and the average price is $5,162 per month. These year round rental opportunities have been on the market an average of 92 days.

There are three seasonal rental opportunities available, and they have been on the market an average of 81 days, with an average price of $29,666. The median price is $22,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
