Westport CT Home and Condo Sales Recap for February 2012

There were twelve single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of February, 2012.

The average sales price was $1,134,083 and the average market time was 119 days. Total closed Sales Volume for the month of February 2012 was $13,609,000

Condo Sales in Westport for the month of February 2012

The average sales price for the two Condominiums that sold in Westport was $806,000 and the average market time was 151 days. Total closed Sales Volume for the month of February 2012 was $1,612,000

Westport CT Real Estate Market Report Week of February 28, 2012

There are now 308 homes that are actively on the market, and their average
list price is $2,077,544.  These properties that are currently on the
market  have been listed for average of 120 days, and the median price is
now $1,364,5000.

The highest asking price for all homes currently on the market is
$24,950,000, and the lowest available priced home is $204,900.

Seventeen  new listings came on the market in the last seven days, and one
home came back on the market after being under deposit. Eight properties
had a price change.

Eight properties have gone under the initial deposit stage, which we call
CTS, and six properties went into pending status, which means that the
conditions have been satisfied, and the property is scheduled to close.

The average price of these six pending properties was $1,307,650 and they
were on the market an average of 123 days.

Closings: Four  homes were reported as sold in the last week, and their
average list price was $1,087,225. Average market time for these sold
properties was 181 days. There were 52 status changes in the last seven
days.

Condos: There are sixteen condominiums that are available, and they have
been listed an average of 156 days. Their average listing price is
$651,431,  and the median price is  $524,500. The highest priced condo in
town is listed at $1,495,000 and the lowest offering price is $325,000.

There was no condominium activity in Westport this past week .

Rentals: If you are interested in renting year round, either furnished or
unfurnished, there are 53 homes or apartments available. The median price
is $3,500 month and the average price is $5,103 per month. These year round
rental opportunities have been on the market an average of  98 days.

There are now twenty-two seasonal rental opportunities available, and they
have been on the market an average of 36 days.  Their  average price is
$21,484, and the median price is $15,375. Please note that seasonal rental
prices are sometimes listed as an aggregate price for the season, or they
can be listed as per the monthly rental cost.

Westport CT Real Estate Market Report Week of February 21, 2012

There are now 300 homes that are actively on the market, and their average list price is $2,140,653.  These properties that are currently on the market  have been listed for average of 121 days, and the median price is now $1,374,000.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $204,900.
 
Twenty-one  new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Nine properties had a price change.

Eleven properties have gone under the initial deposit stage, which we call CTS, and seven properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these seven pending properties was $1,869,429 and they were on the market an average of 129 days.

Closings: Four  homes were reported as sold in the last week, and their average list price was $1,509,000. Average market time for these sold properties was just 83 days. There were 63 status changes in the last seven days.

Condos: There are sixteen condominiums that are available, and they have been listed an average of 149 days. Their average listing price is $651,431,  and the median price is  $524,500. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $325,000.

No new listings came on the market in this past week,  and no homes came back on the market after being under deposit. One home had a price change.

The seasonal rentals are beginning to emerge on the market and there are now twenty opportunities available. They have been on the market an average of 31 days, with an average price of $22,257.  The median price is $16,875. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $214,900.

Eleven new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Seven properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and five properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these five pending properties was $1,798,780 and they were on the market an average of just 105 days.

Closings: No homes were reported as sold in the last week. There were 41 status changes in the last seven days.

Condos: There are fifteen condominiums that are available, and they have been listed an average of 152 days. Their average listing price is $671,126, and the median price remains at $539,500. The highest priced condo in town is listed at $1,495,000 and the lowest offering price is $325,000.

The average list price of the available homes is $2,145,937, and is about $85,000 less than it was at the same time last year.  These properties that are currently on the market  have been listed for average of 131 days. The median price  is now $1,396,500.

The highest asking price for all homes currently on the market is $24,950,000, and the lowest available priced home is $214,900.

Seventeen new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Five properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these six pending properties was $2,954,667 and they were on the market an average of 127 days.

Closings: Seven homes were reported as sold in the last week, and they were listed at an average price of $1,075,143, and were on the market an average of 94 days before they sold. There were 60 status changes in the last seven days.
