FEMA Flood Zones in Westport CT Are Changing. Are You Affected?

New flood zone maps proposed by the Federal Emergency Management Agency (FEMA) have added 21 Westport properties to flood zones, while 38 properties have been removed.

A total of 1,122 property owners are affected in one way or another by the new maps. If you are one of the 21 proposed additions to the new map, you should have received a letter informing you of the change. 

The thirty eight properties that have been removed from the list may no longer require flood insurance, (although it may not be a bad idea to maintain it anyway). The proposed  additions to the map will require it.

There may also be an appeal period. Westport Planning and Zoning Office will have some answers to general questions, and can be reached at 203 341-1076. call ahead to check office hours  if you intend on visiting the office in person.

Westport CT Real Estate Market Report Week of July 31, 2012

There are now 356 homes that are actively on the market, and their average list price is  $2,0984,329. These properties that are currently available  have been listed for average of 115 days, and the median price is now $1,307,500.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $309,000.

Fourteen new  listings came on  the market in the last seven days, and one home came back on the market after being under deposit. Nine properties had a price change.

Seven properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these six pending properties was $1,824,167. There are 48 properties scheduled to close town-wide, and their average price is $1,537,940.

Closings:  Nine homes were reported as sold in the last week, and their average list price was $907,528.  Average market time for these sold properties was 109 days. There were 54 status changes in the last seven days.

Condos:  There are 16 condominiums that are available, and they have been listed an average of 193 days. Their average listing price is $650,931, and the median price is $539,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $335,000.

There were no new listings, no depsoits reported of any kind, and was virtually no activity in the condominium market this past week, with just one status change.
 
Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 84 homes or apartments available. The median price is  $4,925 per month and the average price is $6,363 per month. These year round rental opportunities have been on the market an average of 75 days.

There are 47 short-term rental opportunities that are available, and they have been on the market an average of 127 days.  Their  average price is $11,416, and the median price is $10,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Report Week of July 24, 2012

There are now 357 homes that are actively on the market, and their average list price is  $2,108,322. These properties that are currently available  have been listed for average of 114 days, and the median price remains at $1,324,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $359,000.

Just four new listings came on  the market in the last seven days, and no homes came back on the market after being under deposit. Fourteen properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 11 pending properties was $1,245,527. There are 49 properties scheduled to close town-wide, and their average price is $1,484,185.

Closings:  Eleven homes were reported as sold in the last week, and their average list price was $1,245,527.  Average market time for these sold properties was 23 days. There were 88 status changes in the last seven days.

Condos:  There are 17 condominiums that are available, and they have been listed an average of 180 days. Their average listing price is $630,700, and the median price is $519,450. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $307,000.

There were no new listings reported, and no homes had a price change. One property went into CTS status, and no homes were  reported as entering Pending status.

CLOSINGS: There were three closings reported last week, and the average list price was $596,500. There were five status changes.
 
Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 100 homes or apartments available. The median price is  $4,150 per month and the average price is $6,281 per month. These year round rental opportunities have been on the market an average of 56 days.

There are 47 short-term rental opportunities that are available, and they have been on the market an average of 99 days.  Their  average price is $12,011, and the median price is $8,250. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Ten new listings came on  the market in the last seven days, and two homes came back on the market after being under deposit. Sixteen properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and seven properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these seven pending properties was $1,224,286. There are 58 properties scheduled to close town-wide, and their average price is $1,537,940.

Closings:  Eleven homes were reported as sold in the last week, and their average list price was $1,214,536.  Average market time for these sold properties was 78 days. There were 70 status changes in the last seven days.

Condos:  There are 17 condominiums that are available, and they have been listed an average of 173 days. Their average listing price is $630,700, and the median price is $519,450. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $307,000.

There was one new listing reported, and no homes had a price change. One property went into CTS status, and no homes were  reported as entering Pending status. There were no closings, and just two status changes.

There are now 369 homes that are actively on the market, and their average list price is  $2,082,282. These properties that are currently available  have been listed for average of 106 days, and the median price is now $1,299,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $359,000.

Eleven new listings came on  the market in the last seven days, and four homes came back on the market after being under deposit. Nine properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and fourteen properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these fourteen pending properties was $1,676,286. There are 63 properties scheduled to close town-wide, and their average price is $1,517,705.

Closings:  Fourteen homes were reported as sold in the last week, and their average list price was $1,541,429.  Average market time for these sold properties was 98 days. There were 81 status changes in the last seven days.

Condos:  There are 16 condominiums that are available, and they have been listed an average of 176 days. Their average listing price is $629,618, and the median price is $519,450. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $307,000.

There was no listing activity at all this past week, and no status changes.
 
Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 89 homes or apartments available. The median price is  $4,225 per month and the average price is $6,330 per month. These year round rental opportunities have been on the market an average of 53 days.

There are 48 short-term rental opportunities that are available, and they have been on the market an average of 77 days.  Their  average price is $12,717, and the median price is $9,750.
