Westport CT Real Estate Market Update Week of June 19, 2012

There are now 364 homes that are actively on the market, and their average list price is  $2,076,369. These properties that are currently available  have been listed for average of 104 days, and the median price is now $1,272,500.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $359,000.

Thirteen new listings came on  the market in the last seven days, and three homes came back on the market after being under deposit. Five properties had a price change.

Seven properties have gone under the initial deposit stage, which we call CTS, and thirteen properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these fifteen pending properties was $1,311,069. There are 84 properties scheduled to close town-wide, and their average price is $1,581,542.

Closings:  Eighteen homes were reported as sold in the last week, and their average list price was $1,739,500.  Average market time for these sold properties was 89 days. There were 83 status changes in the last seven days.

Condos:  There are 19 condominiums that are available, and they have been listed an average of 165 days. Their average listing price is $614,494, and the median price is  $514,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $312,000.

There was minimal activity in  Westport's condo market this week with just one status change. No new listings, and no deposits of any type were reported, although one home had a price change.

There are five properties town-wide that are scheduled to close, and their average price is $600,600.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 85 homes or apartments available. The median price is  $4,200 per month and the average price is $5,915 per month. These year round rental opportunities have been on the market an average of 50 days.

There are 52 short-term rental opportunities that are available, and they have been on the market an average of 57 days.  Their  average price is $13,190, and the median price is $9,750. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Update Week of June 12, 2012

There are now 373  homes that are actively on the market, and their average list price is  $2,050,797. These properties that are currently available  have been listed for average of 98 days, and the median price is now $1,272,450.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $359,000.

Fifteen new listings came on  the market in the last seven days, and no homes came back on the market after being under deposit. Fifteen properties had a price change.

Eleven properties have gone under the initial deposit stage, which we call CTS, and fifteen properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these fifteen pending properties was $1,271,927.

TOWNWIDE PENDINGS: There are 84 properties scheduled to close, and their average price is $1,581,542.

Closings:  Eight homes were reported as sold in the last week, and their average list price was $1,521,438.  Average market time for these sold properties was 86 days. There were 73 status changes in the last seven days.

Condos:  There are 18 condominiums that are available, and they have been listed an average of 167 days. Their average listing price is $631,972, and the median price is  $561,750. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $312,000.

There was one new listing this past week, and one property came back on the market after being under deposit. No properties had a price change.  No properties went into the CTS stage, and no properties entered into the pending stage of deposit.

TOWNWIDE PENDINGS: There are five properties scheduled to close, and their average price is $600,600.

Eighteen new listings came on  the market in the last seven days, and two homes came back on the market after being under deposit. Twenty-three properties had a price change.

The average price of these fourteen pending properties was $1,423,643.

Closings:  Ten homes were reported as sold in the last week, and their average list price was $1,470,300.  Average market time for these sold properties was 85 days. There were 98 status changes in the last seven days.

Westport CT Single Family and Condominium Sales Report for May 2012

 There were 30  single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of May, 2012.


The average sales price was $1,556,133 and the average market time was 112 days.
Total closed Sales Volume for the month of April 2012 was $46,684,000


There were 5 condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of May, 2012.


The average sales price was $615,600 and the average market time was 114 days.
Total closed Condominium  Sales Volume for the month of April 2012 was $3,078,000

Nine properties have gone under the initial deposit stage, which we call CTS, and sixteen properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these sixteen pending properties was $1,610,000.

Closings:  Eight homes were reported as sold in the last week, and their average list price was $1,379,375.  Average market time for these sold properties was 122 days. There were 61 status changes in the last seven days.

Condos:  There are 16 condominiums that are available, and they have been listed an average of 174 days. Their average listing price is $593,281, and the median price is  $499,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $312,000.

There was one new listing this past week, and no properties came back on the market after being under deposit. One property had a price change. One property went into the CTS stage, and two properties entered into the pending stage of deposit, and were listed on average at $444,500.

One condominium was reported as sold in the last seven days, and it was listed at $649,000. There were seven status changes.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 94 homes or apartments available. The median price is  $3,900 per month and the average price is $5,620 per month. These year round rental opportunities have been on the market an average of 53 days.
