Westport CT Real Estate Market Report Week of July 24, 2012

There are now 357 homes that are actively on the market, and their average list price is  $2,108,322. These properties that are currently available  have been listed for average of 114 days, and the median price remains at $1,324,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $359,000.

Just four new listings came on  the market in the last seven days, and no homes came back on the market after being under deposit. Fourteen properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 11 pending properties was $1,245,527. There are 49 properties scheduled to close town-wide, and their average price is $1,484,185.

Closings:  Eleven homes were reported as sold in the last week, and their average list price was $1,245,527.  Average market time for these sold properties was 23 days. There were 88 status changes in the last seven days.

Condos:  There are 17 condominiums that are available, and they have been listed an average of 180 days. Their average listing price is $630,700, and the median price is $519,450. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $307,000.

There were no new listings reported, and no homes had a price change. One property went into CTS status, and no homes were  reported as entering Pending status.

CLOSINGS: There were three closings reported last week, and the average list price was $596,500. There were five status changes.
 
Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 100 homes or apartments available. The median price is  $4,150 per month and the average price is $6,281 per month. These year round rental opportunities have been on the market an average of 56 days.

There are 47 short-term rental opportunities that are available, and they have been on the market an average of 99 days.  Their  average price is $12,011, and the median price is $8,250. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
