Trumbull CT Housing and Real Estate Market Report Week of 6/23/14

BUYER/SELLER ACTION ALERT- Deposit ratios continue to be high, BUT they have cooled off a little bit. There is still time to take advantage of this very good market, which continues to be among the best in the area.

As of this morning, there are 174 homes that are actively on the market. The average market time is 84 days,  and their *cumulative market time is 115 days. These available properties are listed at an average price of $493,419. The median list price in Trumbull is currently $439,900. The highest priced home in town is listed at $1,199,000 and the lowest priced home is available at $165,000.

This week, we saw 18 new listings come on the market, and seven homes come back on the market after being under deposit. There were 23 properties that had a price change. There were six properties that went under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $380,527.

TOWNWIDE DEPOSITS:  There are 42 properties townwide in the initial stage of deposit (which we call CTS) and an additional 60 properties that are scheduled to close, and their average price is $415,018.

CLOSINGS:  There were 15 properties that were reported as sold in this past week, The average list price was $426,100 and their average time on the market was just 44 days. There were 89 status changes in the last week.

TRUMBULL CT CONDOS: The median price of the 19 condominiums that are available in Trumbull is $385,000. These homes have been listed an average of 83 days,  with an average cumulative market time of 92 days, and have an average price of $417,400. The highest priced condo in Trumbull is listed at $749,900. The lowest priced home is $184,900.

There were five new listings reported, no homes came back on the market,  and three properties had a price change. No home went into CTS status  and no homes went into pending status.   There were nine status changes reported.

TOWNWIDE DEPOSITS: There is one property currently under CTS status, and four properties scheduled to close.


CLOSINGS: There was one closing reported in the last week, and the home was listed at $349,900.

RENTALS: If you are looking for a rent in town, there are 17 homes or apartments available, and they are listed at an  average price of $2,482 per month. These homes have been on the market approximately 31 days. The median price for a rental is $2,400 per month.

Trumbull CT Housing and Real Estate Market Report Week of 4/28/14

EXTREME BUYER/SELLER ACTION ALERT- Deposit ratios continue to be out of sight, and Trumbull's market is HOT!

Inventory is increasing, but not fast enough- and as of this morning, there are 139 homes that are actively on the market. The average market time is 87 days,  and their *cumulative market time is 126 days, and that has decreased by over 30 days! These available properties are listed at an average price of $479,089. The median list price in Trumbull is currently  $439,900. The highest priced home in town is listed at $1,149,900 and the lowest priced home is available at $165,000.

This week, we saw 22 new listings come on the market, and one home come back on the market after being under deposit. There were 14 properties that had a price change. There were 12 properties that went under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $418,840.

TOWNWIDE DEPOSITS:  There are 38 properties townwide in the initial stage of deposit (which we call CTS) and an additional 45 properties that are scheduled to close, and their average price is $452,446.

CLOSINGS:  There were 11 properties that were reported as sold in this past week, The average list price was $415,636 and their average time on the market was just 67 days. There were 73 status changes in the last week.

TRUMBULL CT CONDOS: The median price of the 12 condominiums that are available in Trumbull is $380,000. These homes have been listed an average of 75 days,  with an average cumulative market time of 89 days, and have an average price of $378,958. The highest priced condo in Trumbull is listed at $569,900. The lowest priced home is $265,000.

There was minimal condominium activity this week- one new listing, two homes came back on the market,  and one property had a price change. No home went into CTS status  and one home went into pending status.   There were eight status changes reported.

Inventory is VERY low, and as of this morning, there are just 96 homes that are actively on the market. The average market time is 113 days,  and their *cumulative market time is 169 days.  These available properties are listed at an average price of $501,500. The median list price in Trumbull is currently  $479,900. The highest priced home in town is listed at $1,099,000 and the lowest priced home is available at $165,000.

This week, we saw 12 new listings come on the market, and two homes came back on the market after being under deposit. There were eight properties that had a price change. There were 14 properties that went under the initial deposit stage, which we call CTS, and seven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $442,800.
