Trumbull CT Housing and Real Estate Market Report Week of 4/28/14

EXTREME BUYER/SELLER ACTION ALERT- Deposit ratios continue to be out of sight, and Trumbull's market is HOT!

Inventory is increasing, but not fast enough- and as of this morning, there are 139 homes that are actively on the market. The average market time is 87 days,  and their *cumulative market time is 126 days, and that has decreased by over 30 days! These available properties are listed at an average price of $479,089. The median list price in Trumbull is currently  $439,900. The highest priced home in town is listed at $1,149,900 and the lowest priced home is available at $165,000.

This week, we saw 22 new listings come on the market, and one home come back on the market after being under deposit. There were 14 properties that had a price change. There were 12 properties that went under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $418,840.

TOWNWIDE DEPOSITS:  There are 38 properties townwide in the initial stage of deposit (which we call CTS) and an additional 45 properties that are scheduled to close, and their average price is $452,446.

CLOSINGS:  There were 11 properties that were reported as sold in this past week, The average list price was $415,636 and their average time on the market was just 67 days. There were 73 status changes in the last week.

TRUMBULL CT CONDOS: The median price of the 12 condominiums that are available in Trumbull is $380,000. These homes have been listed an average of 75 days,  with an average cumulative market time of 89 days, and have an average price of $378,958. The highest priced condo in Trumbull is listed at $569,900. The lowest priced home is $265,000.

There was minimal condominium activity this week- one new listing, two homes came back on the market,  and one property had a price change. No home went into CTS status  and one home went into pending status.   There were eight status changes reported.

TOWNWIDE DEPOSITS: There are four properties currently under CTS status, and three properties scheduled to close.


CLOSINGS: There were no closings reported in the last week.

RENTALS: If you are looking for a rent in town, there are eight homes or apartments available, and they are listed at an  average price of $2,203 per month. These homes have been on the market approximately 47 days. The median price for a rental is $1,938 per month.

Trumbull CT Real Estate Weekly Market Report 5/3/11

TRUMBULL CT HOMES: Finally coming into its own market, Trumbull is beginning to see some consistency similar to neighboring towns. Not completely into the spring market as much as we'd hoped, but things are looking up!

The median list price in Trumbull is $384,900. The market is continuing to  improve.  As of this morning, there are 198 homes actively on the market for  86 days and are listed at an average of $479,026. This week, we saw eight new listings come on the market, including one home that came back on the market after being under deposit.  There were  nine properties that had a price change. There were ten properties that have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: There were 10  properties that sold this past week. The average list price was $381,150 and these homes were on the market an average of 84 days. There were 56 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $336,950. The 31 condominiums that are available have been  listed an average of 125 days, and have an average price of $369,901  no new listings  came on the market this week. Three condominiums had a price change. In the last week,  no  condominiums went into CTS status, and one property went into pending status. CLOSINGS: There was one property that closed in the last week which was listed at $369,900 and was on the market for 100 days . There were eight status changes for the week.

RENTALS: If you are looking for a rent in town, there are  12 homes or apartments available, and they are listed at average price of $2,633 per month. These homes have been on the market approximately 52 days.

Trumbull CT April 2011 Monthly Real Estate Sales Report

There were eighteen single family home sales in Trumbull during the month of April   that were reported to the MLS.  The average List price was $384,300 and the average sale price was $370,650, and market time for these listings to sell was 87 days. On average, the sale price to list price ratio for sold listings was 96%, and these sales figures include eleven sales of 3 bedroom homes, and seven sales of 4 bedroom homes.  

During this same period in 2010, there were 28 sales, and during this period in 2009, there were 21 sales. Trumbull's real estate market  is still struggling with sales, although we are hopeful that this market is on its way back.

Two  condominiums were sold in Trumbull that were reported to the MLS.  The average List price was $434,750 and the average sale price was $410,000,  market time for these listings to sell was 111 days, and these figures include one unit with 2 bedrooms or less, and one unit with 3 bedrooms On average, the sale price to list price ratio for sold listings was 94%. NOTE: all information was obtained through the GFC-CMLS, which does not include private sales.

I should also note that the median price for condominiums in Trumbull is generally less than $350,000.

Trumbull CT Real Estate Weekly Market report 4/26/11

TRUMBULL CT HOMES:  The median list price in Trumbull is $382,000. The market is continuing to  improve, and this past week is the best that Trumbull has seen for quite a while.  As of this morning, there are 192 homes actively on the market for  83 days and are listed at an average of $473,744. 8 new listings came on the market this week, including 1 home that came back on the market after being under deposit.  There were  5 properties that had a price change. 8 properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 2 properties sold this past  week. The average list price was $489,900 and these homes were on the market an average of 29 days. There were 41 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $344,450. The 28 condominiums that are available have been  listed an average of 118 days, and have an average price of $375,703.  no new listings  came on the market this week, and no  Property had a price change. In the last week,  1 property went into CTS status,  and 1 property went into pending status. CLOSINGS: 1 property closed in the last week . There were 6 status changes for the week.

If you are looking for a rent in town, there are  13 homes or apartments available, and they are listed at average price of $2,261 per month, and have been on the market approximately 48 days.
