Norwalk CT Real Estate Weekly Update March 6, 2012

NORWALK CT HOMES: There are 376 homes that are actively on the market, and  you can begin to expect that more homes will be coming on the market in the weeks ahead. These available homes have been on the market an average of 118 days and are listed at an average price of $675,716. The median list price in Norwalk is $414,700.

The highest priced home for sale in the city is listed at $4,500,000 and the lowest priced home available is $105,000.

Twenty-six new listings came on the market this week, and two homes came back on the market after being under deposit. There weretwenty-two properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and thirteen properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $523,723.

TOWNWIDE PENDINGS: There are 55 properties scheduled to close, and their average price is $558,365.

CLOSINGS: Eight single family homes were reported sold. These homes had an average list price of $363,462 and were on the market an average of 127 days. There were 102 status changes in the last week.

NORWALK CT CONDOS: The 213 condominiums that are available in Norwalk are listed at an average price of $283,415 and have been on the market an average of 135 days. The median price of a condo in Norwalk is $209,450. The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $39,500.

There were twelve new listings this week, and no homes came back on the market after being under deposit. There were seven properties that had a price change. In the last week, five properties went into CTS status, and three properties went into pending status. Their average list price was $283,333.

TOWNWIDE PENDINGS: There are 19 properties scheduled to close, and their average price is $203,536.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and their average list price was $340,333. They were on the market an average of 148 days. There were 48 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 159 homes or apartments available. The median monthly price is $1,637 and the average price is $2,205 per month. These year round rental opportunities have been on the market an average of 59 days.

There are three seasonal rentals available at this time, and the average list price is $24,166. The median price is $18,750. Average market time is 18 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures

Norwalk CT Single Family Home and Condominium Sales February 2012

There were thirteen single family home sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of  February, 2012.

The average sales price was $628,800 and the average market time was 142 days. Total closed Sales Volume for the month of February 2012 was $8,174,400

The average sales price for the fifteen Condominiums that sold in Norwalk was $244,019 and the average market time was 139 days. Total closed Sales Volume for the month of February 2012 was $3,660,288

NORWALK CT HOMES: There are 360 homes that are actively on the market, and although the amount of homes seems to be holding steady, you can begin to expect that more homes will be coming on the market in the weeks ahead. These available homes have been on the market an average of 121 days and are listed at an average price of $676,221. The median list price in Norwalk is $414,250.

The highest priced home for sale in the city is listed at $4,500,000 and the lowest priced home available is $105,000.

Seventeen new listings came on the market this week, and three homes came back on the market after being under deposit. There were seventeen properties that had a price change. Ten properties have gone under the initial deposit stage, which we call CTS, and twelve properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $454,500.

TOWNWIDE PENDINGS: There are 57 properties scheduled to close, and their average price is $541,610.

CLOSINGS: Four single family homes were reported sold. These homes had an average list price of $316,975 and were on the market an average of 107 days. There were 78 status changes in the last week.

NORWALK CT CONDOS: The 212 condominiums that are available in Norwalk are listed at an average price of $282,564 and have been on the market an average of 138 days. The median price of a condo in Norwalk is $209,250. The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $39,500.

There were four new listings this week, and one home came back on the market after being under deposit. There were nine properties that had a price change. In the last week, four properties went into CTS status, and six properties went into pending status. Their average list price was $227,633.

TOWNWIDE PENDINGS: There are 23 properties scheduled to close, and their average price is $231,017.

CLOSINGS: There were five condominiums that were reported as closed in the last week, and their average list price was $197,699. They were on the market an average of 105 days. There were 34 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 168 homes or apartments available. The median monthly price is $1,685 and the average price is $2,233 per month. These year round rental opportunities have been on the market an average of 59 days.

There is one seasonal rental available at this time, and it  is listed at $7,500.

Fourteen new listings came on the market this week, and one home came back on the market after being under deposit. There were twelve properties that had a price change.
