Fairfield CT Real Estate Market Report Week of November 19, 2012

FAIRFIELD CT HOMES: There are currently 319 homes that are actively on the market, and the median list price in Fairfield remains at $799,000. These homes have been available an average of 131 days, with  an *average cumulative market time of 238 days, and are listed at an average price of $1,311,393. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $166,500.

Ten new listings came on the market in the past seven days, and five homes came back on the market after being under deposit. There were 17 properties that had a price change. Five properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $571,425.


TOWNWIDE DEPOSITS:  There are 24 homes currently in CTS status, and an additional 78 properties that are scheduled to close with an average price of $713,559.

CLOSINGS:  Sixteen properties were reported as sold this past week, and they had an average list price of $695,075 with an average market time of 91 days. There were  96 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 34 condos that are available is $464,700.  These properties have been listed an average of 133 days, with a cumulative market time of 187 days, and have an average price of $461,235. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $164,900.

Four new listings came on the market this week, and no homes came back on the market after being under deposit. Four properties had a price change. In the last week, one property went into CTS status, and one properties  went into pending status, and was listed at $220,000.

TOWNWIDE DEPOSITS: There are two properties in the  initial stage of deposit, and an additional 12 properties scheduled to close, and their average price is $473,109.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $352,000. There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 70 homes or apartments available. The median monthly price is $2,500 and the average price is $3,848 per month. These year round rental opportunities have been on the market an average of 77 days.

There are 14 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 167 days, and at an average price of $7,525.  The median price of both furnished and unfurnished seasonal rentals is $4,950. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Report Week of November 12, 2012

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,397,000. As of this morning, there are 40 homes that have actively been on the market for an average of 158 days, and an average *cumulative market time of 363 days, which are listed at an average price of $2,437,138.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $369,000.

One new listing came on the market this week, and one home came back on the market after being under deposit. There were four properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied. Their average price was $582,000.

SOUTHPORT DEPOSITS: There are four homes currently under the beginning stage of deposit ( CTS status) , and another six homes  scheduled to close. Their average list price is $626,715.

CLOSINGS: There was one closing reported in the past week, and the home was listed at $1,000,000. There were 14 status changes in the last seven days.

Fairfield CT Real Estate Market Report - Week of November 6, 2012

FAIRFIELD CT HOMES: There are currently 340 homes that are actively on the market, and the median list price in Fairfield remains at $799,000. These homes have been available an average of 127 days, with  an *average cumulative market time of 238 days, and are listed at an average price of $1,311,040. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $166,500.

Nine new listings came on the market in the past seven days, and one home came back on the market after being under deposit. There were six properties that had a price change. Eight properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $685,182.


TOWNWIDE DEPOSITS:  There are 39 homes currently in CTS status, and an additional 89 properties that are scheduled to close with an average price of $698,634.

CLOSINGS:  Four properties were reported as sold this past week, and they had an average list price of $602,200 with an average market time of 199 days. There were  66 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 34 condos that are available is $432,450.  These properties have been listed an average of 138 days, with a cumulative market time of 176 days, and have an average price of $438,247. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $169,500.

No new listings came on the market this week, and no home came back on the market after being under deposit. One property had a price change. In the last week, no properties went into CTS status, and two properties  went into pending status. They were listed on average at $622,055.

TOWNWIDE DEPOSITS: There are three properties in the  initial stage of deposit, and an additional 2 properties scheduled to close, and their average price is $669,555.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $622,055. There were six status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 82 homes or apartments available. The median monthly price is $2,650 and the average price is $3,759 per month. These year round rental opportunities have been on the market an average of 79 days.

There are 12 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 206 days, and at an average price of $7,908.  The median price of both furnished and unfurnished seasonal rentals is $4,500. The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $352,292.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. There were four properties that had a price change.
