Fairfield CT Real Estate Report Week of September 24, 2012

FAIRFIELD CT HOMES: There are currently 381 homes that are actively on the market, and the median list price in Fairfield is now  at $799,000. These homes have been available an average of 117 days, with  an *average cumulative market time of 243 days, and are listed at an average price of $1,271,869. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $85,900.

Thirty-four new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 24 properties that had a price change. Twenty-one properties have gone under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $691,300.


TOWNWIDE DEPOSITS:  There are 46 homes currently in CTS status, and an additional 76 properties that are scheduled to close with an average price of $744,611.

CLOSINGS:  Twenty properties were reported as sold this past week, and they had an average list price of $674,785 with an average market time of 89 days. There were 119 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 38 condos that are available is $447,450.  These properties have been listed an average of 142 days, with a cumulative market time of 183 days, and have an average price of $4990,648. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $169,900.

Four new listings came on the market this week, and one home came back on the market after being under deposit. Two properties had a price change. In the last week, three properties went into CTS status, and two properties  went into pending status. They were listed on average at $226,950.

TOWNWIDE DEPOSITS: There are five properties in the  initial stage of deposit, and an additional 11 properties scheduled to close, and their average price is $437,952.

CLOSINGS: Four properties were reported as closed in the last week, and were listed on average at $502,225. There were 16 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 87 homes or apartments available. The median monthly price is $2,650 and the average price is $3,652 per month. These year round rental opportunities have been on the market an average of 62 days.

There are 18 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 152 days, and at an average price of $9,730.  The median price of both furnished and unfurnished seasonal rentals is $4,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Report Week of September 17, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,347,000. As of this morning, there are 50 homes that have actively been on the market for an average of 138 days, and an average *cumulative market time 375 days, which are listed at an average price of $2,219,918.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $369,000.

Three new listings came on the market this week, and no home came back on the market after being under deposit. There were three properties that had a price change. One home has gone under the initial deposit stage, which we call CTS, and no property went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are three homes currently under the beginning stage of deposit ( CTS status) , and another 10 homes  scheduled to close. Their average list price is $963,600.

CLOSINGS: There was one closing reported in the past week, the property was listed at $375,000. There were nine status changes in the last seven days.

Thirty-eight new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were 31 properties that had a price change. Ten properties have gone under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 36 homes currently in CTS status, and an additional 86 properties that are scheduled to close with an average price of $731,910.

CLOSINGS:  Eleven properties were reported as sold this past week, and they had an average list price of $506,291 with an average market time of 106 days. There were 115 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 35 condos that are available is $460,000.  These properties have been listed an average of 142 days, with a cumulatibe market time of 181 days, and have an average price of $528,805. The highest list price for a condo in town is $1,149,000 and the lowest priced condominium available is $169,900.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. One property had a price change. In the last week, four properties went into CTS status, and two properties  went into pending status. They were listed on average at $324,750.

TOWNWIDE PENDINGS: There are five properties in the  initial stage of deposit, and an additional 12 properties scheduled to close, and their average price is $464,373.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $574,250. There were 15 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 90 homes or apartments available. The median monthly price is $2,625 and the average price is $3,606 per month. These year round rental opportunities have been on the market an average of 58 days.

Fairfield Single Family and Condominium Sale Details for August 2012

There were 71 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of August, 2012. The smallest home that sold was 720 square feet, and the largest was 8,333 square feet.  



The average sales price was $817,268 and the average market time was 97 days.
Total closed Sales Volume for the month of August 2012 was $58,026,050

There were 7  condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of August, 2012. The smallest home that sold was 1,200 square feet, and the largest was 3,000 square feet.  


The average sales price was $428,571 and the average market time was 75 days.
Total closed Condominium  Sales Volume for the month of August 2012 was $3,000,000

FAIRFIELD CT HOMES: There are currently 366 homes that are actively on the market, and the median list price in Fairfield is now  at $830,000. These homes have been available an average of 116 days, with  a *average cumulative market time of 250 days, and are listed at an average price of $1,355,080. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $139,900.

Twenty-five new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were 19 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 46 homes currently in CTS status, and an additional 93 properties that are scheduled to close with an average price of $763,240.

CLOSINGS:  Sixteen properties were reported as sold this past week, and they had an average list price of $639,406 with an average market time of 79 days. There were 109 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 38 condos that are available is $444,900.  These properties have been listed an average of 144 day, with a cumulatibe market time of 158 days, and have an average price of $505,232. The highest list price for a condo in town is $1,149,000 and the lowest priced condominium available is $169,900.
