Southport CT Real Estate Market Report Week of December 10, 2012

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,397,000. As of this morning, there are 34 homes that have actively been on the market for an average of 160 days, and an average *cumulative market time of 324 days, which are listed at an average price of $2,451,424.

 



The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $325,000.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and no home has gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied. they were lsied on average at $1,197,000.

SOUTHPORT DEPOSITS: There are two homes currently under the beginning stage of deposit ( CTS status) , and another six homes  scheduled to close. Their average list price is $1,061,000.

CLOSINGS: There was one closing reported in the past week, and the home was listed at $819,000. There were eight status changes in the last seven days.

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,399,000. As of this morning, there are 35 homes that have actively been on the market for an average of 165 days, and an average *cumulative market time of 354 days, which are listed at an average price of $2,494,354.

 



The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $349,900.

One new listing came on the market this week, and one home came back on the market after being under deposit. There were two properties that had a price change, and one home has gone under the initial deposit stage, which we call CTS. The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $369,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and two homes have gone under the initial deposit stage, which we call CTS. one property went into Pending status, which means that the conditions have been satisfied, and was listed at $549,000.

Fairfield CT Real Estate Market Report Week of November 26, 2012

FAIRFIELD CT HOMES: There are currently 304 homes that are actively on the market, and the median list price in Fairfield remains at $799,000. These homes have been available an average of 137 days, with  an *average cumulative market time of 243 days, and are listed at an average price of $1,334,529. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $166,500.

Five new listings came on the market in the past seven days, and seven homes came back on the market after being under deposit. There were eight properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $499,836.


TOWNWIDE DEPOSITS:  There are 23 homes currently in CTS status, and an additional 73 properties that are scheduled to close with an average price of $707,557.

CLOSINGS:  Nine properties were reported as sold this past week, and they had an average list price of $720,289 with an average market time of 114 days. There were  80 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 34 condos that are available is $464,700.  These properties have been listed an average of 140 days, with a cumulative market time of 194 days, and have an average price of $461,088. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $164,500.

No new listings came on the market this week, and no homes came back on the market after being under deposit. Two properties had a price change. In the last week, no property went into CTS status, and no properties  went into pending status, and was listed at $220,000.

TOWNWIDE DEPOSITS: There are two properties in the  initial stage of deposit, and an additional 12 properties scheduled to close, and their average price is $473,109.

CLOSINGS: No properties were reported as closed in the last week. There were three status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 68 homes or apartments available. The median monthly price is $2,500 and the average price is $3,865 per month. These year round rental opportunities have been on the market an average of 83 days.

There are 15 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 163 days, and at an average price of $7,223.  The median price of both furnished and unfurnished seasonal rentals is $4,900. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
