Westport CT Weekly Housing and Real Estate Market Report for 8/7/13

There are now 276 homes that are actively on the market. The average list price of these available homes is holding close to steady at $2,210,093, and these properties have been listed for average of 120 days, with a cumulative market time of 187 days. The median price is currently at $1,814,500.

The highest asking price for all homes currently on the market is $12,000,000, and the lowest available priced home is $309,000.

Eighteen new listings came on  the market in the last seven days, and six homes came back on the market after being under deposit. Eighteen properties had a price change.

Fifteen properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 15 pending properties is $1,143,150.  There are currently 32 homes in CTS status  throughout Westport, and another 75 properties scheduled to close town-wide, with an average price of $1,613,117.

Closings:  There were 12 single family homes reported as sold in the last week, were listed on average at $1,644,750, and sold with an average market time of 84 days.  There were 95 status changes in the last seven days.

Condos:  There are just six condominiums that are available, and they have been listed an average of 146 days. Their average listing price is $550,125 and the median price is $525,000. The highest priced condo in town is listed at $999,000 and the lowest offering price is $289,000.

There were no new listings this week, no homes came back on the market after being under deposit, and there were no price changes. Three properties entered into the initial stage of deposit

There are eight properties town-wide that  are currently in CTS status, and three homes are scheduled to close that are listed on average  at $695,000.

One sale was reported during the last week, and the property was listed at $375,000. There were four status changes reported.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 52  homes or apartments available. The median price is $4,175 per month and the average price is $4,901 per month. These year round rental opportunities have been on the market an average of 45 days.

There are 37 short-term rental opportunities that are available, and they have been on the market an average of 63 days.  Their  average price is $10,200,  and the median price is $9,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Report Week of January 7, 2013

There are now only 188 homes that are actively on the market, representing a drop off of about  ten percent from just  last week, but expect inventory to grow steadily in the weeks ahead. The average list price of these available homes is $2,352,421 and these properties have been listed for average of 164 days, with a cumulative market time of 275 days. The median price is now $1,712,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $360,000.
Eight new  listings came on  the market in the last seven days, and seven homes came back on the market after being under deposit. Twelve properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and four properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these four pending properties is $1,419,725.  There are currently 16 homes in CTS status  throughout Westport, and another  38 properties scheduled to close town-wide, with an average price of $1,572,189.

Closings: Four properties were reported as sold in the last week. Their average list price was $1,296,500, with an  average market time of 137 days. There were 70 status changes in the last seven days.

Condos:  There are six condominiums that are available, and they have been listed an average of 344 days. Their average listing price is $635,000, and the median price is $632,000. The highest priced condo in town is listed at $949,000 and the lowest offering price is $299,000.

There was no new listing activity reported in the last week, and no homes came back on the market after being under deposit. One property had a price change, and one property was entered the CTS stage of deposit. No homes went into pending status.

There is one property townwide that is currently in CTS status, and one home is scheduled to close that is listed at $329,000.

Closings: There were no condos reported as sold this past week, and just two status change.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 44 homes or apartments available. The median price is $4,825 per month and the average price is $4,721 per month. These year round rental opportunities have been on the market an average of 62 days.

There are 21 short-term rental opportunities that are available, and they have been on the market an average of 50 days.  Their  average price is $13,095, and the median price is $6,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Help the "Great Cakes" Crusade in Westport, CT!

We read with great interest that "Great Cakes" at 772 Post Road East was having financial difficulties and is in danger of closing after being at the same location for 30 years. The owner, Rick Dickinson posted a sign in his front window urging customers to open a prepaid account for $100 to enable him to stay in business.  WE love the fact that so many Westporters came out in his support, and urge you to do the same.

Westport CT Real Estate Market Report Week of January 3, 2013

There are now just 202 homes that are actively on the market. The average list price of these available homes is $2,363,313 and these properties have been listed for average of 170 days, with a cumulative market time of 272 days. The median price is now $1,795,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $360,000.

One new  listing came on  the market in the last seven days, and two homes came back on the market after being under deposit. One  property had a price change.

Six properties have gone under the initial deposit stage, which we call CTS, and five properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these five pending properties is $1,353,300.  There are currently 15 homes in CTS status  throughout Westport, and another  41 properties scheduled to close town-wide, with an average price of $1,531,934.

Closings: Four properties were reported as sold in the last week. Their average list price was $1,137,250, with an  average market time of 81 days. There were 30 status changes in the last seven days.

Condos:  There are seven condominiums that are available, and they have been listed an average of 298 days. Their average listing price is $576,409, and the median price is $639,000. The highest priced condo in town is listed at $949,000 and the lowest offering price is $200,864.

There was no new listing activity reported in the last week, and no homes came back on the market after being under deposit. No properties entered the CTS stage of deposit, and no homes went into pending status.

There is one property townwide that is currently in CTS status, and one home is scheduled to close that is listed at $329,000.

Closings: There were no condos reported as sold this past week, and just one status change.

Westport CT Real Estate Market Report Week of December 24, 2012

There are now just 210 homes that are actively on the market. The average list price of these available homes is $2,316,239 and these properties have been listed for average of 163 days, with a cumulative market time of 267 days. The median price is now $1,750,000.

The highest asking price for all homes currently on the market is $27,500,000, and the lowest available priced home is $360,000.

Five new  listings came on  the market in the last seven days, and three homes came back on the market after being under deposit. Two  properties had a price change.

Eight properties have gone under the initial deposit stage, which we call CTS, and ten properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these ten pending properties is $1,578,490.  There are currently 14 homes in CTS status  throughout Westport, and another  41 properties scheduled to close town-wide, with an average price of $1,516,849.

Closings: It was a strong week for closings, with seventeen properties reported as sold in the last week. Their average list price was $1,745,694, with an  average market time of 105 days. There were 58 status changes in the last seven days.

Condos:  There are seven condominiums that are available, and they have been listed an average of 291 days. Their average listing price is $576,409, and the median price is $639,000. The highest priced condo in town is listed at $949,000 and the lowest offering price is $200,864.
