Westport CT Housing and Real Estate Market Report Week of  12/3/13

For the second week in a row, inventory dipped  nearly eight percent, and there are now just 213 homes that are actively on the market. The average list price of these available homes is  $2,396,970, and these properties have been listed for average of 132 days, with a cumulative market time of 213 days. The median price has increased slightly to $1,799,000.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $289,000.

It was quite apparent that real estate took a back seat to the holidays last week. No new listings came on the market in the last seven days, and no home came back on the market after being under deposit. Two properties had a price change.

Five properties have gone under the initial deposit stage, which we call CTS, and three properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of these three pending properties is just $591,300.  There are currently 29 homes in CTS status  throughout Westport, and another 45 properties scheduled to close town-wide, with an average price of $1,488,284.

Closings:  There were two single family homes reported as sold in the last week, were listed on average at $2,007,000, and sold with an average market time of just 50 days.  There were only 26 status changes in the last seven days.

Condos:  There are five condominiums that are available, and they have been listed an average of 121 days. Their average listing price is $787,500 and the median price is $789,000.

The highest priced condo in town is $899,000 and is a three bedroom home located at Regents Park, and the lowest priced unit for sale is a two bedroom home on Bradley Lane for $626,500.

There were no new listings this week, and no homes came back on the market after being under deposit. There were no price changes, and three propertis entered into the initial stage of deposit. No homes entered the pending stage of deposit.

There are four properties town-wide that are currently in CTS status, and three homes that are scheduled to close, which are listed on average  at $707,667.
 
No sales were reported during the last week.There were three status changes reported.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 55 homes or apartments available. The median price is $5,950 per month and the average price is $5,689 per month. These year round rental opportunities have been on the market an average of 72 days.

There are 26 short-term rental opportunities that are available, and they have been on the market an average of 85 days. Their average price is $5,888,  and the median price is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Housing and Real Estate Market Report Week of  11/21/13

There was a significant drop of nearly 13 percent from last week's inventory, and there are now just  249 homes that are actively on the market which is partly seasonal. The average list price of these available homes is  $2,340,273, and these properties have been listed for average of 125 days, with a cumulative market time of 203 days. The median price is currently at $1,785,000.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $289,000.

Eight new listings came on the market in the last seven days, and three homes came back on the market after being under deposit. Seven properties had a price change.

Eight properties have gone under the initial deposit stage, which we call CTS, and six properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these six pending properties is $1,035,167.  There are currently 26 homes in CTS status  throughout Westport, and another 41 properties scheduled to close town-wide, with an average price of $1,682,073.

Closings:  There were nine single family homes reported as sold in the last week, were listed on average at $2,418,889, and sold with an average market time of 123 days.   Two standout sales were at 15 Yankee Hill Road  and  38 Bermuda Road.  which closed at $5,720,000 and $5,900,000 respectively. There were 53 status changes in the last seven days.

Condos:  There are six condominiums that are available, and they have been listed an average of 82 days. Their average listing price is $702,038 and the median price is $781,500.

The highest priced condo in town is $899,000 and is a three bedroom home located at Regents Park, and the lowest priced unit for sale is a two bedroom home on Bradley Lane for $626,500.

Westport CT Housing and Real Estate Market Report Week of  11/13/13

There sare currently 283 homes that are actively on the market. The average list price of these available homes is  $2,258,391, and these properties have been listed for average of 118 days, with a cumulative market time of 192 days. The median price is currently at $1,750,000.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $289,000.

Eleven new listings came on the market in the last seven days, and three homes came back on the market after being under deposit. Ten properties had a price change.

Eight properties have gone under the initial deposit stage, which we call CTS, and eight properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these eight pending properties is $1,430,500.  There are currently 25 homes in CTS status  throughout Westport, and another 45 properties scheduled to close town-wide, with an average price of $2,146,547.

Closings:  There were 14 single family homes reported as sold in the last week, were listed on average at $1,658,571, and sold with an average market time of 84 days.   A standout sale was at 7 Lantern Hill,  which closed at $3,250,000 with just 23 days on the market. There were 64 status changes in the last seven days.

Condos:  There are six condominiums that are available, and they have been listed an average of 85 days. Their average listing price is $724,000 and the median price is $759,000.

The highest priced condo in town is $899,000 and is a three bedroom home located at Regents Park, and the lowest priced unit for sale is a two bedroom home at Whitney Glen for $399,000.

Westport CT Housing and Real Estate Market Report Week of  10/7/13

There are now 288 homes that are actively on the market. The average list price of these available homes is  $2,289,427, and these properties have been listed for average of 112 days, with a cumulative market time of 182 days. The median price is currently at $1,782,500.

The seven bedroom colonial at 2 Manitou Court is the highest listed property in town at $12,985,000, and the lowest available priced home is a two bedroom ranch on Crescent Park for $295,000.

Twenty-two new listings came on the market in the last seven days, and four homes came back on the market after being under deposit. Twelve properties had a price change.

Thirteen properties have gone under the initial deposit stage, which we call CTS, and eight properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these eight pending properties is $1,164,050.  There are currently 27 homes in CTS status  throughout Westport, and another 47 properties scheduled to close town-wide, with an average price of $1,731,338.

Westport CT Weekly Housing and Real Estate Market Report for 8/21/13

There are now 287 homes that are actively on the market. The average list price of these available homes is fairly steady at $2,251,594, and these properties have been listed for average of 118 days, with a cumulative market time of 189 days. The median price is down by nearly $35,000 from last week and is currently at $1,799,000.

The highest asking price for all homes currently on the market is $12,985,000, and the lowest available priced home is $309,000.

twenty-one new listings came on the market in the last seven days, and three homes came back on the market after being under deposit. Seven properties had a price change.

Nine properties have gone under the initial deposit stage, which we call CTS, and nine properties also went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties is $1,523,611.  There are currently 30 homes in CTS status  throughout Westport, and another 60 properties scheduled to close town-wide, with an average price of $1,700,043.

Closings:  There were 17 single family homes reported as sold in the last week, were listed on average at $1,441,921, and sold with an average market time of 93 days.  There were 73 status changes in the last seven days.

Condos:  There are just six condominiums that are available, and they have been listed an average of 124 days. Their average listing price is $690,000 and the median price is $739,000. The highest priced condo in town is listed at $899,000 and the lowest offering price is $389,000.
