Trumbull CT Weekly Real Estate Market Report 4/12/11

TRUMBULL CT HOMES:  The median list price in Trumbull is $372,400. The market is continuing to  improve, although at a slower rate than Faifield or Norwalk. As of this morning, there are 180 homes actively on the market for  91 days and are listed at an average of $464,775. 15 new listings came on the market this week, including 1 home that came back on the market after being under deposit.  There were  9 properties that had a price change. 8 properties have gone under the initial deposit stage, which we call CTS, and 9 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 5 properties sold this past  week. The average list price was $305,520 and these homes were on the market an average of 118 days. There were 55 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $339,250. The  26 condominiums that are available have been  listed an average of 139 days, and have an average price of $367,130.  1 new listing came on the market this week, and no  Property had a price change. In the last week,  no property went into CTS status,  and 1 property went into pending status. CLOSINGS: No  properties closed in the last week . There were 3 status changes for the week.

Trumbull CT Real Estate Sales "RealTrender" Report

TheTrumbull RealTrender Report" is a  market snapshot of  real estate sales by price and bedrooms in town over the last 45 days. We also have included townwide condominium sales as well for your review.

There were  13 single family home sales reported in Trumbull in this Realtrender period, and they are broken down by bedrooms in the graph. There  was 1   condominium sale townwide.

The idea of the 45 day report came from the Federal Reserve Banks, who submit an economic climate report every 45 days, and its commonly referred to as The Beige Book. I've thought that if that particular time period was important enough to be recognized by banks, that I should recognize that as a real estate agent as well. So here are the quick details. Trumbull CT Real Estate Sales Report for March 2011

There were nine single family home sales in Trumbull that were reported to the MLS.  The average List price was $350,633 and the average sale price was $334,333, and market time for these listings to sell was 154 days. On average, the sale price to list price ratio for sold listings was 95.35%
One condominium was  sold in Trumbull  that was reported to the MLS.  The  List price was $379,000 and the  sale price was $365,000. The market time  to sell was 176 days. The sale price to list price ratio was 96.3%

CLOSINGS: No properties sold this past  week. There were 48 status changes in the last week.

TRUMBULL CT CONDOS: The  24 condominiums that are available have been  listed an average of 148 days, and have an average price of $372,387.  No new listings came on the market this week, and 1 Property had a price change. In the last week,  1 property went into CTS status,  and no properties went into pending status. One  propertyclosed in the last week that was listed for $379,00 and was on the market for 176 days. There were 5 status changes for the week.

As of this morning, there are 164 homes actively on the market for  107 days and are listed at an average of $441,593. 13 new listings came on the market this week, including 3 homes that came back on the market after being under deposit.  There were  6 properties that had a price change. 7 properties have gone under the initial deposit stage, which we call CTS, and 9 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 4 properties sold this past  week, and they had an average price of $293,975, and  were on the market an average of 118 days. There were 48 status changes in the last week.
