Norwalk CT Real Estate Market Update Week of February 21, 2012

NORWALK CT HOMES: There are 360 homes that are actively on the market, and although the amount of homes seems to be holding steady, you can begin to expect that more homes will be coming on the market in the weeks ahead. These available homes have been on the market an average of 124 days and are listed at an average price of $673,947. The median list price in Norwalk remains at $409,000.

The highest priced home for sale in the city is listed at $4,500,000 and the lowest priced home available is $105,000.

Fourteen new listings came on the market this week, and one home came back on the market after being under deposit. There were twelve properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and seven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $608,186.

TOWNWIDE PENDINGS: There are 52 properties scheduled to close, and their average price is $538,798.

CLOSINGS: Three single family homes were reported sold. These homes had an average list price of $644,300 and were on the market an average of 168 days. There were 69 status changes in the last week.

NORWALK CT CONDOS: The 214 condominiums that are available in Norwalk are listed at an average price of $284,745 and have been on the market an average of 135 days. The median price of a condo in Norwalk is $209,950. The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $39,500.

There were seven new listings this week, and no homes came back on the market after being under deposit. There were eight properties that had a price change. In the last week, nine properties went into CTS status, and five properties went into pending status. Their average list price was $197,379.

TOWNWIDE PENDINGS: There are 24 properties scheduled to close, and their average price is $211,499.

CLOSINGS: There were three condominiums that were reported as closed in the last week, and their average list price was $308,757. They were on the market an average of 111 days. There were 41 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 173 homes or apartments available. The median monthly price is $1,675 and the average price is $2,205 per month. These year round rental opportunities have been on the market an average of 59 days.

There is one seasonal rental available at this time, and it  is listed at $7,500.
