What Makes Your Home More Attractive Than Others on the Market?

It's safe to say that most people know that an attractive home will sell quicker than one that does not have that adjective attached to it.

But, just to clarify, an "attractive" home for sale also refers to its condition, functionality,  ability to sell on a timely basis, and/or price, besides its aesthetics.

And speaking purely about aesthetics, beauty is indeed in the eye of the beholder. A google search for attractive homes came up with a number of contemporary properties,  a few vintage ones, some with pools and some without, just as an example. So even Google is undecided!

Here's what we do know:

The real estate market in Fairfield County is booming in some towns, while a bit sluggish in others, mostly due to a lack of sorely needed attractive inventory.  For example, Norwalk, Trumbull and Fairfield are bustling, especially in some price ranges; however Westport and Easton are not faring as well as these towns, comparatively speaking.

 

FIVE DETERMINING FACTORS OF YOUR HOME'S "ATTRACTIVE" QUOTIENT

1. Condition: Is the home  in good working order, and has it been maintained properly? Is it dated?

2. Aesthetics: A beautiful home inside and out priced incorrectly for the market will not sell, and is still unattractive in the marketplace.

3. Functionality: Has the home been personalized to such an extent that very few buyers will be able to see themselves living in it?

4. Ability to Sell on a Timely Basis: Short Sales and Foreclosures can be attractive to many buyers, but the length of time from offer o closing is much greater than other homes.

5. Price:  All of the above conditions can be made more attractive by pricing the home correctly.

So what does a lack of "attractive"  inventory mean for the market as it pertains to you?

If you are selling, or even considering selling, and can meet the attractive quotient, then now is a probably a VERY good time to get your home on the market, as you will get TOP dollar in today's market, rather then waiting for additional competition.

If you are buying a home, you  may get some of the best deals of the year that are out there RIGHT NOW, if you are willing to look past and be compensated for (by means of final selling price) one of the above conditions.

No matter what style your home is, and what amenities it has, it has to have a solid "Attractive Quotient", as well as a marketing plan with the right agent to find the perfect buyer who would appreciate it.

The Top Five Seller Mistakes and How to Avoid Them 

Everyone wants to get the most money out of the sale of their home, but sometimes in an effort to do just that, you can sabotage yourself without even knowing it.  Here are a few common mistakes that sellers make, so you'll  know what NOT to do when selling your home.

  • 1. Basing your asking price solely on the listing price of other properties.  If you see one, or any number of homes on the market for a particular price, don't assume that your home is worth that price as well, even if your home has more to offer. If those homes are on the market, then that means that they haven't sold- and anyone can list their home for sale at any price if an agent is willing to list it for that price. It does not necessarily mean that the home is worth it. See my post on "Street Phenomena"
  • 2. Listing your home to the agent that gives you the highest price. Some agents deliberately over-value your  home just to get you to sign a six month listing agreement. This is truly frowned upon in our industry by professionals, and we have a term for it- it's called "buying the listing"-. Agents that practice  this deceptive tactic assume that once you are under contract, they can always reduce the price to get your home sold. If they come in with a higher price than other agents do, they are more likely to obtain the listing- so the agent that tells you your home is worth the most may be trying to do ust that, or they may be too inexperienced to know better. Either way, you lose.
  • 3. Overpricing your home to leave room for negotiating. We all know most people want to try and negotiate. So that being the case, we should a cushion to the asking price so we will get more, right? WRONG. Typically homes in our area are selling for about 95 percent  of the asking price. When you get your market analysis from yoru agent, this infrmation should be included. Adding more to your asking price only puts your home in the next price bracket, where your home will not be able to compete with the other that are fairly priced. Your home just appears overpriced, and you lose valuable market time, and the ability to get even market price for your home by doing this. Even if a buyer does come to see your overpriced home, they   will not place an offer on a home that is priced too high, because contrary to what you might think , they really don't want to submit a lowball offer.
  • 4. Basing your asking price on what you need out of the sale in order to purchase your next home. Buyers determine market value. Just because you need "X" amount to putchase your next home, or to walk away from your home without owing the bank anything unfortunately  has no bearing on the price that a buyer will pay for it.  
  • 5. Choosing the wrong agent to sell your home. There are many reasons that your agent could not be the best agent to sell your home.  First and foremost, make sure you hire a Realtor and not just a real estate agent. A Realtor subscribes to a strict code of ethics. There are plenty to choose from, so make that a requirement right from the get-go. You should have the authority to approve the marketing materials that your agent creates on your behalf. If you are not happy with something, it should be addressed with your agent so that it can be fixed.
  • I cannot tell you how many times that I have been to a sellers home after theior listing expired and they never saw what theit actal MLS printout looked like, much less given the ability to okay it. That includes pictures, too. One of these days, agent siwll realize that photgraphng the corner of a room, is just really a picture of the cornetr of a room. Also focusing on the furnishing rather than the house itself is a no- no. Taking the time to move items as necessary for a photo shoot on the house, and returning the items to where they were should not ever be a big deal to anyone. When you see a picture of a kitchen that has too much on the counter, or magnets and papers all over the fridge, it spells laziness on the agent's part. The internet is powerful, the pictures must be as photogenic of your home as possible, to put it in the best light.
  • 7. "Hard selling" to your buyer as they are looking at your home. When an agent is showing your home to their buyer, resist "helping" that agent, and/or following them around your home. When you, as a seller,  point out all of your home improvements, and all of the features of your home, it makes you look desperate to sell. It's a major turn-off to buyers, and agents for that matter.  Buying a home can be very emotional for a buyer. They really need the time alone without you breathing down their neck at every move- whether you think you are doing that or not. Everyone has their own privacy limits. It's really best for you to be out of the house, or out of the way during home showings.


Every dollar counts when selling your home. Make your decisions wisely- the right agent make sall the difference for each of these common seller mistakes. and I just happen to know someone :)

Top Five Low Cost Landscaping Ideas for Sellers

You've probably heard how important curb appeal is when you're trying to sell your home. The first thing buyers look at when they pull up to your home is the big picture -- the house, the yard, the trees, the flowers.

It's the impression that counts, and all it takes is one thing to ruin the effect -- a cracked walkway, dead branches in the trees, leggy bushes.

As you look around at all the things you need to fix or update to sell your home, it can be overwhelming. Many sellers struggle with the costs, the decisions, and the time it takes to market their homes. Since most landscaping isn't permanent, you may think it's not as important as other projects that need to be done, but you should strongly consider putting it in the marketing budget.

You can do some of the work yourself or you can get help. But here are five jobs you can do that help you make the most of your home's drive-up appeal.

1. Get rid of anything dead. Dead leaves, flowers, and trees do nothing for your curb appeal. Snip it, rake it and bag it. As you finish, you'll see blank areas. Fill these in with fresh flowers, small bushes, potted plants or yard art. No Gnomes or flamingoes need apply.

2. Cut and weed the grass. If you mow your own lawn, make sure it's freshly mowed every week. Pull or spray weeds so the texture of the grass will be more pleasing.

3. Replace or hide leggy bushes. Nothing makes a front entry look more dated than bushes with longer legs than torsos. Pull them out and replace them, or if it's more expedient, plant boxwoods or other small bushes in front. You can also cover a lot of blank areas with mulch, wood chips or gravel.

4. Improve both hardscapes and softscapes. Decorative stone, tile, brick, concrete or wood can add a lot of appeal to the softer elements such as flowers, plants, grasses and ground cover. Landscaping doesn't have to end at the porch. Bring color and vitality to the entry with potted plants and flowers.

5. Light the way. Landscape lighting doesn't have to be expensive. Lanterns to line the walk, or the occasional uplight for the trees can have a glamorous effect on the exterior of your home. Lighting provides security as well as spotlights what you want to call attention to -- a beautiful tree, a flower bed or an architectural element of the house.
If you're not sure where to begin, go to your local supply with a sketch or photo of your home and ask for ideas. Explain that you're selling your home and you need help with curb appeal. You may get a lot of free advice that's really helpful.
