Connecticut Financing Update and Today's Mortgage Rates 10/19/2012

The weather is starting to get cold but it's still a perfect time to purchase a home and/or refinance your existing mortgages.  Mortgage Backed Securities are up +5/32 (FNMA 30-year 3.0 at 104.12), which is about 3/32 lower than yesterday at this time. Unfavorable repricing took place yesterday. Early investors may have priced at a range of levels from +2/32 to +7/32. Weak US earnings have pushed stocks lower and lifted MBS this morning.  Great housing start numbers yesterday started a slight increase in rates.  Interest rates have increased about a 0.25 or so across the board since last week.

Conventional 30 year fixed          3.625%                 APR 3.678%

Conventional 15 year fixed          2.75%                  APR 2.838%

Conventional 5/1 ARM                3.00%                  APR 3.049%

Conventional 7/1 ARM                3.25%                  APR 3.301%

The above rates are based on a loan amount of $417,000 for a single family home, a borrower’s middle credit score of 740 and a 20% down payment.

Is it Possible to Buy a Home After a Short Sale in Connecticut?

Connecticut Financing Update and Today's Mortgage Rates 10/13/12

The weather is starting to get cold but it's still a perfect time to purchase a home and/or refinance your existing mortgages.  There are no major real estate financing news to share today.  Mortgage-backed securities are unchanged from yesterday's closing levels (FNMA 30-year 3.0 at 105.10), which is about 9/32 higher than yesterday at this time. Favorable repricing took place yesterday. Early investors may have priced at lower levels. Mixed inflation data had little impact this morning. Currently, the 10 year yield is at 1.67%.

Today's Mortgage Rates

Conventional 30 year fixed          3.375%                 APR 3.428%

Conventional 15 year fixed          2.875%                 APR 2.968%

Conventional 5/1 ARM                2.75%                  APR 2.80%

Conventional 7/1 ARM                2.875%                APR 2.925%

Connecticut Financing Update and Today's Mortgage Rates 9/21/2012

There was  little news and no new data today, and the markets provided little direction this morning, although it still looks like a perfect time to purchase a home and/or refinance your existing mortgage(s). Spain and the European Commission are in discussions about bond purchase reforms that could potentially lead to a bailout, but that is all speculation at this point. However, conflicting reports indicated that Spain and Italy will not voluntarily seek a bailout unless their hand is forced by a spike in debt yields.   Currently, the 10 year yield is at 1.774% and mortgages are slightly better than yesterday morning.

Conventional 30 year fixed          3.5%                      APR 3.546%

Conventional 15 year fixed          2.875%                 APR 2.956%

Conventional 5/1 ARM                  2.5%                      APR 3.036%

Conventional 7/1 ARM                  2.75%                    APR 3.065%

Connecticut Financing Update and Today's Mortgage Rates 9/17/2012

Looks like a perfect time to purchase a home and/or refinance your existing mortgages.  Treasury prices are lower this morning as markets are giving back some of yesterday's gains. Yesterday the Federal Open Market Committee statement was a major market mover.  On top of promising to keep interest rates at "exceptionally low levels" until mid-2015, the Fed will buy at least $40 billion a month in mortgage-backed securities to ensure that rates stay low.  The US economic calendar remains busy today with data that has not disappointed on consumer prices, retail sales, industrial production, and consumer sentiment.  Retail sales in the U.S. increased by 0.9% in August, the most in six months, boosted by demand for autos and higher gasoline prices, as well as back-to-school sales. U.S. consumer prices increased by 0.6% in August, in line with economists' expectations.  Excluding food and energy costs, which tend to be volatile, the core price index rose 0.1%, slightly below the 0.2% increase economists had expected.  Industrial production fell 1.2% in August, its biggest monthly percentage drop in more than three years, in part because of Hurricane Isaac but also because of a big drop in car output.  And finally, Consumer sentiment climbed higher in September to 79.2, the highest level since May. Economists had expected the index to decline to 73.5 from the final August reading of 74.3. Currently, the 10 year yield is at 1.796% and mortgages are roughly an 0.125 to 0.25 worse in price from yesterday morning.
