Buying a Home in Fairfield County CT is 40 Percent Cheaper Than Renting.

That's according to Chief Economist Jed Kolko at Trulia, where they conducted in-depth research on the matter and compared cost of renting vs. cost of owning in 100 major metro areas.

Trulia based their analysis on asking prices and rents during the summer of 2012, and have found that buying is now 45% cheaper than renting in the 100 largest U.S. metros, on average –  which would equate to a savings of over $770 per month. In Fairfield County, the difference averages $1,172 per month in saviings when you buy instead of rent.

When you buy a home, you can literally save hundreds of dollars a month as opposed to  renting. If you can manage to take advantage of today's low mortgage rates, live in the house for at least seven years, and remember to  itemize your tax deductions. Read the full article from Trulia here.

Is a Property Tax Revaluation Coming to Your Connecticut Town?

Each of Connecticut's 169 towns and cities are mandated to perform a revaluation of your home every five years. That's when the town re-assesses your home's value.

The reason and purpose for a reassessment is to ensure that all properties are assessed fairly at a "uniform" level of assessment. The assessor reviews recent property sales and other indicators, and then reviews the assessments in order to determine whether individual revaluations should be increased, decreased or remain where they are.

Remember, the town's tax assessor, or outside assessors representative may not always ask to gain access to your home, and you will get notification of your re-assessment, as well as the opportunity to challenge it if you think it is too high.

As a note: A "reval" (ree-val) does not necessarily mean that your taxes are going to go up significantly. Sometimes, the reval causes your property taxes to go down.

Scheduled revals in 2012 are Ansonia, Newtown, Norwalk,  Redding, and Wilton

...and in 2013 are Darien and Weston.

Connecticut Financing Update and Today's Mortgage Rates 9/8/12

The rates are still looking good even though they have been on the rise in the past two weeks and it looks like a perfect time to purchase a home and/or refinance your existing mortgages.  Treasuries and mortgages rally this morning after the jobs numbers disappoint creating demand for safer assets.   Total non farm payrolls increased by 96,000, considerably lower than the 130,000 economists had expected. The Labor Department also revised down job growth for the past two months by 41,000. In July, it revised job growth down to 141,000.  The unemployment rate declined to 8.1% in August from 8.3% in the previous month, but the drop was due to a smaller labor force. The lackluster jobs report could force the Fed to react in their next meeting and implement QE3.  The Fed meets next Wednesday and releases their statement on Thursday.  Currently the 10yr yield is at 1.616% and mortgages are roughly 0.375 better in price from yesterday morning.
