Connecticut Financing Update and Today's Mortgage Rates 1/19/2013

Very exciting news came out this week that foreclosures in 2012 were stable compared to recent years and annual home prices rose largest since 2006.  The real estate market is extremely hot and most homes are going asking price or above listing prices.  There are bidding/offering wars going on across Fairfield County with a bunch of my existing clients.  The interest rate market has been extremely volatile as well.  It’s one scary roller coaster ride with rates up two days in a row and then down two days in a row.  Rates are still very low even though they are not at historic lows that we saw in recent months.  My recommendation is to let rates float until you are about 15 days away from closing so that you get the best interest rate available to you.

Today's Mortgage Rates

Conventional 30 year fixed          3.625%                APR 3.68%

Conventional 15 year fixed          3%                      APR 3.082%

Conventional 5/1 ARM                3.375%                APR 2.831%

Conventional 7/1 ARM                3.25%                  APR 2.787%

Connecticut Financing Update and Today's Mortgage Rates 1/5/2013

Rates are up sharply compared to last Friday due to the fiscal cliff bailout the country received in the 11th hour when Democrats and Republicans made a decision.  It’s very difficult to see where rates are going to be this time next week as the market is very volatile.  MBS are down -1/32 (FNMA 30-yr 3.0 at 103.30), around 24/32 lower than yesterday at this time. Unfavorable re-pricing took place yesterday. Early investors may have priced at much lower levels. It has been an extremely volatile morning following the release of the Employment report.  Please keep a close eye on the market this coming couple of weeks in order to see if an upward trend is going to continue or will this 0.25 jump in rates will bounce back to numbers we have been seeing in the past few months.

Conventional 15 year fixed          3.00%                 APR 3.094%

Conventional 5/1 ARM                3.75%                 APR 3.196%

Extension Cord Safety Tips for Connecticut Homeowners and Renters

Extension cords are a convenient way to bring power to electrical devices. Used without proper caution, however, they can become a fire hazard and pose a risk to your personal safety. Follow these tips to help keep your home safe:

Selecting extension cords
•    Purchase only cords that have been approved by an independent testing laboratory.
•    For outdoor projects, use only extension cords marked for outdoor use.
•    Read the instructions (if available) for information about the cord’s correct use and the amount of power it draws when running.
•    Select cords that are rated to handle the wattage of the devices with which they’ll be used. A cord’s gauge indicates its size: The smaller the number, the larger the wire and the more electrical current the cord can safely handle.
•    Also consider the length you’ll need. Longer cords can’t handle as much current as shorter cords of the same gauge.
•    Choose cords with polarized or three-prong plugs.
•    For use with larger appliances, thick, round, low-gauge extension cords are best. For smaller appliances and electronics, you can use thin or flat cords.


Using extension cords
•    Never remove an extension cord’s grounding pin in order to fit it into a two-prong outlet.
•    Avoid powering multiple appliances with one cord.
•    Never use indoor extension cords outdoors.
•    Don’t plug multiple cords together.
•    Don’t run extension cords under rugs or furniture.
•    Never tape extension cords to floors or attach them to surfaces with staples or nails.
•    Don’t bend or coil cords when they’re in use.
•    Cover unused cord receptacles with childproof covers.
•    Stop using extension cords that feel hot to the touch.


Caring for extension cords
•    Always store cords indoors.
•    Unplug extension cords when they’re not in use.
•    Throw away damaged cords.
•    Pull the plug—not the cord—when disconnecting from the outlet.


And remember that extension cords are intended as temporary wiring solutions. If you find you’re using them on a permanent basis, consider updating your home’s electrical system.
