Fairfield CT Weekly Housing and Real Estate Report for 8/6/2013

FAIRFIELD CT HOMES: There are currently 390 homes that are actively on the market, and the median list price in Fairfield is now $809,500. These homes have been available an average of 114 days, with  an *average cumulative market time of 189 days, and are listed at an average price of $1,231,582. The highest priced home for sale in town is listed at $11,900,000 and the lowest priced available single family home is $190,000.

Twenty-three new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 28 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 20 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $865,310.


TOWNWIDE DEPOSITS:  There are 70 homes currently in CTS status, and an additional 100 properties that are scheduled to close with an average price of $987,240.

CLOSINGS: Thirty-nine properties were reported as sold this past week, and they had an average list price of $706,938 with an average market time of 80 days. There were 192 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $447,450.  These properties have been listed an average of 111 days, with a cumulative market time of 179 days, and have an average price of $570,683. The highest list price for a condo in town is $2,990,000 and the lowest priced condominium available is $159,000.

Two  new listings came on the market this week, and one home came back on the market after being under deposit. Four properties had a price change. In the last week, two properties went into CTS status, and no properties  went into pending status.

TOWNWIDE DEPOSITS: There are 12 properties in the  initial stage of deposit, and an additional six properties scheduled to close, and their average price is $452,517.

CLOSINGS: Four properties were reported as closed in the last week, and were listed on average at $668,475. There were 15 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 86 homes or apartments available. The median monthly price is $2,600 and the average price is $3,631 per month. These year round rental opportunities have been on the market an average of 41 days.

There are seven seasonal or summer rentals available throughout Fairfield that have been on the market an average of 63 days, and at an average price of $18,414.  The median price of both furnished and unfurnished seasonal rentals is $6,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
