Trumbull CT - Weekly Real Estate Market Statistics Report - August 23, 2011

TRUMBULL CT HOMES: As of this morning, there are 232 homes actively on the market for  89 days and are listed at an average of $441,602. The median list price in Trumbull remains at  $374,900. The highest priced home in town is listed at $1,195,000 and the lowest priced home is available at $165,000.

This week, we saw four new listings come on the market, and one home that came back on the market after being under deposit.  There were ten properties that had a price change. There were four properties that went under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS:  There were five properties that sold this past week. Their average list price was $420,920 and these homes were on the market an average of  114 days. There were 42 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $339,900.  The 32 condominiums that are available have been  listed an average of 86 days, and have an average price of $374,219.  The highest priced condo in Trumbull is listed at $569,900. Th elowest priced home is $131,937.

One new listing  came on the market this week, and no homes came back on the market after being under deposit. No condominiums had a price change. In the last week, no condominiums went into CTS status, and one property went into pending status. CLOSINGS: There were three properties that closed in the last week and were listed at an average price of $316,267. They were  on the market for  315 days before they sold. .There were eight status changes for the week. .

RENTALS: If you are looking for a rent in town, there are 20 homes or apartments available, and they are listed at average price of $2,462 per month. These homes have been on the market approximately 26 days. The median price for a rental is $2,200 per month.

Trumbull CT - Weekly Real Estate Market Statistics Report - August 16, 2011

TRUMBULL CT HOMES: As of this morning, there are 240 homes actively on the market for  84 days and are listed at an average of $445,073. The median list price in Trumbull dropped slightly this past week to $374,900. The highest priced home in town is listed at $1,195,000 and the lowest priced home is available at $165,000.

This week, we saw seven new listings come on the market, and two homes that came back on the market after being under deposit.  There were 15 properties that had a price change. There were six properties that went under the initial deposit stage, which we call CTS, and six properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS:  There were six properties that sold this past week. Their average list price was $414,033 and these homes were on the market an average of  86 days. There were 55 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $334,900.  The 33 condominiums that are available have been  listed an average of 91 days, and have an average price of $375,422.  The highest priced condo in Trumbull is listed at $569,900.

Four new listings  came on the market this week, and no homes came back on the market after being under deposit. No condominiums had a price change. In the last week, no condominiums went into CTS status, and no properties went into pending status. CLOSINGS: There were two properties that closed in the last week and were listed at an average price of $254,000. They were  on the market for  73 days before they sold. .There were seven status changes for the week. .

RENTALS: If you are looking for a rent in town, there are 18 homes or apartments available, and they are listed at average price of $2,525 per month. These homes have been on the market approximately 24 days. The median price for a rental is $2,325 per month.

TRUMBULL CT HOMES: As of this morning, there are 242 homes actively on the market for  84 days and are listed at an average of $448,031. The median list price in Trumbull is $379,900. The highest priced home in town is listed at $1,195,000 and the lowest priced home is available at $165,000.

This week, we saw 11 new listings come on the market, and no homes that came back on the market after being under deposit.  There were 18 properties that had a price change. There was one property that went under the initial deposit stage, which we call CTS, and three properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: Another solid week for closings! There were twelve properties that sold this past week, but I do see a minor slow down in closings in the coming weeks. The average list price was $381,517 and these homes were on the market an average of  76 days. There were 57 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $334,950.  The 29 condominiums that are available have been  listed an average of 96 days, and have an average price of $379,265.  The highest priced condo in Trumbull is listed at $569,900 and the lowest priced condo for sale is listed at $334,900.

Five new listings  came on the market this week, adn two came back on the markeet after being under deposit. No condominiums had a price change. In the last week, no condominiums went into CTS status, and two properties went into pending status. CLOSINGS: There were two properties that closed in the last week and were listed at an average price of $250,479. They were  on the market for  36 days before they sold. .There were 11 status changes for the week. .

RENTALS: If you are looking for a rent in town, there are 13 homes or apartments available, and they are listed at average price of $2,469 per month. These homes have been on the market approximately 21 days. The median price for a rental is $2,325 per month.

Trumbull CT Real Estate Market Conditions as of July 2011- The Year in Review

Trumbull's real estate market has gained significant ground in the last few months, although it has not yet attained last year's number for this time period. We are watching it closely week by week. The numbers over the last few months come as no surprise, as the weekly movement is quite evident. after  it was virtually non-existent three to six months ago . Trumbull's absorption rate is now one of the best in our immediate area. Go Trumbull!

There are currently 234 single family homes on the market through our MLS system ( GFC-CMLS  ) According to the MLS, there have been 92 sales reported during the last three months with a median list price of $399,950 and a median sales price of $363,000. The sales price to list price ratio is 95.98 percent. The monthly absorption rate is 30.67 and there is a 7.63 month supply of housing inventory. Average Market Time for listings during this period is 75 days, and the average market time for the sales reported during this period was 59 days.

Compared to the prior 4-6 months: There were 204 single family homes on the market through our MLS system ( GFC-CMLS  ) According to the MLS, there were 143 sales reported during this period with a median list price of $399,000 and a median sales price of $354,000. The sales price to list price ratio  during this period was 95.60 percent. The monthly absorption rate during this time was 14.33 and there was a 14.23 month supply of housing inventory. Average Market Time for listings during this period is 126 days, and the average market time for the sales reported during this period was 116 days.

The prior 7-12 months statistics show that there were 177 single family homes on the market through our MLS system ( GFC-CMLS  ) According to the MLS, there were 115 sales reported during this period with a median list price of $405,900 and a median sales price of $395,000. The sales price to list price ratio  during this period was 96.52 percent. The monthly absorption rate during this time was 19.17 and there was a 9.23 month supply of housing inventory .Average Market Time for listings during this period is 160  days, and the average market time for the sales reported during this period was 82 days.

Market Conditions: The Listing count is a representation of the last day of a  particular time period
1.Months Supply - The number of months it will take to deplete the inventory at the current rate of sales. In Trumbull, a neutral market  would  be indicated by anywhere from 6-7 months, dependent upon additional conditions.
2. Absorption - Quoted as a per month figure. The average number of sales in any given time period (e.g., 90 sales in a 3 month period would mean an absorption rate of 30 per month)
3. Sales - The amount of reported  sales in the given time period.

Median Sales Price and List Price-
1. Median List Price compared to Median Sales Price. This may not  coincide with the quoted Sales Price to List Price ratios, as that takes into account average pricing, as opposed to Median List and Sale Pricing.

Trumbull CT - Weekly Real Estate Market Statistics Report - July 26, 2011

TRUMBULL CT HOMES:  There is life in Trumbull! The market here has been slow most of the year, but has finally started to pick up as of a few weeks ago. Let's hope it continues. As of this morning, there are 230 homes actively on the market for  84 days and are listed at an average of $456,775. The median list price in Trumbull is $384,700. The highest priced home in town is listed at $1,249,900 and the lowest priced home is available at $165,000. There are 81 homes available intown between 300-400k.

This week, we saw seven new listings come on the market, and two homes that came back on the market after being under deposit.  There were ten properties that had a price change. There were seven properties that have gone under the initial deposit stage, which we call CTS, and ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: Another solid week for closings. There were nine properties that sold this past week. The average list price was $449,744 and these homes were on the market an average of  70 days. There were 51 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $320,950.  The 25 condominiums that are available have been  listed an average of 112 days, and have an average price of $366,591.  The highest priced condo in Trumbull is listed at $569,900 and the lowest priced condo for sale is listed at $209,900.

One new listing  came on the market this week. One condominium had a price change. In the last week, one condominium went into CTS status, and no properties went into pending status. CLOSINGS: There was one property that closed in the last week and was listed at $354,900. It was on the market for 434 days before it sold. .There were five status changes for the week. .

RENTALS: If you are looking for a rent in town, there are 12 homes or apartments available, and they are listed at average price of $2,358 per month. These homes have been on the market approximately 32 days. The median price for a rental is $2,200 per month.
