Trumbull CT Real Estate Market Weekly Update November 29, 2011

TRUMBULL CT HOMES: As of this morning, there are 202 homes thar actively on the market for an average of 101 days and they are listed at an average price of $437,486. The median list price in Trumbull is $361,950. The highest priced home in town is listed at $1,149,000 and the lowest priced home is available at $149,900.

Three bedroom homes comprise just over 41 percent of the available inventory and are listed on average at $356,939. Forty-two percent of all single family homes for sale have four bedrooms, and their average list price is $500,958.

This week, we saw seven new listings come on the market. One home came back on the market after being under deposit. There were seven properties that had a price change. There were three properties that went under the initial deposit stage, which we call CTS, and two properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $509,950 and their average market time was 147 days.

TOWNWIDE PENDINGS: There are 27 properties scheduled to close, and their average price is $417,462.

CLOSINGS:  There were six properties that were reported as sold in this past week, The average list price was $388,767 and their average time on the market was 96 days. There were 33 status changes in the last week.

TRUMBULL CT CONDOS: The median price of the 24 condominiums that are available in Trumbull is $327,450. These homes  have been  listed an average of 141 days, and have an average price of $377,655. The highest priced condo in Trumbull is listed at $649,900. The lowest priced home is $131,937.

One new listing  came on the market this week, and no homes came back on the market after being under deposit. No condominiums had a price change. In the last week, no condominiums  went into CTS status, and one property went into pending status.

TOWNWIDE PENDINGS: There are two properties scheduled to close, and their average price is $299,450. Their average market time was 98 days.

CLOSINGS: There was one closing  reported in the last week, and it was listed at $359,900.. There were six status changes.

RENTALS: If you are looking for a rent in town, there are 20 homes or apartments available, and they are listed at average price of $2,337 per month. These homes have been on the market approximately 59 days. The median price for a rental is $2,100 per month.

The median list price in Trumbull is $363,900. The highest priced home in town is listed at $1,195,000 and the lowest priced home is available at $149,900.

This week, we saw two new listings come on the market. One home came back on the market after being under deposit.  There were six properties that had a price change. There were thirteen properties that went under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $431,175 and their average market time was 175 days.

TOWNWIDE PENDINGS: There are 30 properties scheduled to close, and their average price is $403,676. Their average market time was 98 days.

CLOSINGS:  There were eight properties that were reported as sold in this past week, The average list price was  $472,938 and their average time on the market was 154 days. There were 51 status changes in the last week.

This week, we saw seven new listings come on the market. Two homes came back on the market after being under deposit.  There were seven properties that had a price change. There were eight properties that went under the initial deposit stage, which we call CTS, and ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $370,650 and their average market time was 110 days.

TOWNWIDE PENDINGS: There are 33 properties scheduled to close, and their average price is $415,733. Their average market time was 117 days.

CLOSINGS:  There were four properties that were reported as sold in this past week, The average list price was  $329,225 and their average time on the market was 85 days. There were 48 status changes in the last week.

The median list price in Trumbull is up over $8,000 this week to $372,250. The highest priced home in town is listed at $1,195,000 and the lowest priced home is available at $149,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate: 10.85 months, and up just slightly from last week. The goal for a neutral market is six months.

This week, we saw six new listings come on the market. No homes came back on the market after being under deposit.  There were 12 properties that had a price change. There were four properties that went under the initial deposit stage, which we call CTS, and nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $361,278 and their average market time was 92 days.

CLOSINGS:  There were seven properties that were reported as sold in this past week, The average list price was  up again to $368,849 and their average time on the market was 49 days. There were 55 status changes in the last week.

TRUMBULL CT CONDOS: The median price of a condo in Trumbull is $322,450.  The 29 condominiums that are available have been  listed an average of 126 days, and have an average price of $362,450. The highest priced condo in Trumbull is listed at $564,900. The lowest priced home is $131,937.

CONDOMINIUM  INVENTORY based upon the current absorption rate: 12.43 months. We should look to the 6-7 month range here as a neutral market

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate: 10.71 mths, and up just slightly from last week. The goal for a neutral market is six months.

This week, we saw six new listings come on the market. No homes came back on the market after being under deposit.  There were ten properties that had a price change. There were five properties that went under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $249,950 and their average market time was 73 days.

CLOSINGS:  There were five properties that were reported as sold in this past week, The average list price was  up again to $363,889 and their average time on the market was 67 days. There were 41 status changes in the last week.
