Norwalk CT Housing and Real Estate Market Report Week of 9/14/14

BUYER/SELLER ACTION ALERT The market continues to be good here, and Norwalk is still enjoying a brisk pace for this time of year. There are now 322 homes that are on the market in Norwalk.

The currently available homes have been on the market an average of 114 days and have  a *cumulative market time of 149 days. They are listed at an average price of $953,822  and the median list price in Norwalk is currently at  $629,000.

The highest priced home for sale in the city is listed at $10,950,000 and the lowest priced home available is $154,900.

Twenty-six new listings came on the market this week, and seven homes came back on the market after being under deposit. There were 29 properties that had a price change. Fifteen properties have gone under the initial deposit stage, which we call CTS, and 24 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $992,229.

TOWNWIDE DEPOSITS: There are 61 homes under the initial stage of deposit (which we call CTS), and another 57 properties that are scheduled to close, with an  average price of $688,502.

CLOSINGS:  Fourteen single family homes were reported as sold in the last seven days. These homes had an average list price of $503,949 and were on the market an average of 100 days. There were 127 status changes in the last week.

NORWALK CT CONDOS: The 145 condominiums that are available in Norwalk are listed at an average price of $362.797 and have been on the market an average of 114 days, with a *cumulative market time of 167 days. The median price of a condo in Norwalk is now $289,900. The highest priced condominium for sale in the city is listed at $2,495,000 and the lowest priced condo/coop available is $19,000.

There were 14 new listings this week, and three homes came back on the market after being under deposit. There were six properties that had a price change. In the last week, eight properties went into CTS status, and nine properties went into pending status.

TOWNWIDE DEPOSITS: There are 31 properties in CTS status, and 35 pended properties scheduled to close. Their average price is $225,540.

CLOSINGS: There were five condominiums  reported as closed in the last week, and were listed on average at $291,799, and average market time was 89 days. There were 55 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 137 homes or apartments available. The median monthly price is $2,100 and the average price is $2,645 per month. These year round rental opportunities have been on the market an average of 36 days.

There are six seasonal rentals available at this time, and are listed on average at $4,858. The median price is $4,475,  and  average market  time is 36 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Housing and Real Estate Market Report Week of 6/23/14

BUYER/SELLER ACTION ALERT The Spring market is still here, and Norwalk is still enjoying a  brisk pace. There are now 342 homes that are on the market in Norwalk.

The currently available homes have been on the market an average of 94 days and have  a *cumulative market time of 133 days. They are listed at an average price of $1,022,099  and the median list price in Norwalk is currently at  $629,450.

 The highest priced home for sale in the city is listed at $10,950,000 and the lowest priced home available is $172,500.

Twenty-four new listings came on the market this week, and eight homes came back on the market after being under deposit. There were 35 properties that had a price change. Eighteen properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $494,073.

TOWNWIDE DEPOSITS: There are 87 homes under the initial stage of deposit (which we call CTS), and another 82 properties that are scheduled to close, with an  average price of $600,871.

CLOSINGS:  Twenty-three single family homes were reported as sold in the last seven days. These homes had an average list price of $503,370 and were on the market an average of 106 days. There were 129 status changes in the last week.

NORWALK CT CONDOS: The 166 condominiums that are available in Norwalk are listed at an average price of $327,855 and have been on the market an average of 83 days, with a *cumulative market time of 127 days. The median price of a condo in Norwalk is now $282,500. The highest priced condominium for sale in the city is listed at $2,495,000 and the lowest priced condo/coop available is $19,000.

There were 19 new listings this week, and one home came back on the market after being under deposit. There were 15 properties that had a price change. In the last week, five properties went into CTS status, and six properties went into pending status.

TOWNWIDE DEPOSITS: There are 30 properties in CTS status, and 43 pended properties scheduled to close. Their average price is $311,461.

CLOSINGS: There were six condominiums  reported as closed in the last week, and were listed on average at $223,583, and average market time was 173 days. There were 56 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are  95 homes or apartments available. The median monthly price is $1,975 and the average price is $2,481 per month. These year round rental opportunities have been on the market an average of 26 days.

There are five seasonal rentals available at this time, and are listed on average at $13,360. The median price is $12,000,  and  average market  time is 34 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.

Norwalk CT Housing and Real Estate Market Report Week of 4/28/14

BUYER/SELLER ACTION ALERT The Spring market is in full bloom, but these ratios are certain not to continue at this wonderfully brisk pace.   Inventory is not growing fast enough- There are just 288 homes that are on the market in Norwalk.

The currently available homes have been on the market an average of 89 days and have  a *cumulative market time of 137 days. They are listed at an average price of $998,823  and the median list price in Norwalk is currently at  $622,950.

 The highest priced home for sale in the city is listed at $10,950,000 and the lowest priced home available is $189,000.

Thirty-nine new listings came on the market this week, and five homes came back on the market after being under deposit. There were 24 properties that had a price change. Twenty-four properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $663,656.

TOWNWIDE DEPOSITS: There are 83 homes under the initial stage of deposit (which we call CTS), and another 82 properties that are scheduled to close, with an  average price of $627,474.

CLOSINGS:  Nine single family homes were reported as sold in the last seven days. These homes had an average list price of $449,311 and were on the market an average of 86 days. There were 113 status changes in the last week.

NORWALK CT CONDOS: The 139 condominiums that are available in Norwalk are listed at an average price of $352,524 and have been on the market an average of 81 days, with a *cumulative market time of 129 days. The median price of a condo in Norwalkis also up to $287,500. The highest priced condominium for sale in the city is listed at $2,495,000 and the lowest priced condo available is $19,000.

There were 20 new listings this week, and two homes came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, 13 properties went into CTS status, and six properties went into pending status.

TOWNWIDE DEPOSITS: There are 41 properties in CTS status, and 32 pended properties scheduled to close. Their average price is $262,925.

CLOSINGS: There were eight condominiums  reported as closed in the last week, and were listed on average at $281,950, and average market time was 88 days. There were 65 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are  98 homes or apartments available. The median monthly price is $1,800 and the average price is $2,209 per month. These year round rental opportunities have been on the market an average of 40 days.

There are two seasonal rentals available at this time, and are listed on average at $5,100. The median price is $5,100,  and  average market  time is 9 days.  PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures.
