Norwalk CT Real Estate Market Weekly Statistics Report - July 5, 2011

NORWALK CT HOMES: The median list price in Norwalk  is $451,250.  As of this morning, there are 480  homes actively on the market  constituting a one week drop in inventory by three percent. These home have been on the market an average of 102 days and are listed at an average of $771,046.

The highest priced home for sale in the city is listed at $5,975,000 and the lowest priced home available is $95,000. The most active price range in Norwalk is between five and six hundred thousand dollars.

Fourteen  new listings came on the market this week, and no homes  came back on the market after being under deposit.  There were  19  properties that had a price change. This week, ten  properties have gone under the initial deposit stage, which we call CTS, and 11 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS:  Twenty-five single family homes sold this past  week, which is more than last week, and nearly double of that which sold the week before! These homes had an average price of $791,228, and  were on the market an average of 122 days. There were 100 status changes in the last week.

NORWALK CT CONDOS:  The 283 condominiums that are available in Norwalk have been  listed an average price of $305,682 and have been on the market an average of 126 days, although the median price of a condo in Norwalk is fairly consistent at $234,450. There are 59 condos in the the city listed between $200,000 and $250,000.

The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $49,500.

There were five new listings, and no homes came back on the market. There were nine properties that had a price change. In the last week, eight properties went into CTS status,  and  four  properties went into pending status. CLOSINGS:  There were five condominiums that closed in the last week at an average price of $232,380 and they were on the market an average of 74  days. There were 43 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 117 homes or apartments available. The median monthly price is $1,662 and the average price is $2,581 per month. These year round rental opportunities have been on the market an average of 39 days.

There are just two seasonal rentals available throughout Norwalk, and they have been on the market an average of 70 days, and at an average price of $8,375. The median  price of both furnished and unfurnished seasonal rentals is also $8,375.

NORWALK CT HOMES: The median list price in Norwalk  is $450,700.  As of this morning, there are 493  homes actively on the market for  102 days and are listed at an average of $771,513.

The highest priced home for sale in the city is listed at $5,490,000 and the lowest priced home available is $149,900. The most active price range in Norwalk is between five and six hundred thousand dollars.

Fifteen  new listings came on the market this week, and two homes  came back on the market after being under deposit.  There were  25  properties that had a price change. This week, 11  properties have gone under the initial deposit stage, which we call CTS, and 14 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS:  Twenty-three single family homes sold this past  week, which is nearly double of that which sold the week before! These homes had an average price of $672,991, and  were on the market an average of 108 days. There were 102 status changes in the last week.

NORWALK CT CONDOS:  The 284 condominiums that are available in Norwalk have been  listed an average price of $303,729 and have been on the market an average of 123 days, although the median price of a condo in Norwalk is consistent at $232,250. The most active price range in the city is between $200,000 and $250,000.

The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $49,500.

There were nine new listings, and three homes came back on the market. There were seven properties that had a price change. In the last week, six properties went into CTS status,  and eight properties went into pending status. CLOSINGS:  There were eight condominiums that closed in the last week at an average price of $195,488 and they were on the market an average of 97 days. There were 55 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 113 homes or apartments available. The median monthly price is $1,675 and the average price is $2,534 per month. These year round rental opportunities have been on the market an average of 41 days.

There are just two seasonal rentals available throughout Norwalk, and they have been on the market an average of 63 days, and at an average price of $8,375. The median  price of both furnished and unfurnished seasonal rentals is also $8,375.

NORWALK CT HOMES: The median list price in Norwalk  is $452,000.  As of this morning, there are 492  homes actively on the market for  101 days and are listed at an average of $771,513. 

The highest priced home for sale in the city is listed at $5,490,000 and the lowest priced home available is $189,900. Three bedroomhomes comprise over 41 percent of the entire inventory available throughout the city, and their average price is $565,120.

Twenty-four new listings came on the market this week, including one home  came back on the market after being under deposit.  There were  26  properties that had a price change. This week, 14  properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: A total of twelve single family homes sold this past  week.These homes had an average price of $924,400, and  were on the market an average of 156 days. There were 112 status changes in the last week.

NORWALK CT CONDOS:  The 291 condominiums that are available in Norwalk have been  listed an average price of $307,164 and have been on the market an average of 121 days, although the median price of a condo in Norwalk is consistent at $229,450. Nearly 56 percent of all the condos available in Norwalk are two bedroom units, with an average list price of $303,829.

The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $49,500.

There were ten new listings, and one home came back on the market. There were 16 properties that had a price change. In the last week, four properties went into CTS status,  and seven  properties went into pending status. CLOSINGS:  There were seven condominiums that closed in the last week at an average price of $214,358 and they were on the market an average of 81 days. There were 52 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 108 homes or apartments available. The median monthly price is $1,747 and the average price is $2,514 per month. These year round rental opportunities have been on the market an average of 38 days.

Twelve  new listings came on the market this week, and one home  came back on the market after being under deposit.  There were  20  properties that had a price change. This week, 21 properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: A total of ten single family homes sold this past  week.These homes had an average price of $608,470, and  were on the market an average of 105 days. There were 107 status changes in the last week.

NORWALK CT CONDOS:  The 289 condominiums that are available in Norwalk have been  listed an average price of $306,036 and have been on the market an average of 123 days, although the median price of a condo in Norwalk is consistent at $229,450. The highest priced condominium for sale in the city is listed at $2,600,000 and the lowest priced condo available is $49,500.

CLOSINGS: A total of eight single family homes sold this past  week.These homes had an average price of $679,988, and  were on the market an average of 63 days. There were 116 status changes in the last week.
