What Makes Your Home More Attractive Than Others on the Market?

It's safe to say that most people know that an attractive home will sell quicker than one that does not have that adjective attached to it.

But, just to clarify, an "attractive" home for sale also refers to its condition, functionality,  ability to sell on a timely basis, and/or price, besides its aesthetics.

And speaking purely about aesthetics, beauty is indeed in the eye of the beholder. A google search for attractive homes came up with a number of contemporary properties,  a few vintage ones, some with pools and some without, just as an example. So even Google is undecided!

Here's what we do know:

The real estate market in Fairfield County is booming in some towns, while a bit sluggish in others, mostly due to a lack of sorely needed attractive inventory.  For example, Norwalk, Trumbull and Fairfield are bustling, especially in some price ranges; however Westport and Easton are not faring as well as these towns, comparatively speaking.

 

FIVE DETERMINING FACTORS OF YOUR HOME'S "ATTRACTIVE" QUOTIENT

1. Condition: Is the home  in good working order, and has it been maintained properly? Is it dated?

2. Aesthetics: A beautiful home inside and out priced incorrectly for the market will not sell, and is still unattractive in the marketplace.

3. Functionality: Has the home been personalized to such an extent that very few buyers will be able to see themselves living in it?

4. Ability to Sell on a Timely Basis: Short Sales and Foreclosures can be attractive to many buyers, but the length of time from offer o closing is much greater than other homes.

5. Price:  All of the above conditions can be made more attractive by pricing the home correctly.

So what does a lack of "attractive"  inventory mean for the market as it pertains to you?

If you are selling, or even considering selling, and can meet the attractive quotient, then now is a probably a VERY good time to get your home on the market, as you will get TOP dollar in today's market, rather then waiting for additional competition.

If you are buying a home, you  may get some of the best deals of the year that are out there RIGHT NOW, if you are willing to look past and be compensated for (by means of final selling price) one of the above conditions.

No matter what style your home is, and what amenities it has, it has to have a solid "Attractive Quotient", as well as a marketing plan with the right agent to find the perfect buyer who would appreciate it.
