Its a perfect time to purchase a home and/or refinance your existing home mortgages as rates are very appealing. MBS are down -4/32 (FNMA 30-yr 3.0 at 105.02), which is about 12/32 lower than yesterday at this time. Unfavorable re-pricing took place last week. Stronger than expected Employment data caused a decline in MBS prices this morning. Everyone is waiting to see what will happen with the fiscal cliff that is approaching us shortly. My personal recommendation is for everyone to start locking in rates for their home purchases or existing home loan refinancing if you are closing in the next week or so.

Conventional 15 year fixed 2.875% APR 2.853%
Conventional 5/1 ARM 3.00% APR 3.049%
Conventional 7/1 ARM 3.00% APR 3.057%
