Fairfield CT Weekly Real Estate Market Report 3/08/11

FAIRFIELD CT HOMES: It's been an outstanding week in Fairfield for real estate activity! And I thought last week was good! Lots of new inventory, and homes that have been on the market are selling! There are currently 383 homes on the market for an average of $1,168,364 that have been on the market 130 days. There were 24 new listings and no homes came back on the market after being under deposit.  15 Properties had a price change. In the last week, 13 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 9 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 15 properties that closed in the last week had an average price of $714,113 and were on the market an average of 149 days. There were a whopping 97  status changes in the last week.

FAIRFIELD CT CONDOS: There are currently 69 condominiums on the market listed at an average price  of $459,910 and they have been on the market  an average of 139 days. There were 6 new listings. 3 Properties had a price change. In the last week,  1 property went into CTS status,  and 4 properties went into pending status. 2 properties closed in the last week. They were listed at an average of  $312,400 and were on the market a total of 191 days. There were 21 status changes for the week.

There are currently 85 rental opportunities available in Fairfield CT at an average price of $4,439 per month, with an average market time of 66 days.





Fairfield CT Real Estate Sales Report for February 2011

There were 32 sales in Fairfield that were reported to the MLS.  The average List price was $716,513 and the average sale price was $680,247 and market time for these listings to sell was 130 days. On average, the sale price to list price ratio for sold listings was 94.5%

There were 5 condo sales in February. The average list price was $517,760 and the sale price was $490,700 representing a 94.9% list price to sale price ratio. Average market time for condo sales was 166 days.

There were 17 new listings and 2 homes came back on the market after being under deposit.  13 Properties had a price change. In the last week, 12 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 12 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 9 properties that closed in the last week had an average price of $875,633 and were on the market an average of 109 days. There were 82 status changes in the last week.

FAIRFIELD CT CONDOS: There are currently 67 condominiums on the market listed at an average price  of $468,203 and they have been on the market  an average of 154 days. There was 5 new listings. 2 Properties had a price change. In the last week,  no properties went into CTS status,  and no properties went into pending status. 1 property closed in the last week, was listed at $799,900 and was on the markt a total of 27 days. There were 15 status changes for the week.
